Property Ratings at Pacific Apartment Homes at Emerald
The good: 1 star because the property manager is a sweet nice lady but beware… The bad: We were made aware of possible plumbing issues prior to moving in but that maintenance would take care of it. Immediately using hot water in the kitchen sink clogged it. Maintenance repeatedly came with a special tool to unclog visible sediment that was stuck in our faucet. Disgusted, we were told we are the first unit that received water from the pipes that ran the entire building. As that made us feel any better to filter everyone’s water. Asked for the special tool to be left behind so we can unclog it as needed, told us to buy our own. Half of the sublevel parking was under renovation. We were told that all residents had covered parking and visitors parked along the walls. Due to the construction, we could temporarily park at a nearby church parking lot for a monthly fee. Little did we know the church parking lot was a free for all. Everyone in the neighborhood parked there, illegally. It got out of hand leaving no parking for paying residents. Empty tow threats were made by the church. The property manager just said find another empty spot. Why charge a monthly parking fee then? As we suspected, the construction of half the sublevel parking were not renovations but conversions to studio apartments. This was made apparent when they were all flooded mid-construction last year during our one rainstorm. New studio residents are going to be in for quite a surprise. Since the church parking lot was not temporary after all and horribly managed we asked for a parking spot in the available sublevel parking as many residents began to move out. Told it was given out based on seniority. There are only so many residents, it is obvious when you see a new car/new residents parking in the sublevel parking while the rest of us who have lived here longer and have “seniority” are left to deal with the circus of a parking lot at the church.
The owners are removed from the general needs of the tenants. The people they've chosen for management and operations are inaccessible, uninformed, and inexperienced. Transparency is non-existent. 1) We were never told of on-going construction (I wish I could upload a sound recording, because it's loud right outside my window). 2) We were shown parking on the premises. We do not have parking on the premises. Also, I pay $75 a month to have a parking spot for my car, since there is not adequate parking in the street for the number of residents in area. 3) Communication between technicians and management remains incommunicative. I have not had a working dishwasher for over two weeks. I'm concerned about the future of this complex. ADUs are being built (hint. hint. the construction) on one side of the building. I have doubts about the ability to accommodate the residents with enough parking. False advertising and lack of passion for residents has me disparaged as a resident.
The landscaping and kitchens look great. So does the outdoor gym.
I've lived here for 7 years in 2 separate units. From the moment me and my mother saw the grounds we were in awe of all the gorgeous and lush landscaping. Tall palm trees, lots of flowers and even a running bird bath welcome you into this home away from home property. All of our neighbors from all across the world live here. Everyone has been nice, fun and some have even become friends. While the complex is a bit old, the updates to the units are pretty modern. We have travertine tile, new windows (coming soon), nice patios and balconies, plenty of cabinet space, nice size closets, spacious bathrooms and a newly installed grill next to the very nice pool. The biggest issue with this complex throughout our stay here has been the plumbing. We do realize the building is old, so the pipes and the way they run can be an issue if we have too much heavy and consistent rain or if the pipes aren't flushed out every few months. Every time there has been an issue with plumbing the manager on site (who is one of the nicest on site managers I've ever met) gets it taken care of really fast. We have never had to leave our unit and stay overnight somewhere to have the issue fixed. So that alone, helps put everyone at ease when/if the issue does arise. The location of the property is PERFECT in the Southbay. I work near the Southbay Galleria so bus lines and even just driving is within minutes of the complex. And we are literally down the street from Del Amo Mall, which is one of the best malls in the country! Whether you go North or South, there are plenty of eateries for everything you crave. The award winning Little Company of Mary is near by as well. The schools in the area are all highly valued. It's easy to see why we have lived here for 7 years. Some may say the rent is a little high but you definitely get what you pay for in the Southbay area. Park Emerald Apartments is worth the rent and then some. Always quiet, even on Friday and Saturday nights. During the summer the pool and common area is buzzing with bbqs and kids having fun, but nobody is ever out there too late nor too loud. And with the security of it being a gated complex, as long as we've been here, there hasn't been a break in or any other incidents that made me uncomfortable for my safety. Peace of mind is key where you live. Park Emerald Apartments is definitely a peaceful and relaxing place to live after a long day of dealing with the outside world.
