Property Ratings at Palisades of Jacksonville
I want to express my deep dissatisfaction with my recent apartment rental experience with the Palisades of Jacksonville. My stay in this unit has been extremely disappointing and ultimately unacceptable. From the moment I entered the unit, I noticed a horrendous odor that filled the space. Despite my initial concerns, I was assured that this odor was the result of a previous ozone treatment to eliminate the pet odor from the previous tenant. Reluctantly, I decided to proceed with the lease agreement. However, my disappointment grew when, after only two days, the odor worsened significantly and began to include a strong cigarette smoke smell. I reached out to the leasing office again, expressing my concerns, and was promised a second ozone treatment that they claimed would completely eliminate the odor. Unfortunately, this turned out to be an unfulfilled promise as the odor persisted relentlessly. Given the lack of results, I requested a different approach and proposed cleaning the AC ducts, which was eventually carried out. However, the odor did not disappear and continued to affect my quality of life and, more importantly, the health of my younger child, who suffers from asthma and is especially sensitive to such odors. Then, in an attempt to resolve the situation, the office agreed to my request to move to another unit. We visited the new unit, which had no unpleasant odor, and we agreed to relocate there. However, after two days of waiting for approval for this change, the manager at the time, Cindy, decided to visit my original unit and claimed that it no longer smelled like anything. As a result, she consulted with the regional manager, and the unit change was canceled. This situation was deeply frustrating, and, given the circumstances, I had no choice but to seek an alternative place for the health and well-being of my family. The fact that, as a tenant, I had to make this drastic decision due to the lack of resolution to the persistent apartment problems is unacceptable. The odor still lingers in the unit, and upon moving my belongings, we noticed that everything smells like cigarettes. It's important to note that no one in my family smokes. Furthermore, I am saddened that, as a result of their inadequate handling of this situation, they now demand a termination fee equivalent to one month's rent, when the responsibility for this situation lies in their failure to fulfill and effectively address the issues.
I have lived here for almost six months with no problems. The maintenance is quick, the staff is friendly and genuinely care about their tenants. The community is in a great location for restaurants, major roadways, gas, and banks. It's clean and quiet overall.
I’m going on my 3rd month living here and it has been the most incredible experience. The staff in the leasing office are so nice and helpful. I moved here from almost 800 miles away, and when exchanging emails and phone calls with the leasing staff they were always extremely friendly and eager to answer questions and help in any way. Since I’ve moved in, they have been equally as helpful to get me settled and even helped me to learn my way around town and what shops and restaurants near are their favorites. The maintenance staff is no different, always happy to help and very kind. Between the staff and neighbors, I’m sure to receive a smile from a friendly face any time I leave my unit. The entire complex is beautiful, the pool and cabana area at the clubhouse is breathtaking. I did see a few negative reviews and was shocked. The fountain in the front doesn’t work, but that’s not something that affects my living. Upon moving in and signing your lease, they ask very standard things of you for an apartment. They do ask that you not leave trash/trash bags outside of your unit and that you clean up after yourself in the communal spaces of the complex. While I haven’t lived here for very long, I haven’t had any issues or complaints. Everything has been absolutely perfect and the staff has remained eager to help and fast to respond.
Negligence and uncleanliness. Not only are the tenants ignored, they’ve also neglected to maintain the buildings and grounds. They took away the valet trash service, which was an excellent amenity for the tenants, and now many tenants leave trash bags outside their door (until they can put the trash in their own car and drive it to the dumpster theirselves) attracting things like cockroaches, and has resulted in a permanent stench in the air. The buildings haven’t been pressure washed in years, allowing aggressive, filthy (not to mention loud) barn swallows to build their ugly nests on the balconies. Then, to top it off, they charge the tenants for being in violation of their lease for having a “poor level of housekeeping with respect to their balcony”. There used to be palm trees and a beautiful fountain at the entrance and now the palm trees are dead and the fountain hasn’t flowed in years... The whole complex is depressing and unkempt and you’ll be one to pay for it.
Ms. Lakesia and Ms. Quinn both did an outstanding job in helping me transition into the area. Extremely helpful and attentive in assisting me during my application and move in process. We moved in about two years ago and the office staff has been nothing but amazing. Also the maintenance team is on point. Latasha helped me and my husband fill out the paperwork and also showed us around. Heather
So we lost our house in the hurricane and were trying to find a place to move into ASAP.. we met Kristin at the Palisades and she was so sweet and understanding. LaKeisha is another staff member that’s always smiling and bubbly! Maintenance is so quick to respond anytime there’s an issue. I had issues with a loud neighbor and management was always on it. Property is always kept nice and clean, I’ve also seen all the staff members personally out landscaping during quarantine to make sure the property was taken care of! How many properties do you know that do that? I’m so glad my family and I decided to make The Palisades our home!
