Property Ratings at Palmilla Apartment Homes
Although the past reviews may have been bad, but for my experience it is not. We moved here May 2020 and it’s been great. Neighbors are nice, staff are as well. This is a secure place, no break ins whatsoever. Sheriffs patrol nightly. It’s a nice and quiet atmosphere. I like that we’re by Campus Pointe. The inside of the apartment are really nice. Has good amenities! I highly recommend Palmilla, it’s at a great price!
TL;DR if they offer you a free months rent to sign a lease there is a reason why. Don't stick around to find out what it is because it will be to late to get out. Palmilla is basically overflow for the student complex next door. If you do not want to live with college kids who are 3 to an apartment you might want to consider other options. During the day an throughout the sales process things look great. Based on my experience here what they are selling does not exist. While the staff are great at submitting work orders for repairs that is really all they are capable of. They are unable to resolve the disconnected assigned parking, some people have spots directly outside their unit and others have a long walk even though there are enough covered stalls for everyone in unit block. Noise complaints go unaddressed by the on duty safety patrol or the local property management staff. RPM Company maintenance was good at resolving the black mold that started growing in the pantry/laundry room after we complained enough to management up high enough. It is conveniently located to Highway 168 which you can hear from your patio. The concrete around the pool is breaking down and wearing to give it the feeling of walking on cheese grater. Having lived in large apartment complexes in the valley for a while this has been the worst.
Once you sign the lease, expect a quick decline in customer service. The gates are often left unsecured and break ins are common. The pool and jacuzzi have been both "temporarily" out of commission for two months; which besides a small gym is the only amenities at the property. If you need something fixed in your unit, maintenance will show up 1 out of every 3 times you ask. Palmilla claims to be luxury. They are not.
Worse apartment I've ever rented. Too many bugs get in from outside Cheaply built - very noisy (outside and neighbors) Management is terrible, made mistakes with rent 3 months out of 12. Unable to logically deal with minor issues leaving residents to solve issues themselves or live with it. If you decide to rent, make sure you read all the lease details. Would not recommend it to anyone.
I love living here as its very close to Fresno State and local shopping areas. Management is great and they are very professional.
