Property Ratings at Padonia Village Apartments
I lived in Padonia Village for just under 2 years (10mo lease + 1yr lease) and only had a pet in the apartment for the last 9 months of living there. The location of Padonia Village and its amenities are great. The buildings are decent but could definitely be better managed when taking into account the cost of rent. I now live in a 2BR/2BA apartment and pay less than Padonia Village for much of the same amenities and so far, way less headache. STAFF: The maintenance staff is attentive and friendly. The office staff, however, is extremely unhelpful and they couldn't care less about their tenants. In my time living at PV, the only positive interactions I had with the staff in the office was when they wanted me to sign a lease. Other than that, it was painful and unpleasant experiences every time. PETS: When you request to have a pet, you pay a $250 pet "fee" that is basically a scam and their way of "allowing" you to have a pet in your apartment that you are already paying for (quote from office staff). The "dog park" is small, and has obstacle course things that take up most of the space. Not ideal for most dogs who just want to run and play. APARTMENT TRANSFER: We actually did not want to leave PV because of the location, however, because of the pandemic, 2 people working from home in a 1BR apartment was not feasible. To transfer apartments more than 1 week out of your lease ending, you are charged tons of fees, a new deposit, etc. Definitely beware of this. They were not even a little bit flexible amid the pandemic so that should be a big red flag. MOVE-OUT: Upon moving out of the apartment, we were charged for replacing a carpet after living in the apartment for less than 2 years. We were also charged for bio-washing to which they said was due to "pet urine." The bio-washing was eventually taken off of the bill after I called them out stating that it is impossible as my dog is 5 years old. This seemed to be more of them trying to get additional money out of us than anything due to how quickly this was taken off of the bill. OVERALL: I am only giving 2 stars because of the maintenance team, location, and amenities (gym + pool) -- without those things, it would be 1 star. I 10/10 would NOT recommend Padonia Village unless you want to be constantly taken advantage of at every single turn and have to put up a fight to get any type of action for things that should not be complicated.
This apartment will add hidden fees without letting the resident know. The management is horrible they are very rude and will not speak to you unless it is in regards to money. When we first moved in the apartment was a complete mess. Walls were cracked and weren’t taken care of. The fridge was broken and didn’t work. The toilet was broken too. We also had a maintenance man use our bathroom And made a total mess but we let it slide. We lived there for three years and they have no care for customer/resident loyalty. I would not recommend this apartment to anyone. When it came time for me to move out they said I have to pay for the carpet? Apperently this apartment will charge you for carpet depreciation fee. It is ridiculous.
Do not move here. First, throughout our 15 month lease we dealt with roaches, even after they did 2 exterminations (which requires us to essentially pack up a majority of our apartment to conduct). Faulty wiring with cheap finishes (I.e. couldn’t run the washer and drier at the same time). USE CAUTION if moving in with pets. We have a 2.5 year old dog who is potty trained, but was blindsided by a move-out statement charging us to replace the entire 983 sq. Ft apartment carpet due to “some pet urine”. Our dog had ONE small accident (excited peed) on the living room carpet, and somehow that equates to replacing an entire apartment carpet for over $700. We were not allowed to be shown the photos of the carpet destruction due to “the contractors policy”. Renters with pets beware because apparently a pet accident or two is considered more than normal damage in a pet friendly complex.

They have roaches like food period the y refuse to admit they have a problem and instead the management just puts a bandage on such a larger problem then pulling your kitchen apartment for a Orkin treatment that is just a temporary fix while they have a room inside of your apt building they house food trash in open container for rodent,roaches and anything else to just multiply and feed off in return enter into each apartment and just keep laying eggs it just horrible you can’t make this up this Corp who owns this is has to be held accountable and future residents need to be aware this apt is a discussing roach infested mess period that alone Is just frightening reaching are saying goodnight and good morning literally

This complex has at three courts that’s was never designed for each apartment to be able to park were you live in other words great development if you don’t mind parking at least 500 ft or more from yr apartment and if you have a job or outside life you have to be in by 5 pm or else no parking so if thinking of renting safety isssues and once it dark remember visit development after 6 pm and you will see for yrself

There are roachs in the apartment are over the place. I would not live here. Been reported several time and they can’t get rid of them. They don’t care. Except to collect your rent money every month. It does not matter how long you have been there. Think hard if you want to live there with extra company with roachs !!!

This complex does not have dumpsters which is we’re trash is suppose to be outside instead it goes in yr laundry room and the smell along with waste tripping on carpet when they take out to curb now to know trash brings rodents and roaches Orkin is at this apts more then cable company now they have the nerve to allow pets of all sizes Poop is every we’re thus used to be a well respected complex but they have really went down it nasty not to add very over crowded

Worst tenant experience I've ever had with this corporation. They're currently renovating my apartment to install washers and dryers (not optional and there are already community washer and dryers in the building) and expecting me to pay full rent when contractors have full access to the apartment and just walk in and drill, bang, etc anytime of the day. I'm a nurse so my apartment is taken over by contractors every weekday where I would otherwise be using the space I PAY for. Entire apartment covered in saw dust and dry wall particulate, including the kitchen which makes it unsafe for use for it's only purpose: food prep. Entry way is only wood framing, linoleum torn up with exposed concrete block exposed covered in wood splinters from construction. Loose screws left on floor. Holes in majority of walls and ceilings exposing wiring, plumbing, and insulation. Spoke with local manager whom stated that full rent was expected. They're also still charging me the pet fee when my pet isn't even here during construction due to all the standing water, loose screws, and contractor frequent entry.

