Property Ratings at Palladia
Don’t rent here. We rented here for three years and wanted us to pay hundreds of dollars at the end to replace an appliance because they claimed it had damages “beyond wear and tear” when all they needed to do was clean it properly. It also fell under normal wear and tear since we had lived there for 3 whole years, but they refused to explain to us what they determined as “beyond” wear and tear. They wanted to replace a perfectly working appliance because they didn’t like how it looked aesthetically. The management here never tries to finds solutions to complaints and issues within the property. And at the end of your lease, even if you clean the entire apartment from carpet to ceiling, they will charge you insane cleaning fees for dust and dirty windows. We regret ever living here and will not recommend it anyone we know.
Lived here for the last two years in one of their townhomes and it has been great! We love the neighborhood and the park/trees surrounding the property make it ideal for families! Maintenance has always been quick to respond and are super friendly. As a single woman it’s always nerve racking to have strangers come into your home but maintenance never made me feel uncomfortable or creeped out. The rent does go up every year that you resign it seems which is a bit annoying though. I have enjoyed my time so much that I’m moving into one of the apartments due to roommate changes. Not sure about the deposit or move out process just yet.

Watch out, if you don't have any stains on the carpet professionally removed they will take your security deposit and charge you 1200$ to replace the carpets in the whole townhome even on separate levels, look elsewear if you have pets.
My wife and I have rented from Palladia since Nov.2014. They first screwed up our lease, they told us it would be a certain amount per month (undisclosed amount) then a day after we moved in, they called to tell us that they messed up and it was actually $100 more than what they put it as. Second, I have been waiting since November for a covered parking spot, they said we'll put you on the waiting list, and in March, a couple moved in across the hall from us and they immediately got a covered spot, when I called the office to ask why I wasn't given the spot, they said that the employee that put me on the list apparently forgot to and was fired the week before. Now after dealing with all their shananigans, they send us our renewal offer, for a year, they want to increase the rent 10%, and for month to month, they increased it $640 per month. I will say it again, DO NOT RENT FROM THEM. It honestly isn't worth the head ache. There are a few nice apartments in the area that are more reasonable and comfortable. Good Luck
Moving into a Palladia Townhome after living in the single owner house I owned for over 20 years has been a great experience. I was worried about sound and the proximity of neighbors but the units are well built and the trees surrounding the complex provide beauty and natural sound breaks. The staff is amazing and their response time to the few service calls I've had has been quick. The valet trash service is outstanding (no more wheeling my cart in and out each week) and the complex remains clean and inviting. First and format, the complex is safe and feels like a community, not just a complex. The pools are a bonus, especially the year round heated pool which is tough to find in the northwest. Their workout room is perfect and the ability to rent the beautiful commons area is a huge bonus as well. I highly recommend The Palladia.

I love living at Palladia because they do landscaping and it makes it look more like a house neighborhood than apartments. Plus they allow dogs, and follow up with matience orders very quickly.
What I love about Palladia is how big the complex is, from the townhomes to the apartments and everything in between. 24 hour fitness center, 2 pools (one is year round woooo). I love that I can take a walk around the community and go through the giant walking path, play basketball, have a picnic and then when I'm all done BUFFALO WILD WINGS IS ACROSS THE STREET, how amazing is that???
I have lived in Palladia for over 2 years now. A few neighbors allow barking dogs on their balconies or pinned up inside barking incessantly, where the sound resonates into mine. I have also had multiple issues with the office management, forgetting that I've already sent info, accusing me of having unauthorized guests, over-charging my account, and now raising my rent. The main issue is that the mgr/asst mgr have never had a face to face conversation with me, even when these issues were going on. They sit in the back of the office and make the other employees go back and forth asking them questions, rather than just come out and talk to residents and make sure they are happy. Customer service/satisfaction doesn't seem to be a priority. Or maybe they just don't like SOME of their residents...
We moved to Oregon last October and choose to downsize to an apartment. We thought we had found the home we would stay in for a long time. Spacious floor plan with lots of storage, including a pantry and a nice deck with storage. It wasn't perfect though. The appliances are old and small. The refrigerator handles kept breaking, the washer is small and the kitchen sink is so shallow, sloppy paint job and carpet that really needed to be replaced A major source of irritation with the fact that "Valet Trash" was mandatory. That meant an additional $24.50 a month for them to pick up the trash that I could take out myself. Then they didn't pick it up every time because there was a little tear in the bag or other such nonsense. Think they forgot that we were paying them for their service! Loved the location, walking distance to Kaiser, Streets of Tanasbourne, movie theater and a bit of forest to walk in. Then we got the notice to renew our lease (which we had planned on doing) - a 25% increase in our rent! We are both retired - can we say "fixed income"? We were told that Intel was going to be hiring and they'd be able to get a lot more rent as the reason for the ridiculous increase. Do not rent anyplace that is managed by the Holland Group. So of course we find ourselves having to move. I'm angry, but mostly I'm sad. After looking at lots of other places, I can tell you that this is absolutely NOT a good value for your dollar.
I'm not a fan of apartment living, but Palladia isn't bad. I live in the townhouses. My lease is coming up and if my rent doesn't skyrocket, which I hear it does at renewal, I will renew. Pros - The grounds and common areas are well kept. We had brand new carpet when we moved in. I don't really hear my neighbors (we are in a townhouse) Walking distance to food and shopping. Rent, when I moved in, is comparable to other places. Once a repair request is acknowledged they are friendly, prompt, and clean up after themselves. Pet friendly. Close to parks and trails. Cons- Rude and inconsiderate neighbors, but that's anywhere. Getting a hold of the front office by any means other than physically going to the office can be an impossible task. Cheap fixtures - no sprayer in kitchen sink and the fridge is sub-par.
My boyfriend and I just moved into the Palladia complex with 2 friends and we are loving it! The amenities are great! 24 Hour fitness with 2 pools, one for summer and one that is heated for all year use. We previously lived in a different complex under the same property management and they have been so helpful with each move with letting us know how are applications are and offering assistance whenever it's needed. I hope this review was helpful and happy home hunting to all!
Nice location, very close to market area. But very bad management.
The staff here is wonderful and the location is convenient with the maintenance one of the best. It went down hill from there as the front staff changed and the service seemed to drop. The biggest challenge was when my annual lease came up to renew my rent increased by 25%. This has forced me to look for other places as there appliances are average or below and if I have to pay more I might as well get good appliances and located closer to areas of interest. If it would have been a reasonable increase I would willing stay here.
The surrounding area including a wooded park and green space is the reason I moved here. The apartments are good sizes but the interiors need updating. The grounds are reasonably maintained but the exterior building repairs seem to a long time if they happen at all. Maintainable inside the units is prompt. All that said the price has doubled since I moved in! It's more expensive than the units nearby and it hasn't had the upgrades.
