Property Ratings at Palmers Creek II
Awful. Unit walls are paper thin, you can hear every thing outside in the parking lot, in the hallways, above you and below you. Trash rooms are deplorable and basically a dump. Have been reported to county as a community hazard. Dog park is a fenced in mud poop lot, no one picks up the dog poop trash cans, trash all over property grounds, ENTRANCES ARE NOT SECURE! Never ever are they locked and functioning. Units infested with roaches and bare minimum is done, construction is spotty just to be able to overcharge people needing a place to live.

This community is complete trash. brand new apartments but everything in here is falling apart. hot water does not work, paint peeling from the walls, elevator stops working randomly, something is always wrong with AC/ Heat. there has been a snake infestation in the parking lot because theey refuse to cut the tall grass. the trash room is never emptied and the hallways always smell like garbage. Also, theres a huge drug problem here. hallways always smell like weed and my neighbors and I found multiple bags of cocaine in the elevator. just don’t move here, the rental staff is terrible.
They never answer the phone! All calls get directed to a 3rd party answering service. The 3rd party always says someone will be in contact with you soon and no one ever calls! They really need to change their application process and get rid of that answering service!
Paid for app fees and got approved. Let’s be clear if you own a GSD don’t apply. I only found out after they took my money that he’s considered a restricted breed. This was mentioned clearly on my application which they obviously didn’t read. No one mentioned him until I followed up to confirm since we were into the steps of submitting pay stubs. Nowhere in their lease paperwork nor their application online does it specify any breeds. It strictly says 75lbs+ aggressive breeds. Well I don’t consider my dog aggressive but I guess ankle biters that yip constantly are allowed. Do not recommend this place at all. Tried to excuse earlier bad reviews because this place is newer but now I see why others left. They are now refusing my refund.
Apartments are beautiful but the process is not worth the hassle. I was told many times I’d move ima bd then after moving the date back and back I was finally denied and told I made to much to move in. They take account every little thing. Money I was not going to make this year they added. I gave proof I wouldn’t make that money and they still didn’t let me stay. Now I am fighting to find a place to stay. This is not the first time this has happened with these apartments.
Never picked up calls of emails. Said we make too much and are going to refund the money due to miscommunication after multiple calls there. Told them we don’t make as much sent the paperwork. No response.
For a supposed reputable company they are awful about returning phone calls, emails but gladly take your money without hesitation. I applied one month ago, submitted all documentation that was requested. I even dropped them off at another apartment complex in Stafford just as the manager requested and told me I was approved. That was two weeks ago. Yesterday she had the nerve to tell me she was waiting on my paper work. I told her that it's been in Stafford just as you told me for two weeks. So my time sensitive material is floating around God knows where. Move in date is August and well I have not received my application approval documents. It's truly upsetting to know they are playing games with people's livelihood. If the tables were turned on them, I'm sure they would have been pissed.
My husband and I applied for an apartment 2 weeks ago online, and no one has called us since. We've contacted them 4 times over the last two weeks and we just get sent through to an answering service that takes messages for them, not actually affiliated with Palmer's Creek at all. The answering service apologizes, says they're taking notes and giving them to Palmer's Creek so they'll call us back, but they never do. They were sure happy to take our application fee money though. Very awesome.
