Costa Mesa is nestled between Huntington Beach and Newport Beach, each boasting sandy shorelines along the Pacific Coast. Though Costa Mesa is not directly on the water, the city still offers beautiful views and nearby beaches. Downtown Costa Mesa is the city’s lively commercial district in Orange County, situated about 43 miles southeast of Downtown Los Angeles.
Charming local restaurants, shops, and community parks reside in and around town. Lions Park sits in the center of the neighborhood nearing State Route 55, offering an aquatic center, playground, and baseball field for community use.
Enjoy pristine oceanfront views from nearby West Newport Park along CA-1, or travel a little farther south to reach Newport Beach Pier. This scenic fishing spot has spectacular ocean and beachfront views near an abundance of local restaurants and shops.

Property Ratings at Pacific Park
My partner and I have lived here for over 3 years, the roofing is falling apart on all the buildings, there is mold, and the neighborhood is getting really unsafe. The laundry facilities are extremely run down and dirty with machines breaking constantly, and maintenance takes forever to respond to service requests, the office rarely answers the phone. Find someplace else to live.
Writing a long overdue positive review for Hortencia, the manager on-site. She is so attentive to her residents and always positive and friendly. With 2020 taking a turn for everyone, Pacific Park made it a much more convenient time than a lot of other places seem to have. I enjoy this community and it’s priced well. With 2 laundry rooms onsite, a beautiful fountain / sanctuary area to relax or meditate- along with less than 2 miles to the beach. Can’t complain!
Our moving experience was smooth and easy. Management( Hortencia) was so helpful and went out of her way to get us moved in fast. Also, with the whole pandemic going on the move in special was so helpful. We love our place!!!!!
The gym has been broken for over 5 years, nothing in the gym works. Management is the worst, they do nothing to help with excessive noise complaints.
If you are late by 3 days $75 after 6 days you must pay their lawyer fees that first time adds up to around $1600 and your rent on top of it. The pool has been a dark greyish blk and unusable for going on four years it's basically a swamp. They just dump tons of bleach in it. Expect nothing as far as keeping up your apt. everything will be at your expense. They have a team of lawyers that do most of the work here. The Mayor of Costa Mesa should understand what happens here. On top of it, all everything has been degrading for some time now and they just raised the rent another $100. You live next to the loudest neighborhood in town on Shalamar several times a week a loud amplified party with bass that will bounce the things on your walls. Solicitors are at your door everyday, even though they say they don't allow it. It is not what they think they deserve at "current rate" way too much for what you get. The worker is all very nice but they must do what the owners want and they will make it very evident that you will be a big loser at some point here. OH, you are also likely to have your car towed in here as well they have an arrangement with a towing company. They put sweet people in the office to hid the fact that they are demonic monsters of greed. There is so much more to say about my experience here. You will have the same carpet as long as you stay, ten years they say now and send in a really bad carpet cleaner that leaves the carpet soaked and still dirty. You have to do your own if you want it correct.
