Cars are being broken into DAILY! Pool is closed every other day. Hallways and garages are FILTHY! How hard is it to pressure wash, it's concrete! RIDICULOUS! Management excuses and rationale of how/why these issues are being handled is absurd. Rent costs enough! Fix the problems!!!!

The management is the worse I've seen in my life. Precautions they should be taking to ensure we are protected are not done. The gate is a thief's paradise, just freelance to walk in and take whatever they want. I think the owner needs to have a reality check for ways to protect his tenants and their belongings better. Simply having an officer patrol the gate from 9 PM- 6 AM while the gate is being "fixed". Do yourself a favor and stay away from here.

These apartments are very unsafe with parking. Gate is always open and management doesn’t listen to residents

This place has went downhill. Lack of security, poor customer service, and unsafe to park your car. Hallways are disgusting and the security gates never work.

Reserved an apartment online in which they did a hard credit pull and took my money. The next day, I get a call from management they had a 'malfunction' and someone who saw the apartment in person 'applied at the same time I was upset but because I paid the application fees and deposit I asked what was available they offered me an apartment for 100 sq/ft less for 5 fewer dollars. Online the apartment was a completely different price. Unrealizable and poor management. Seem to be extremely incompetent
Beautiful place to live (2 stars), unfortunately the management is another story. Please be careful, for example: if you run into a dilemma (terribly awful noisy neighbors) what it says in your lease may not apply. You can complain… months later they may finally fix the issue but only to replace it with another. Concern from management? None. The care to terminate my lease and start fresh away from this disappointment….Definitely Yes

I'm shocked to see a 4.7 rating as most of the comments are negative as well as they should be. Been a resident since 2009 and its sad that as of a few years ago, the property started going downhill. Maintenance of the grounds is horrible, the hallways are disgusting with trash bins open and all over the place. Flies and roaches crawling around inside & outside the areas. Entrance doors are in horrible condition. My place flooded in February due to a main fire line busting. They NEVER repaired the area where water moisture testing showed to be extremely high. I could write a book, but trust me when I say, DO NOT WASTE YOUR HARD EARNED MONEY!!!

If you’re a tenant. Ever wonder why you don’t see motorcycle on that huge property? They’ve all been stolen. Houses are being broken into. Cars are being broken into. You are not safe. I asked the front office why we don’t get notified of crimes. They say it’s because corporate doesn’t feel we need to know. We have to hold these ppl accountable like they hold us accountable for rent money.

My boyfriend at I lived at Palazzo for a little over a year and a half. First off, we moved in September of 2019 and the day after we moved in we discovered that our cars were towed. Management at the time told us she could have bet her job that her staff gave us the permits. Clearly not! We would definitely want our cars towed and would’ve loved to pay $600 to get our cars back... NOT! The staff failed to give us our parking permits and could only get the towing charges dropped for one car not both cars. It’s better than what we would’ve paid for BOTH cars, but at the same time, it wasn’t our fault that someone was not doing their job. Second, they installed trash bins for the trash valet. That was going ok until unmannered residents would throw their candy wrappers, or whole Chick Fil A bags, in our bin. Of course trash valet is not responsible for anything that isn’t in a trash bag, so then we are expected to pick up someone else’s garbage... great. Third, the gates are ALWAYS broken giving easy access to whoever, whenever putting resident’s home, cars and safety at risk. They do have someone that guards the complex 10p-5a, but that does no good when they are laid back in their cars on their phone the whole time someone enters the gates. Finally, our apartment was broken into in February. Thankfully nothing was taken, but there are no cameras in the hallway, so we couldn’t find who did it— our safety was then violated. There’s only cameras in the parking garage and outside the complex. Our door was kicked down and all maintenance did was put the broken pieces back together and called it a day. The night security guard saw us with the police and asked what happened so we showed him our door. He then proceeded to tell us two motorcycles were stolen from our parking garage side A WEEK BEFORE our apartment was broken into. He said he saw one motorcycle come in and three motorcycles come out and he, “didn’t think anything of it,” as someone was leaving with resident’s motorcycles. What great security Palazzo has. ?? The only pro I have for Palazzo is that there’s a parking garage and you can easily walk to your apartment from there.