The positive reviews were from 3 years ago when “Palisades” was “The Plantation” and owned by a different rental company - before Southwood Realty took over and completely destroyed the beauty, friendliness, and integrity of these apartment homes. My daughter and I moved into The Plantation in 2014, when it was first built. The original staff were courteous, helpful, and respectful; they did a great job of maintaining the apts. Because I was a loyal tenant, my rent decreased by a small amount every 2 years. Now that Southwood Realty owns these apartments (now called “Palisades”), I’ve never been so disgusted and furious with my living quarters. The grounds are atrocious, and the staff are contemptible and incompetent. They try to find every possible thing they can charge you for. Currently trying to find somewhere else for me and my little one to live because they just increased my rent by 35% (just because they can). There’s no way I can even afford to live in this hell hole anymore; which is fine by me because they’re NOT WORTH IT.
Management prioritizes dogs over children. There is dog poop and urine EVERYWHERE, including the children’s playground and near the pool area. The tenants who own dogs leave their waste all over, but if you go in and tell management about it, they act like they don’t care. They say they can’t do anything because it’s a problem everywhere and not even the health department cares. They took away the picnic benches near the playground, the gas grills don’t work, they took away the rent drop box out front, dogs are always off their leashes, and the pool that’s supposed to be open all year is closed. This new management has taken so much away and has let things completely go. It seems like all they care about is getting new tenants without trying to make sure they keep things nice for the ones that are already here. They just don’t care. So sad that this place is no longer what it used to be under different management.
I’ve been complaining about my loud neighbors for over a month now and nothing has happened. Every time I go in and complain they say they’ll do something about it, but every week my upstairs neighbors keep getting louder and louder. Don’t waste your time here.

People who live here are not the cleanest of people. They leave trash out in their porch and don’t know how to clean up after their dogs. They will tow your vehicle without notice which I find ridiculous especially if you have relatives visiting over the weekend and unable to provide them with a pass; they management office is closed on the weekend. Moreover, the numbers provided on their answering service out is dated. Very disappointing given potential. Will be leaving in 3 months when my lease is complete.
Couldn’t give this a zero star rating otherwise I would have. When Nancy, Katie, and the other nice staff was here we really had no issues at all. When they changed over to this new company that took over the complex this past week the staff is now very rude. I got a call from Raven while my husband and I were out of town, due to my mother-in-law having a stroke, and she stated that we were being loud and had complaints that we were partying until 2am. The only other person that was at the apartment was my brother and he sleeps all day because he works overnights and so there was no way there was any partying going on in our apartment. She also threatened that the cops could be called if we were being too loud and was just very rude about the whole situation. I told her there was no way it was us because we are out of town. She didn’t seem to care and just told us to keep it down. Of course I was defensive because there’s no way it was us that was being loud and partying. They also no longer do temporary parking passes. They are changing so much stuff here and people are not happy about it. That’s why there are so many people moving out at the moment and the new company has only taken over this apartment complex for a week now. Staff is just not good at all when talking to people. You would think they would be more friendly because they would want you to stick with your lease. Needless to say we are looking for another place at the moment.
I am so glad I chose the Plantation at Jacksonville, and here's why: The ladies in the front office are dedicated to making sure you have the best experience possible, and they sustain their efforts beyond you signing a rental agreement. I had already chosen to rent an apartment here and paid, and when I moved in Lela in the front office let me know that she had seen a stain on the carpet (unseen by me) and had the carpet throughout the apartment replaced. The walls were also freshly painted, and Lela informed me that they do not show any apartments they would not live in themselves. This was a really different experience from the other apartments I visited in Jacksonville. Any time I relay a problem (i.e. I had a towel bar that was loose)it is fixed pronto. I was fortunate to deal largely with Lela, who is just amazing, however I believe all the staff here are just as dedicated. When a large package that I couldn't carry up to my apartment arrived Austin who works maintenance interrupted his lunch to carry it to my apartment. All of the staff here deserve huge thanks for making this rental experience so comfortable and they truly care. Besides the fabulous staff the apartment itself is lovely- I have a really nice view, it is spacious, and I don't hear my neighbors. Garbage is collected, rent is very reasonable, and you get a lot of space for your buck. I recommend the Plantation at Jacksonville without a doubt- I'm so glad to be here.
