Property Ratings at The Atlantic Palazzo
Guys, don’t move here. I repeat DON’T MOVE HERE!!! It may look nice from the outside, but these apartments have not had proper maintenance care. I have leaks in my ceiling, all of my appliances have been broken and I can hardly say they’ve been properly repaired. The pool is always dirty. I’m talking actual dirt and green algae. Honestly, there’s so many negative things I could say. Please don’t waste your money. I promise you, it is not worth it.
I don’t even know where to begin. When my husband and I first moved in we were very excited. However, upon arrival our dishwasher and dryer were both broke and took a while to fix. Then, we had some neighbors move in and their car alarm goes off randomly throughout the day and late at night and early morning. We have been complaining for months and months and office staff says they are taking care of it, but I was awoken at 3am and 5am this morning before work. This has been going on for at LEAST 6 MONTHS. Next, our air conditioner broke in March and it took 5 MONTHS for someone to fix it and it was only fixed after I asked to speak with the property manager. Well, it is close to time for our lease renewal and I have been asking for the property manager’s info for weeks now, so I can express my concerns and ask questions before my renewal and the office staff keeps avoiding giving me her information. I feel neglected and stuck. Please don’t move here if you can find another home.
Where to begin... with the exception of Nubia, the office staff is incompetent and rude. They will accept your pet deposit in August, then 4 months later tell you you never payed it, you show them check scans and stubs, then they draft the deposit from rent you already payed (with check scans and stubs as proof) and tell you that you now owe $200 from September in rent that was never paid even though you've shown them proof it was paid. If that was the case, we would have been evicted on Sept 4. Alas, no we hear we owe a "pet deposit" in middle of December and when you prove them wrong they call "rent." You provide them audio recordings and check scans of the billed amount and paid amount in all our rent bills and pet deposit fees but still double down. The property manager talks in circles and is very dense in understanding you can't just take $200 from thin air and say someone owes it when you have your check stubs and bills to prove otherwise. The gym doesn't have A/c or working water fountains, the machines are broken majority of the time and majority of their dumbbells are missing but they don't wanna replace them because the Property manager has to "pay out of her own pocket." They'll close on a whim, whenever they feel like it during the weekdays during normal hours and leave residents scratching their heads. Corporate is slow to respond... still waiting. Maintenance guys are great though.

If I could give a worse rating, I would. My experience at The Palazzo has been a disaster from day one. Loud, obnoxious neighbors, which took the complex months to address. Despite police reports and constant reports from tenants. From the moment we moved in, we were infested with roaches. FOR MONTHS. The apartment drug their feet for months addressing the issue. Car has been broken into, there are people that go around the area pretty frequently checking to see if cars are unlocked. Everythimg constantly breaks, including dishwasher, washing machine, door knobs, etc. However, maintenence only usually puts a bandaid on the problem and then we have address it again and again. At this point we have figured out how to fix things enough to make the apartment liveable but we were told we could get new appliances but it never happened and never will I'm sure. Some members of the management team are competent, but most are not, and will tell you one thing one day and something different the next. Make sure you get everything in writing. Oh yeah, if something happens to the AC when it is 100 degrees outside, you're out of luck if they aren't able to fix it. We spent three days without AC. The first two nights, they did absolutely nothing about it. Instead, we stayed in a hotel and spent 100 dollars out of pocket. As a tenant, I should have reasonable assurance that I have the ability to stay in my home and they will address isssues efficiently. But maybe I expect too much. As if all of this wasn't enough, if you get a new job, lose your job, or for ANY REASON need to end your lease early...you will have to pay an exorbitant amount to end the lease. 1500 dollars must be paid within 10 days of giving notice. You also have to do so 60 days before you anticipate moving out. This is the worst apartment experience I have had and the things mentioned above don't even begin to cover it. Do yourself a favor, don't give these people a penny.
As a former Texas State student, and five-year San Marcos resident, I have to say that Palazzo is one of the better complexes I've lived at. It's not student housing, so it's relatively quiet, the units have been recently upgraded and are very fairly-priced for what you get. Most importantly, I don't feel taken advantage of by the staff, as has been the case with multiple other complexes I've lived throughout the years. My only complaint is the allocated water - which is a minor inconvenience since the complex is so large.
When I walked in to apply, the staff was very friendly & helpful. Immediately I felt like this was the place for me. I was given a tour & applied that day. When I moved in, maintenance came & took care of everything I needed done & very quickly. I live in a college town, but didn't want to live in an apartment geared toward college students. The Palazzo is very family friendly & quiet, despite being close to the interstate.
