Property Ratings at Palm Living at Vintage Park
I have been a resident at these apartments since March 2022. These apartments have many issues; real bad roach infestations, mold growing inside the vents, broken appliances, A/C does not properly work, the front and back doors are not placed correctly so there are significant gaps to the outside, they do not keep with up with their landscaping, the outside smells like pee, there is pet poop everywhere, there is no proper lighting at night in the parking lot, no security cameras, and the gate is always broken. Due to the low security, vandalism to resident cars happens often. We have gone through a few management changes but our current one has been the worse and least professional to work with. They have no sense of basic customer service or any single drop of empathy for the residents. They are extremely rude and lack basic knowledge. This past weekend, all the tires of one my vehicles were stolen from inside the property. Although, I know crime can happen anywhere the fact that there is not lighting, no cameras, no security, and a broken gate does not help keep residents safer. Anyone can drive in and out, at any time. This morning I called the leasing office, and I stated that I know this is not their fault and that crime happens but that I was very frustrated with the lack of safety. I asked for corporate number so I can voice these safety concerns. The leasing agent said she cannot give me a number as they do not have cooperate but she can give me the address. I was confused by this, so does that location not have a number? … This lady clearly could care less about our situation she rude and completely apathetic. I called her out during the phone call and told her the least she could do is show some human relation and say “ I’m sorry this happened to you”… She ended up hanging up on me because she was not going to have anyone talk to her like that, the call is supposedly “recorded” so they can listen back and hear that at any point did I call her out of her name. Yes, I got more frustrated and triggered after she showed no empathy but I did not call her out of her name. In the most basic customer service training, they teach people how to deal with customers emotions and how to show basic human empathy even through a hard situation deescalating skills go along way.
I have lived in this apartment complex for over 1 year now and within the last few months, the property has been under new management. I absolutely love the new team that has taken over running the property. The two ladies that work in the office (Sam and Lindsey) are friendly, helpful, and always trying to make improvements to the community. Right now, they have a Christmas wrapping station set up in the office that is free for residents to use! The office is also open much more now since the new management has taken over, making it easier to pick up packages, use the community room, and work-out in the gym. For the cost and location of this apartment, you're truly not going to find a better deal. I have loved living in Vintage Park; it's a fun area that offers many delicious restaurants, fun bars, and a unique shopping plaza. The interior of the apartments may not be in pristine condition, but I consider them to be above average. They have new appliances (fridge, oven, microwave, dishwasher) and they provide you with a washer and drier in the unit! Additionally, I am also grateful for the amount of storage room in this apartment. I live in one of the one-bedroom apartments with my boyfriend, and we have plenty of room for storage. I also enjoy having the small office in the apartment, quite and respectful neighbors, free covered parking, and a mail room that's open all the time (just for mail, not packages). I really only have a few complaints about living here. First, I wish all of the apartments had wood floors. The carpet when I moved in was spotless, but I personally prefer tile or wood. Second, the pool looks much nicer in the pictures than it does in real life. It is still a nice pool, but it could be cleaned more often, and the hot tub doesn't really get hot (more like bathwater). Third, the gym is good for a quick cardio work-out and there are some free weights, but if you're super into fitness, you're going to want a gym membership (there is a 24-Hour Fitness less than a mile down the road). I am sad that I will soon be moving out of this apartment. The only reason I am leaving is because I have job downtown and the commute is too unbearable. P.S. - this apartment complex DID NOT FLOOD during Hurricane Harvey. Many streets and houses in the surrounding neighborhoods did, but this property didn't even come close to flooding.

Thank you very much for the awesome review! We really do appreciate you.
After leaving my previous apartment complex && coming to Tivoli I am extremely excited I was able to have my old property manager back, having this team of wonder ladies have been nothing more then a blessing. I've read previous reviews but they definitely have to have been old. I have recently moved here and so far so good. I know if I need anything I cam reach out to Lindsey or Sam and they are right on it. My apartment is a very nice size considering it's just me and my soa NOT TO MENTION MY TUB. I love that when you call they try to get things handled quickly as possible. IF NOBODY HAD TOLD YOU LADIES LATELY I'LL SAY IT YOU ROCK!!!! A very satisfied resident.

Thank you so much for the time to review our property!
I've lived here for three weeks, and regret moving in every day. It is filthy, things are consistently breaking - including the AC - and I cannot get any response form management. Maintenance entered my apartment without leaving a note or telling me they were coming, and didn't fix what needed fixing. It's loud, and there are bugs. I absolutely hate the apartment, am thoroughly regretful about moving in, and hope that nobody else ends up in this situation.

I lived here for 3 years and things went from great to horrible within that time. The management here was amazing, they took great care of all the residents. We used to have pool parties for residents, free events planned at the front office, and maintenance lived on site so he addresses everything basically instantly. Then a new company bought the apartment complex out, the staff was replaced and the new management staff was horrible to say the least. With Berverly as the new manager, I endured roaches, flea infestation due to untreated lawn (this is a pet friendly apt. complex, but they gotta treat the grass, no I had no pet just lived on first floor where there was a cat owner before I moved in), cheap maintenance fixes, a.c. going out constantly, service requests for anything being responded to 3-4 months later or not at all, jacuzzi being with no water all summer, a constantly dirty pool, rent raised $200 based on new management & "upgrades", oh and no parking. You have to park outside cause people pay $85 a month for a garage and there's nowhere to park for free so you literally have to park in the street everyday. When I reached corporate, management told me they felt "betrayed" because I'd emailed corporate, yet she'd given me the runaround about sprinklers damaging my furniture, curtains and wood molding inside the apartment(Windows were not sealed properly, I lived on first floor and water leaked in thru and water damage occurred). Took them 4 months AND me reaching out to Corporate before anything was fixed. No, I never got paid for my furniture, and NO, I would never recommend this complex to anyone.