The complex looks ok. How ever we made an appointment to go and tour, upon arriving to the property no one greet us. We nock the door no reply, we nock the window and the agent on the other side just gave us a nasty look and point with the finger to go to the door like train dogs. After 20 minutes we left. Save your time and avoid the place, if this is the service before signing I can't imagine once you move in.

4 property managers in less than 7 months Jennifer(left in April), Riquelma(“transferred” in September), Samantha(quit in December), and now Rosa(current). That is where the problem is, and the only constant person Caeser is no longer there! So this property is completely at a loss. With fire sprinklers in public areas being covered still from when they painted the property 2+ years ago, and also elevator permit being expired for a year and a half! It’s so sad that a beautiful property like Palazzo, can be ran to the dumps by a poor management company! Glad to be out of there.

I am really happy I chose to move here. The office staff are wonderful, helpful and patient. The maintenance staff is top notch! My apartment is beautiful and I feel safe in my home. Only thing to complain about is my neighbors who don't think they need to pick up after their pets. But this is the case anywhere. Glad i made the move!

I have complained everyday since I moved in about noise and put smoking and to this day, 4 1/2 months later, nothing has been done about it. The property maintenance if failing too. There is so much trash piled up in the dumpster, next to the dumpster, and they even had to get a large industrial dumpster next to all that because trash is piling up so bad.
We moved out early (cleaned, left no trash, turned in keys ect) our lease was up 7/5, but we paid for the entire month, and yet we just received a letter from a creditor for "PALAZZO AT CYPRESSWOOD" for $1049. We received no communication of any kind. Management was always disorganized, but this is just ridiculous. Don't move in here unless you feel dealing with their incompetence on a weekly basis, and again after you've moved out.
I have lived here a year with my roommate, the apartments are super nice and spacious but the staff is terrible, always a new person in the office, I hardley ever in the whole year of living here saw the same people. 10 days after living here we were broken into AND NEVER heard from anyone about ANYTHING in regards to looking at the cameras and recently my roomates car battery was stolen from her car and the office never called back. Also gates NEVER work... always broken and when they do work no one can get through with the code because the system never works. I would not reccommend unless you want to be frustrated just about the whole time you live here, for the price we pay they should have things more organized and working better.
My sister took me to see an old friend that lives there last evening. While I was there she tells us, check this out; There's numerous videos of one of the residents walking around the complex for hours wearing body armor, with an ar 15 rifle, as well as a pistol. I asked her if anyone told management, and she wasn't sure. We looked at their facebook and it actually showed numerous folks commenting visitor comments about it. The Palazzo management MARKED THEM ALL AS SPAM SO IT WOULDNT ALARM THE RESIDENTS. Just FYI from what I've personally witnessed.
The office staff is nice, but they are a joke. Ms. Beverly on the other hand though, she is usually extremely rude. On occasion when there are "future residents" in the office she will act polite. The maintenance men never come and fix what they're supposed to fix. They don't even speak English so it's a struggle just to get them to understand the problem when they do come. The pool looks clean but is defiantly NOT! The whole 10 months I've lived here I have not seen anyone clean the pool one time, my neighboor brought their little girls down to the pool with my family and EVERYONE got sick after swimming in the pool. The parking is ridiculous, people without parking stickers always park in the parking garage that is supposed to be for residents. When we moved here they told us how strict the parking policy was and that they tow cars out often. THAT is a lie. Other than that the apartment is usually quite and we've never had any security issues.
When I moved into these apartments in Feb 2015, the apartment staff was amazing! Since the recent changes in managers, the customer service is non-existent. If professional, attentive staff is of zero importance to you, this is the place for you. It's hard to maintain a "luxury" appeal when the staff behave as if they work at a fast-food chain. Note to management: class it up a bit in the office.