The leasing office staff is terrible and will lose your stuff. Please make sure to get everything in writing and/or record every conversation because the next staff member will tell you something different and according to the management, "we cannot prove alleged conversations". Decent place to live if you follow those procedures when interacting with them. The maintenance staff is pretty courteous.

After renting around in the Timonium/Hunt Valley area, the Padonia Village apartments feel like a pretty great pick overall. Good location, plenty of space, and fairly decent pricing all make a lovely living situation. Pricing and Cost My rent for a studio is roughly $850/month. If you add internet/cable/utilities in, you're probably looking at having to pay roughly $950 per month. It's a bit pricey living alone, but if you have roommates, the price is more than manageable. You should be fine if you make over $25,000. Staff and Service I personally had an excellent time getting my paperwork straightened out. The staff was more than willing to reach out and communicate with me. In fact, the reason I wound up sticking with this apartment over others is primarily because they managed to get back to me before the others. Location Just within walking distance of many business/retail locations, but far away enough from the main roads to not be too noisy. There are schools and residential locations within walking distance, so it's a great community overall. Biking and walking are great here, and there's plenty of space on sidewalks and roads. Lots of pretty places you can check out just by walking. Nearby attractions and entertainment The Timonium fairgrounds are close (roughly 2-3 miles at most), so that's great. Lots of nearby restaurants and bars, as well as places to shop, such as the Padonia Shopping Center. Closing remarks and other comments One of the strangest parts about my apartment specifically is that the cable outlet is located in the cabinet under the sink. I assume this is a quirk for some of the apartments (I seem to be one of the few), but not all. Parking is pretty tricky after 9 PM; there are tons of spaces throughout the entire Padonia Village, but most fill up fast in the evening. You can parallel park on Padonia Road beside the apartments, but I haven't done this myself. Several cars have been accidentally run into this way, so take this option at your own risk.
If you are looking for a great neighborhood with a diverse population look no further than Padonia Village! This community is home to people of all ages and has something for everyone. The staff is friendly and the maintenance men are the most accommodating I have ever seen. They respond quickly and professionally. Last winter our heat stopped working in the middle of the night and knowing that my husband had several medical issues, someone came over and fixed it immediately, even after I said it could wait until morning. We lived in one unit for several years when my husband had to have his leg amputated and could no longer handle steps. They had us moved into a first floor walk out before my husband ever came home from the hospital. When his health deteriorated further and he became wheelchair bound, they installed a sidewalk from our unit to the parking lot. The community is close to shopping, dining, major highways and bus lines. Even though it is close to everything, the design of the community has a nice country style feel with lots of trees and open spaces. Playgrounds are spread out throughout for young families. There is a pool, community center and tennis courts. The pool has gradual steps for residents who may have physical limitations. Padonia Village is very community oriented and hosts parties, as well as several bus trips throughout the year to see theatre, shop or just take in the sites of another city. On top of all of this, they have several styles of apartment to choose from and are a great value. As a long term tenant, I was informed last year that I was due for updated painting at no cost to me. They replaced a broken refrigerator with a brand new one in one days time. Padonia Village treats tenants they way they would want to be treated and takes pride in their apartments. I can't think of a better place to live!
This is a nice spot to live. It's central to just about anything you want and need. There's a movie theater down the street, 3 malls within 10 mins and 3 stop lights away from the highway, but you can't hear the traffic. The only downfall, like everywhere, is some of the people who also live here. There have been drugs and violence between break ups where police are called, but you will always have those things somewhere within an apartment grouping. Any time you need maintenance done, they do it quickly and efficiently. They take pride in their grounds and make the place look nice. Overall, I enjoy living here.
This apartment complex is ideally located if you want to live close to the city without the inconvenience of the city. It is located only a few minutes from the highway and the light rail, making travel easy. Unlike other apartments complexes, the grounds are nicely kept. It has a large pool and common area. They also pre-paint a pop of color, if you so desire, in your apartment, making for a non-apartment feel.
Over all a very nice development apartment are cozy in winter and cool in summer maintenance does a decent jobs far as repair unfortunately have one complaint and it big on my list this development laundry room and trash are combined and they really need to come up with a much more responsible way of making sure of it sanitize and cleaned on a regular basis and not when contact by a residence some of my neighbor just dont use wash room only dor trash but that is unacceptable and disappoint hopefully they really rectify eventually and on a permanent basis not when made aware that hasn't been done i feel yr wirst reference is word of mouth and clearly sometimes it takes these experience and opinions to maybe get the picture and unfortunately potential renter s
I attend college at Towson University and this apartment is in a very good location. The shuttle service comes right to the neighborhood so you'll save money not paying for parking. Having gas heat is a huge plus because electric heat will really rack up the energy bill in the cold months. The staff was also incredibly helpful in letting us know everything we needed to do to apply for an apartment. Plus the pool and tennis courts are nice.
