My wife and I lived here at these apartments and as nice as the apartment itself was, the staff were not great. First thing that happened is that the bank we used got bought out and changed routing and account numbers and when we paid rent, the website told us that the payment was approved and without warning a week later we got a late and insufficient funds fee even though the description said that the account number was incorrect, because we had no warning of the fees this happened the next week and we ended up getting charged a bit over $300 extra and put on the eviction list immediately, apparently that happens if you don't pay by the 15th of the month. The only way to get off of the eviction list was to go get a cashiers check and hand deliver that. They apparently won't help you with refunds if you ask because that's just not their department and the Parent Company Canyon View Properties doesn't help with refunds like that, they aren't very considerate of the tenant. Then we got several noise complaints, noise warnings and threats to evict us if we got 2 more noise complaints from the person below us, 1 or 2 times for a roomba running during the day, one of us jumped one time and our dog jumped off the couch one time. When we got our dog we went into the office and told them/filled out all the necessary things and paid the pet rent and apparently no one wrote down that we had a pet and so we got a call that we need to remove the pet immediately since we "didn't tell them we had a dog". Which we did and you can guarantee they took our money for it. Finally after we moved out, my wife got a call that they had a package that was sent to them for us and they were holding it for us and my wife asked if they were gonna be there so she can come get it and was told "Yes". When she arrived in the time that she asked for, the office was closed. My wife went today to get that package and they apparently lost it, one thinks that some man came and picked it up, which I didn't, why are they handing it to a random man that's name isn't on the package, and the other thinks maybe the UPS picked it up and took it back. The current property manager also loses emails easily, I emailed our Notice to Vacate well before 60 days from moving out and it was apparently lost and so I was asked a couple days before we moved out where our notice was, because they were gonna charge us for not having sent it to them. Thankfully I still had the email.

I was a resident at the Palisades for 3 years and I absolutely love it. The staff is the best! Britteny and Cambri are so helpful. It was such an easy process moving out. I will be sending all my family members over here!

Over charged move out fees. Me and a couple other people I know who moved out of these apartments got over charged for move out fees In the thousands. I moved out a month early due to military deployment and they are attempted to charge a $2400 early termination fee. 10/10 would not recommend. The apt itself isnt even nice enough for the price you pay. Only benefit is the location. Look elsewhere if you don't like wasting money.

I've lived here for the past year and I must say it is one of the nicest apartment communities I've live in. The staff is always courteous, friendly and attentive. The maintenance guys, Travis and Alvin are fantastic! They respond quickly and get things fixed. I'm not sure why the bad reviews, it has NOT been a bad experience for me. The apartments are very large and have a lot of space. I don't feel like I'm boxed in a small apartment.

There are copperheads and cottonmouths everywhere. They lay on your doorstep and are in the hallways - even in the parking lot at night. It’s so bad it actual hinders your ability to come and go from your apartment safely. Looks can be very deceiving. Don’t be fooled by the outward appearance of the apartments. This is a very serious and dangerous problem that management has no way of solving. Believe me you don’t want to deal with this nightmare.

Do not rent here unless you like having venomous snakes on your doorstep nightly. This is a very dangerous situation that management does not take seriously. Ask to read the tenant email diary. Not a safe place for children or animals. I wish someone had written a review about this before I got locked in a lease.

I was a resident at palisades, appartment are big and spacious, I didn't had good experience but staff. Once of the guy works there as manager is not at all helpful plus seek your money. My lease for one years was over with them and try to go month to month after that, he did charge 400 extra per month. 400 PM is so extra after lease term is over. He made me sign lease again for 12 years and when could complete my second years term he charged me 1500 for lease break and other extra charges of God know wht was it for. That why I would rate them very low for not being nice.

Nice quiet community. Great square footage for 2 bedroom unit. Nice staff and maintenance staff. Don?t like the carpet or popcorn ceiling.
The experience has been pretty good. The property is maintained very well, but many of the residents are disrespectful of others which hinders the overall experience.
Happy with experience so far. Maintenance requests are handled promptly usually. Only complaints are (1) noise from upstairs (2) exterior breezeway needs refurburshing and kept cleaner.

Comfortable quiet place to live with a unique floor plan. The staff in the office as well as the maintenance guys are incredibly nice and helpful and in general it?s a quiet friendly environment I like that it?s gated community and that it has home intrusion alarms which helps for safety when you are a single girl living alone it definitely makes a difference for me anyway

I am enjoying my 1st floor one-bedroom apartment. It is quite quiet here except in the early morning when I can hear running down the outside stairs, but it doesn't really bother me much. When I moved into the apartment, it wasn't cleaned as well as I thought it should be, but it did have new carpet and the paint was all good for the most part. I did not like that I was forced to pay for cable tv, since I have used only antenna, Hulu, and Netflix for several years now. I am charged $26/month for cable tv, but had to pay an additional $10.00/month for HDTV. I was not told about this until it was time to sign my lease, just a few days before I planned to move in. I was also not told that I would need to sign a 14-month lease rather than a 12-month. These are things I should have asked, and have learned from it. Maintenance requests have been taken care of promptly, and all the staff are very nice and friendly. I would recommend this apartment to others; however, I've only been here a few weeks.
Very comfortable conveniently located peaceful community very secured
I enjoy my apartment. It is large and beautiful for the price that we pay. It also offers great storage with it's large closets. The management team is also very friendly and welcoming. A downfall to the apartment are the thin walls. I can hear my neighbors below and beside me so well. I do not have anyone above me to rate that noise. However, I can hear conversations that my neighbors next door have through our walls and when my downstairs neighbor plays music it vibrates my floor and I can hear every word. Another issue is the dog park not having grass anymore. This makes keeping our pets feet clean almost impossible. Finally, parking is a big issue. If you come home past 9pm you have to park and away from your complex. My husband has had to park at the mailbox and walk before.
I love the way the grounds are kept. It is normally quiet at night. Only thing I don't like is the At& T bill is included in your rent which isn't fair if you never watch tv or want cable. residents should have the choice.
I have been living here for a little under a year and it has been a pleasant experience. The community is family oriented so if you have a family and/or pets you will feel right at home. Eric and Arika are exceptional apartment managers and they are attentive to your needs. Neighbors keepto themselves which is a bonus for me, even though the area in which is live is considered to be bougie the community is humble.
Living at the property is fine. The staff is very courteous and professional and handle maintenance requests promptly.

Good, but on the dark side because of location.
Just moved to this place for 3 months. For far, everything is good. But I do notice that sometimes the gate is not locked.

Pretty quite neighborhood, most people are friendly and everyone minds their business. The staff is mostly great and very helpful. Service is quick and fix from the first visit so far. Overall, very satisfied with the property.