I have been here for over 1 year. The service here is terrible. I recently moved into another apartment to a better more expensive apartment hoping it will be better, but not so. Management and maintenance are forever changing. Service requests are never done and when you report it to the manager, she ignores you and treat you like you are the problem. This is not a 4 star apartment. I have been in my new apartment since March and maintenance refuses to fix or even show up for service requests. My air condition has been on the fritz since I moved in and still not fixed. My mother got hurt on a loose board that a service request was put in 3 times. Maintenance still haven't fixed it.

I've lived here a few months and it's terrible. go somewhere else!! you can get much much more for your money at apartments nearby. There's tons of bugs inside and trash outside. the interior is cheap!! There's always something broken or already broken. As you can see, the "Property Manager" is commenting on reviews here posing as a resident.... it's a joke!!!!
I just want to thank the awesome staff at Tivoli, man you guys are awesome! I came in needing a place and Brie was great, she showed me around and I leased and they were able to move me in the same day too! I got a cool spot Stainless Steel Appliances and the built in desk area sold me. I got my own little built in office to study for test, work on work and I'm close to work, and its nice here. Ya made me feel at home and I really thank you again.
Well I had almost given up on my apartment search. Yes I was one who read these reviews, it was in my budget. I'm a student and needed something in my budget. But when I read about the Free Tanning, well I was like another way I can save money. Anyways I stopped by and saw the place. Pool is amazing, its huge, has a hot tub, that is a plus! A movie theater so I can watch games, movies, Love and Hip hop lol. A media center where you can shoot pool and play foosball too. I mean it looked like candy land to me! My apartment is spacious and open, at a good price. And the employes where nice and helpful so all in all I think I won big when I choose to stop by. Just my thought anyway.
I would never advise anyone to move in here. I am not usually one to write reviews but my experience here has been horrible. First and foremost, there are roaches. I keep my apartment spotless and don't even have a trashcan in here to keep from seeing anymore roaches than necessary. The first time I cooked here I walked away while stove was warming up and came back to find a roach cooking in my pot. As a result, it's a rare occassion that I cook here. Maintenance is horrible and rude. They never clean up the mess they leave. They broke my brand new $800 60" TV while fixing my outlets and denied it after leaving it in the middle of the living room floor. The apartment manager suggested that I file a false claim on my renter's insurance indicating a break in. The regional director, Marcy, of the management company did not contact me for over two months and when she did stated that "maintenance said they didn't do it so they didn't do it." My A/C and power constantly go out. When a member of maintenance came to change my kitchen light, he sarcastically made a remark about putting a ladder too close to my newly replaced TV on his way out the door. Maintenance also used my brand new decorative dishtowels as well as my son's wash cloth to fix the broken pipe under my kitchen sink. They were covered in dirt and glue. They also left everything they moved from under my sink and left it in the middle of the kitchen floor.

I am surprised to hear you say that. I have not experienced any issues with bugs of any kind and I live on the first floor. I think they got like pest control that comes out if you need them. I haven't had to but I think they offer that service if you call and tell them. My a/c works fine and other than rain storms the power has gone out once when we flooded a few weeks back in Houston. And maybe it is just me but maintenance is really nice to me at least, they seem very quiet and shy so that is surprising to say about those guys. Hope you found somewhere you like living at as we love it here and plan to stay until we are ready to buy a home. Best of luck to you.
Pros: The property is kept up better than most places. No trash laying around. Ac works too well during Nov-April (it's a good thing) No bugs really, a spider here and there but this is Texas No real disruptions other than the weekend pool and even living above it is tolerable and can't be heard over the TV 94% of the time Security key walk thru gate Just far enough off the freeway but close enough to pretty much everything Gym has a cool kick boxing type work out equipment The two in the office are always very friendly Cons: It's 78-81 in my apartment from about 12 noon til 9pm during warmer months Every surface in the place is unlevel and now worse since the building started shifting The office plays dumb about things sometimes.. Seems they should be able to manage the place and yet can't make the call on things. I understand this place is a business, just needs some work. Gym is pretty bare. The only treadmill doesn't like to work.
Property Manager at Palm Living at Vintage Park, Responded To This Review
I have lived here a few months and I think that it is a quiet place. It has everything you would want really, they gym is nice I'm not sure if maybe you lived here a long time ago or what I really like the free tanning booth too and the pool is never crazy maybe just people who work hard to live good and want to let loose and enjoy themselves, I mean we work hard to pay for a place like this and we should be able to have fun and enjoy it you know? Maybe that crazy person enjoying themselves is me! IDk I think this place is a good place to live and would recommend it to a friend. The staff is nice and stuff. I wouldn't say they play dumb I think they are helpful and people pleasing. You can please everyone but if I had to say if I would suggest this place to anyone my answer is I certainly would! Favorite though is movie nights at the theater and the free popcorn!
