Property Ratings at Palm Avenue Apartments
Moved in during June. Just over a month and I am already regretting it. Zero quality checks. Had a list of issues that we moved in to, that still aren't solved. Entire outlets don't work, sink / baths didn't work for the first 2 weeks. Cabinets held together with duct tape and staples. They will take you to a show apartment for the tour, and your real apartment will have a laundry list of things to fix right when you move in. Package thieves have stolen 3/5 packages and front office does nothing. No mail room for this thief den. I thought other reviews were exaggerating when they said management changes often, but here we are one month into the lease with a brand new manager. Front office staff refuse to do their job. I have had several work orders written down on a sticky note instead of being entered into the system. Be ready to be your own property manager with the work orders, showing up every morning in the front office.
This place is absolutely disgusting. When I first moved in they said the unit was ready but when I got there, there were still 5 guys cleaning up and making adjustments. I walked into the bathroom and there was DIARRHEA all over my toilet and what seemed to be vomit in my sink.I’m not joking. When I came back a week later to see if my apartment was finally cleaned were what seemed to be 100 ROACHES crawling everywhere. MICE droppings were scattered across the floor. I decided to open a closet and a DEAD BLOODY MICE was there. I have no words. DO NOT MOVE HERE. It is very unsanitary. I’m lucky I didn’t catch a disease.
I just recently moved here. The application process took less than 2 weeks from applying to actual move in. So far, no complaints and management cares about getting things done.

Thank you so much for the kind words! We're glad that you are pleased with the application process and happy to hear that management is being responsive. We strive to provide excellent service in every way possible and your feedback is appreciated!
They never answer the phone. You put in a ticket, it rarely gets answered. I don’t know how they are legally getting away with charging for things that in the lease states they pay for. The apartments actually looks nice on the inside, but you have to deal with roaches and waking up with termites in your bed. The amenities are a joke. They have all but one entrance chained, feels like jail. If you have visitors or deliveries, good luck with getting them in without walking all the way to from entrance. The management changes very 6-9months. Not a business of integrity. Any positive reviews are more than likely fake, unless they are given preferential treatment.
I’ve been calling for weeks no one picked up or return the call, this is ridiculous.
Hopefully I get a move-in date soon been waiting about a month now, they are very terrible at answering phone calls in the office and then they will have you on hold for 30 minutes. One time I was on hold while on hold I went up to the office still on hold by the way office empty no one‘s inside they’re not busy they just have me on hold for no reason.
Since 2019, 3 management companies a change of name from Ashdod Place. They’ve had 9 administrators and NON OF THEM did anything for the good paying and good tenants. They never fix anything. I have broken vinyl floors and AC that is CONSTANTLY braking and for days leaving me and my kids without air. Currently they have a new management and DID NOT INFOR THE TENANTS. Gym has been close since 2020 and the back pool is a green lagoon. They portal is down and there’s No way to report service issues and or pay online. My AC is out again and my family has to wait till MONDAY for them to open the office and me file a request. THIS PLACE IS A DUMP and looking forward to move. It might be cheap BUT WITH A BIG CONSEQUENCE.
I have lived in this apartment complex for 2 years now. I have put in numerous trouble tickets and all they want to do is put a Band-Aid on the situation instead of fixing it correctly. By living room windows leak every time it rains, my front door needed to be repaired and replace and all they did was put a Band-Aid on it. Every time it rains, water comes in underneath my door and part of the door is decayed on the bottom corner underneath the hinges of the door. I have mildew above my shower. I even had them manager come and look at these and he admitted that they needed to be fixed. That was over a month ago. Nobody is even showed up to even look at it after that much less try to fix things. The only bright spot I find in this apartment complex is the assistant manager whose name is Nikki. She is tried very hard to get things fixed for me but her hands are tied.

We will have maintenance come and assess these issues, and do what is necessary to repair all the necessary damages. Thank you for bringing this to our attention, and we hope that we can soon find a solution.
I moved here from NY without knowing the area. The location of this complex is actually really good but the complex itself is just horrible and embarrassing. The police are in the complex just as much as the tenants. The unit I lived in had a very old AC unit that never worked properly. I complained about it on a monthly basis and they would come look at it and thaw it out and consider it fixed. My TECO bills were $300+ for a 1 bedroom apartment. Being that I am from NY I thought this was normal for Florida. IT IS NOT. I have since moved, I am in a bigger (nicer) apartment now with a washer and dryer and my TECO bills are around $100.
It could be a good place but the owners don’t care about the upkeep of the property at all. No matter what, you are wrong and they are right. Air conditioning doesn’t work, to bad. All you get is run around and no results. It’s really sad. They will take your money and not help at all. I can’t imagine how hard it is to work for this complex if you have a Conscience! Can’t wait to get my fiancé out.
Worst place I've ever lived. Been here since March and it sucks. They dont answer the phone for tenants. They never fix anything. They tell u there was a mixup on the nicer apt with a washer dryer that u paid for and give u another on move in day (happened to me and 5 others i talked to). Bugs. Paper thin walls. Smoke and smells come thru the vents from other apts. I wish i lived in my car instead of here. Wish there had been other reviews not just the ppl in the office pretending when i moved in. Ask the ppl who live here.....awful!
Awful. The property is littered with trash. Very unresponsive maintenance/property management. Washers/dryers do not operate for a week and steal coins. No notice of malfunction is posted. Do not recommend. Entrance gate is always open (this is a high crime area).
Horrible management they are very rude and I pay for clicker for the front gate and my name isn’t even on it. It been 6 months and every time I go to tell them at the office they say they can’t do anything about it and I can’t even use the gym because you need your name to get in. Just like everyone else is saying the AC units are very old and my electric bill is so high. The cabinet are so ugly they just paint over them just like the bath shower. Some of the baseboards are half missing and it smell so bad when you turn on the water for the sinks. The kids and parents don’t move out the way when you are driving they act as they own the apartment. Always overcrowded by the teens that live at the houses around the apartments. Would never recommend to anyone worse experience never.
This apartment is horrible been calling about my a/c since may and they havent fixed it its been leaking all they do is put freon in it and all it do is leak out the a/c unit is so old they need to replace it. This is ridiculous electric bill done went up to $300 and they dont care at all... I would never tell someone about theses apt NEVER!!!!