We moved in at the end of Feb 2015. From the time we toured the community till now I can honestly say I Love, Love, Love it !!! The ladies in the office are Awesome! They will help with anything they can to the best of their ability. Maintenance is Great and Proficient, same day service and if they don't have a part or replacement they will come back when the item comes in from order. Choosing Plantations at Jacksonville is The BEST apartment community here in Jacksonville so that I have found. They are known for the "really clean apartments that has the beautiful water fountain"!! The community is known for its Wood-Burning Outdoor Fire Pit,Car Wash Area,Large Clubhouse,Large Fitness/Health Center w/ Kids’ Playroom, Garages,Business Center,DVD Library,Free Tanning,Free Wi-Fi at Pool and Clubhouse, Game Room in Clubhouse with Flat-Screen TVs, Indoor/ Outdoor Fireplace at Clubhouse, On-Site Guest Suite, Online Payments Available, Playground for the kids,Basketball Court,Latte Lounge Coffee Bar,Large Pool w/ Pool House,Doggy Park,24 hr. Maintenance Available, Community grounds are beautifully kept clean, and they are Pet Friendly (They do have a pet policy in which all apartment communities have but each community is different). ALL AROUND I SAY BEST PLACE IN JACKSONVILLE !!!!
The apartment itself is nice and close to a good grocery store but the management is so awful it's not even worth it. They have closed the pool three times to the entire public because someone brought glass is and it remained closed after it was clean and safe "to remind the community of the rules". Basically we were being punished because one person didn't follow the rules. I felt like I was in grade school. When you have issues with one of the amenities (gym, pool, bbq) they are slow to fix it, if at all. There are 3 bbqs on the property to use because you aren't aloud a grill on your balcony and it was out of propane for 4 days. When I brought it to there attention they just said sorry and that they were working on it. It wasn't fixed for another 2 days. All in all if you want to be frustrated and ripped off go ahead and live here. But be aware of outrageous cleaning fees even though you leave the apartment cleaner then when you moved it. Just saying. It's horrible service.
For years my monthly interest rate payment on my mortgage was twice my current monthly rent. The plantation apartment at Jacksonville, NC, a beautiful, resort-type and safe apartments offers me an inexpensive, money-saving and luxury alternative. I don't have to worry about taxes, cost of maintenance, and being tide down to one place when another opportunity arises in another place. I can now save towards buying my own house from the affordable rent without some bank taking my money and applying more than 90% of my mortgage towards interest.
My wife and I have lived here almost a year now, they are pretty nice when you go through the model apartment but when you get in yours they are built very quickly and not very fancy for what you pay, we pay a little over $800 a month and there is nothing here worth that price. The neighbors are super loud and the walls are super thin. Parking is horrible. We pay for reserved spot and there is always someone parking in our spot. Final thought is they are not bad but for what they ask for rent the apartments are not worth it.
I love this apartment complex! Best place I have lived at so far since I've been in NC. The office staff is always so friendly and any maintenance issues get solved quickly. They have a pool party every other week! You just can't beat that.
We have thoroughly enjoyed living in this community for the past 3 months. It is extraordinarily well managed. The property itself is impeccably maintained. We came from a private home and were concerned about noisy neighbors. We needn't have worried. Not sure if the walls are soundproof or we simply have great neighbors, but we have never been disturbed while here. Parking is more than sufficient; there have always been open spaces near the entrance to our bldg. We rarely entertain in our apartment because our guests come to have dinner at the pool, bbq, , watch tv in the cabana and/or play billiards. This community is family oriented and my neighbors are for the most part friendly and polite. It is quite safe here as well. I walk around the entire neighborhood most every evening at 10pm and feel perfectly safe. The staff here are truly exceptional. Not only are they competent & efficient, they all seem to actually enjoy being here. We sometimes forget that we are not at a high-end hotel. If this were a condo, we'd buy it.
We have lived in Jacksonville for a number of years and we have lived in some jacked up apartment areas, but The Plantation At Jacksonville is THE BEST APARTMENT COMMUNITY IN JACKSONVILLE! My family and I exceptionally pleased here. The staff are extremely polite and offer great customer service. They are here to delight the resident and they do their job wonderfully. The maintenance staff go above and beyond to ensure that the work requests are completed properly and on time. I submitted a work request today and it was done 1hr later. I truly appreciate that kind of service. The apartment is lovely and the appliances are beautiful and easy to clean. There is more than enough space and storage, including a balcony area with a large storage closet. I feel like I live in a home, rather than an apartment. I am glad and blessed to live here. There aren't any issues with noisy individuals who think they live in the barracks. It is a quiet and incredibly safe area, but sometimes I hear some barking from a dog or two. In addition, there is a gym with state of the art fitness equipment and an area for children to play inside the gym. Come and be amazed with The Plantation At Jacksonville.