Hi, Ive lived at the Palazzo for 4 years now and have to say that its been a great experience. I love the parking garages, they are very roomy and there are always spots available. The pool is very clean and fun to lay by on my days off. Ive never had any issues living there. The apartments are also very quiet. Ive lived at older apartments and they dont compare to the sound proofing at the Palazzo. Great access to 249 so running errandsis convenient. My neighbors have always been very nice and ive never had an issue with anyone while living there. They just installed cameras inside the parking garages so the cars are even more protected from breakins. This has never happened while ive lived there but better to be safe than sorry. The interior is very nice! I love the black apliences and the washer and dryer. Im moving to midtown soon do to a new job. Im going to miss living here, its been a wonderful experience
I have lived here for 2 years. It was good the first year. Then the office staff changed and it got a lot worse. The new staff is very rude and inconsiderate. They seem to switch people in and out every couple months. Property maintenance is a joke. I have had to call repeatedly to get service due to them changing maintenance systems and not notifying anyone or just forgetting. The gates on either side of the office don't lock, one of which never did, and the one near the vehicle entrance gate doesn't lock either. Its been like that for over 2 months. Parking without a sticker in the garage is never enforced so there is never any resident parking meaning you have to park on the roof. On the roof they have had a car window busted out, on the first floor the wheels got stolen off a new car. Also the notice the other reviewer mention in July was actually a home invasion where a man kicked DOWN the door to rob an apartment. He kicked it completely off the hinges. The woman screamed and luckily scared him away, could have been a lot worse. But a vague letter was sent out that really didn't warn anyone. Lately there has been a large influx in low quality residents moving in. They seem to treat the pool as their private party area. The rule of 2 guest per residents is never really enforced so paying residents cant use the pool chairs since 20 people from one family are using them all. And its like that every single weekend. If you don't believe me, just walk through the unlocked open gate and see for yourself! Place is such a joke.
beautiful, elegant and great pool area. nice park in walking distance for walking/running and just relaxing. Great staff and nice community feeling. As a woman I feel safe here cameras everywhere, alarms and gate access only. I have to move to Dallas but I loved living here.
We have been here a year and are leaving, after already turning in our 60 day notice they realized they never set up our gate code! Every time i get a package at the front office I have to make sure i am tracking it online because they do not tell me it is there, the one time they did it was a week later. I called the office to check on if a package was there and they said they are sorry they had a lot of other stuff going on. We love our apartment but with getting more notices of break-ins and bad office staff it is time to go.
I pre-rented my apt before my building was completed and have been here for about 5-6 yrs now. What made me want to move here was the parking garage. I live on the 3rd floor and it is so nice to be able to park on the same floor you live on. What makes me stay year after year. I love seeing my same neighbors since I moved in, The Staff is friendly and they know you. The community activities, Saturday morning brunches, Food trucks on Thursday, Movie nights by the pool, crawfish boils, Bar-B-Q's and Pool parties. There is something for everyone. I can bike to work or to the park close by. I am 5 minutes away from the Vintage Park, which has great restaurants, shopping and the Alamo theater. I call this place my "re-treat."
These apartments are beautiful and relatively new, and there have been no issues since I've been here (4 months) with roaches because of the nice upkeep. That said, there is a certain feel of security that is missing in a building as nice as these. The property is gated, however cars often piggyback through the car gates, or the gates are left wide open for extended periods of time for apparently no reason other than mechanical issue. This allows anyone who pleases to come in and out. As a single girl living alone, this makes me especially uncomfortable. Furthermore, none of the building are locked to outsiders- once you are through the gate you can be right outside the front door of any of there apartments. Recent notices went out stating there were "attempted car and/or apartment robberies" but with no other information. It seemed purposely vague, and has certainly left me with a feeling of unease here.
This luxury apartment complex has a lot to offer. Large affordable apartments in a gated community with a small town feel. The management is AWESOME and continues to improve. Great Apartment experience !!!