Thanks for your positive feedback! We hope you continue enjoying life at Palm Avenue Apartments.
I've only been three months, this apartment has given me more problems than in a year I've lived elsewhere. The first problem of the apartment does not seem to be what they show you. The apartments are old. Second several of the apartments are full of termites. I understand that this apartment was not suitable for living and that we were rented, we had to wait a month from the stipulated date. Now I have another situation: the apartment is liquidating the water to me, literally, I have flooded with water and there is no telephone number to call the maintenance service and it is weekend that I can only wait until Monday to have a swimming pool in the kitchen
This complex is not safe. The air conditioning units are so old they force your TECO bills way up in the summer time. There are always neighborhood children and teens over-running the pool during off hours. Very overpriced for this kind of place.
Property Manager at Palm Avenue Apartments, Responded To This Review
Hello! Thank you for taking the time to write a review. I am sorry to hear that you feel this way about our complex. We are constantly working to improve and update our facilities, and we are committed to ensuring that all of our residents have a great experience. Please don't hesitate to reach out if there is anything we can do to help make your stay more enjoyable.
I live here and am stuck for another 3 months in my lease. I have currently been without AC for 10 days. It has been above 90 everyday and I am told that this issue is not considered an emergency. If you are planning on moving here you really should drive through the complex after dark, it gets pretty scary. There are teen groups all over and sometimes fighting. If you like to hang out at the pool---- go visit it after the leasing office closes. It is a community pool for every street in the neighborhood. They are disrespectful and completely take the pool over. There is a weight room in this complex that has been finished for at least 5 months but they won't open it because a large portion of the tenants are a menace to the community.
I moved in on March 15th. About a week later, I had a leak coming from the ceiling in my bathroom. The apartment above me had a leak whenever they took a shower that was leaking into my apartment. I called the front office on March 22nd and put in an emergency work order and nothing happened. About a day or 2 later, I had a mushroom sprout from my ceiling where the leak was. Put in another emergency work order, this time online, on March 31st and still got nothing for days afterwards. More mushrooms started sprouting from my ceiling and I was still getting water leaking into my bathroom. So on April 8th, I finally went up to the front office where I finally spoke with Daniel, the assistant manager. He was shocked to hear this and said he wanted to see it for himself and that he would take care of it. Nothing for another week. On April 15th, I went back again to complain yet again because I had a 5th mushroom sprout. He finally came out to look at it. Told him that I wanted to break my lease because it took them over 2 weeks to take care of it even though I only had to give them 7 days as per the lease. They denied me that because instead of using the date of either of my first 2 work orders, March 22nd and March 31st, they based it on the date that I first talked to Daniel, April 8th. I've also heard plenty of other people complain about work orders not getting taken care of in a timely manner. On top of that, I didn't get the apartment that I was originally told I was going to get because they gave it to someone else because they took too long to get my employment verification taken care of. Stay away from this place.

We value all feedback from our tenants and have implemented several changes to ensure this situation does not happen again. Thank you for bringing this to our attention.
Hi, Just wanted to update our review from 2018. We renew our lease for another year, total years living here is now 8. We're happy to say that we now feel safer living here, We're so happy that the front gates are now working, we can see the big difference now less traffic and less people coming in and out that don't live here, also the landscaping looks beautiful, the mailroom looks much better and cleaner, the parking spaces makeover looks good. Overall the repairs and makeovers look fantastic. The manager(Chelsea Sproul) & staff are doing a Awesome job and doing the best they can to keep this place nice and clean but its really up to the tenants to keep the place nice & clean. Management should notify tenants that there are cameras out there to capture suspicious activities that are being recorded, it would be a great idea to put signs out there for everyone to see. We think that will help a lot also to notify tenants that there should be a certain hours at night to keep noises down to a max especially when other tenants have to get up early for work the next day, running kids upstairs, talking real loud, loud music, pounding on walls and floor, etc... :) There's a lot of kid riding their bikes and playing out there, so we think that it's a good idea to also put out signs for the safety of the kids, we seen cars coming in and out speeding in here and not paying attention. Every day we love living here and feeling safer, we can't wait to see what management will do next !!! ;) Thank you for everything you guys do in & out.. My family and I appreciate management and staff. Z.O and Family.
