Property Ratings at Palmer
Buyer beware! Do not live here! My husband and I lived here for almost 5 years. It was fantastic in the beginning but the management majorly went downhill. You will have holes in your ceilings for months because they contract out for drywall repairs. Corporate doesn’t allow them to have the budget to fix issues. On top of that, several office staff are incredibly rude and act like it’s an inconvenience to ask questions on the rare occasion that we went to the leasing office. We had mold and it took weeks for them to take us seriously. We have already discussed our concerns with management prior to moving out. These are not luxury apartments. They’re old buildings built fast for the 1984 Worlds Fair so they have constant issues since it was built with no integrity. All repairs get the “landlord special”. I’m not one to leave a bad review usually. But I can’t let someone else not be aware of the insanity that is, The Palmer. DO NOT MOVE HERE.
I’ll try and keep this review as honest as I can, I do not recommend living here. It started out great but there are a multitude of issues with this place. The rent is over priced. You can find the same floor plan but brand new property with washers and dryers included just down pleasant ridge road, for the same price. The floor plans are spacious and overall pretty nice but the quality of the build is not good. These are old buildings with constant leaks, cracks, and plumbing issues. The walls are paper thin and some of the buildings are shifting causing the giant crack on my wall where water comes through. I believe this is a safety issue. Daryl is a good community manager and I believe he genuinely tries to look out for you but there’s only so much he can do. Upper management has proven that they do not care about this property. I often get fees and higher rents that get thrown in last minute.
The place is in dire need of upgrades. The previous management gets blamed for all the current problems. Before leaving, the office offered to post our deposit to our last prorated rent, I declined and paid it instead. Now, 3 months later, I ask about the status of my deposit, and I'm told the documentation was sent to corporate for you to receive the deposit. One day later, we are told that we owed over $500 in back utilities. I challenged this saying that we were never late on a rent or utility payment. The manager stated that he had zero documentation to show our charges, but that the $450 deposit was credited to our fictitious balance and they credited the remaining $100 to us. They will lie and cheat you. Homeless is a better option than here.
The Palmer’s community is clean and friendly and feels like home!
I just recently moved to The Palmer and I love it so much already! Super spacious and I love my patio. They are cat and dog friendly so my furry friends are enjoying it too! I Would recommend these beautiful apartments to anyone!
I have lived in multiple apartments in the past few years, but The Palmer takes the cake. The amount of space is great and the amenities are outstanding. I will be staying here for a long time!
I really do love these apartments! I’m not being paid or bribed to say this, they’re so nice, great location, and super friendly staff! I’ve researched so many apartments and lived in multiple and I love it here!! It’s the best! I see myself here for hopefully years to come!
Lived here for 2 years. Not too far from anything like restaurants and grocery stores but not right in the middle of town either. Loved the renovations. Apartment staff are very friendly and very helpful.
The staff there are extremely friendly, the community is quiet, and the apartments are super comfy. I lived at The Palmer for 6 months until signing papers of enlistment with the Army. They gave me zero hassle and worked with my situation! We had one very minor issue with our apartment and the maintenance guy showed up within a day to fix it (he's also very nice and listens!). If I ever moved back to Knoxville I would 100% move back here.
The first time we tried to apply here the apartments went so fast so we didnt get the chance to get one. SO if you want to apply I suggest doing so right then. The second time we tried we got accepted for the apartment we are living in now. I LOVE IT HERE. Our home looks just the like photos and everything has been wonderful so far.
We moved in a couple of months ago, and so far everything has been wonderful. My apartment looks just like the pics on here, honestly even better! The staff has been so friendly through this whole moving process, answering any/all questions that I have. I moved here from out of state, so going blindly into this was a little scary for me. I went with the gut instinct and which complex actually responded to me in a timely manner, which was the palmer! It is so calm here and my neighbors have been so friendly. Even the courtesy officer is friendly and he actually walks the property unlike other apartments we have lived at lol We think that we are going to be staying here for a couple years until I graduate, so this place is now home for a while. If you take anything from this review, just know that if you are thinking about living here I suggest you do. We love it!

After just recently moving out of this apartment complex in August, there are plenty of reasons for the one star rating that I am giving! The first thing that I didn’t really like was the water damage that my apartment took within the first month of us moving in. The next thing was the amount of things “promised” to the residents that would be coming in the near future that never happened until we were moving out like the “24hour gym and parking tags” so that was a waste of my time to hear. Towards the end of our lease in the apartment we get more water damage in my roommates closet and the laundry room and the patch work that was done on that project was ridiculous and looked like an amateur did that and no compensation was made for that! Lastly, after we had stayed there a year there were a few damages done to the apartment as things happen and one in particular was the couch has drug up some of the laminate flooring, which was cheap as hell and there were 4 little spots that it had messed up but when we get the final statement back for the apartment they charge us $800 for floor damages and I just don’t know how they got that price with how cheap and thin that stuff is! Their estimates are absolutely ridiculous and not realistic and just another way to squeeze out more money.. 1/10 and would not recommend this apartment to anyone especially students unless you want your money taken for a pricey estimate of cheap repairs.

Just moved to the Palmer this week and we love it already. It really feels like home and very safe. Our apartment is a spacious 2 bedroom 1.5 bathroom with vinyl hardwood style flooring in the living areas. We love our end unit and the lighting in the parking lot. I’m no longer afraid to take my dog out late at night like I was at my old apartment. The location is extremely convenient to all areas of Knoxville! The office staff truly care about you and the community. I can’t wait to live here for many years!!!

I have lived here for several years before it was renovated and it was called the gables. The palmer is a great place to live. My family loves it here. Safe community with helpful neighbors that feel like family. It feels like home and that was important to me for my kids. We have a fireplace in our apartment and granite counters. The office staff is wonderful and so are the repair guys. The staff has worked so hard to make this community special and it really shows. We look forward to many years to come!

If you are thinking about living here... DO IT! I have been renting for a while now and this is by far my favorite in Knoxville. The new renovations are so wonderful. I love having my friends over. They all say that they are jealous of my apartment lol! I live in a 1 bedroom and it is so spacious and cozy! I have a wood burning fireplace and washer/dryer connections, which is wonderful to come home to. My neighbors are friendly and respectful. I think most people that live here have been here for years, so everyone has built a good relationship. The office staff is always welcoming! I recommend this place to everyone looking for a great place to call home!

Love living at The Palmer! Lauren and Taylor in the office are so sweet and helpful! Definitely check out the cute coffee bar/lounge area in the office. My apartment recently got renovated and it is stunning! I also enjoy my neighbors here. Everyone is like family! My fireplace is wonderful during the winter. So is the washer/dryer connections! I planning on staying here for as long as I can while in school. Highly recommend to anyone looking to live somewhere cozy and quiet!

Absolutely love living here. It is a small, quiet property with an amazing office staff. Office staff and maintenance are quick to respond if needed. The layouts are very spacious and rents ate reasonable.
