I moved here in August 2022. We rented because of new renovation and our apartment is located on a pond w fountain. Good sized patio its shaded for all day use. And the fountain everyday that there is sunshine a rainbow appears! What a way to wake up to Rainbows a sure sign of a Beautiful Day! We love it here! Suzanne
I have been living here for about 4 years and it has been quite a pleasant experience. In my last contract renewal they changed the folders in all the rooms and the floor of my apartment without any additional charge. The staff is quite friendly and the manager Nancy is always attentive to the needs of the tenants. I recommend the property 100% the apartments are very nice and comfortable. The environment is very quiet and clean.

I love my new home here, newly renovated apartment, moving great from a house to a apt was beyond nerve wrecking but Nancy made everything smooth and simple, the community is quite and close to all shopping centers. Vallet trash and maintenance picks up the grounds regularly. A great community to call home.

Huge Mold Problem in several apartment. And I was told my mold would be handled if I renew my lease. And it's still causing me health problem. Not a safe place to live. Gates rarely work so consider the apartment knowing that's not an amenity. Please be care full when viewing your unit. Spray paint is their friend. They spray paint over walls floorboards, ceilings, vents, toilets, and mold.

I went to this complex because it's close to USF but it's nowhere near the quality of other apartments in the area. I spoke to a few nice people in the office but when I arrived and I spoke to the rude and impolite property manager Russell he helped me decide to look elsewhere.
**WARNING** I’m a 28yr old male and not picky at all but I must warn everyone!!! Pictures are misleading. Staff is extremely rude and maintenance doesn’t fix anything!!!! They showed me a nice 1/1 but when I signed the lease and moved in, the actual unit wasn’t nice at all. Roach infested and everything was damaged and broken! I had to pay out of pocket to get roach traps and the floors professionally cleaned along with the carpet. Windows were broken. Dishwasher leaked, stove was missing burners and a seal on the door. It’s nice and quiet during the day, but at night it’s a different story. Extremely loud music, people screaming and fighting. Bums walking around everywhere, (I had my patio furniture stolen the first week of living here) I could continue, but I think you get my point. I would recommend renting anywhere else!!!! PS- you won’t get your deposit back.
Tyrone and Angie were kind and made you feel like they had your back. New management is rude and treats everyone who walks in like a burden. They all seem upset with their lives. Residents have always been questionable. Most are nice, but some are noisy, one wanders around at night screaming, and others openly smoke weed by the lake, so you can't always open windows. Glad to be gone.
I moved here and everyone is nice in the office. They aer always happy to see people. I can go to office anytime and have coffee. They greet people with a smile and shake their hands. I thought it was just how they were when they rented an apartment. But they know my name and the names of other people who walk in. Its just not what I was accustomed to. My apartment over looks the water and its perfect for me. My neighbor is a nice lady, she showed me where to get good hot wings. 5 stars is not enough. Angee and Tyrone are good folks.
Very happy with my decision to move here. The office staff made a quick easy move in within a couple days. Maintenance came immediately and the neighbors have been friendly. Haven’t had any concerns with noise the place is very quiet.
New for this state and it was the only condo that I do not place so many "but" to rent me and the administration staff very nice and attentive in everything one needs
If you want to wake up feeling filthy and disgusted with your living situation, this is the place for you.
Nice place hidden away off of Fletcher. Kitchen and bathroom are pretty spacious for a 600 sq ft apartment. Lots of room in the living room, and the bedroom is pretty nice. Good floor plans is what I'm saying I guess. If you don't have the best credit they'll work with you instead of outright denying you.
I am new to the Tampa area and the palms at sand lake welcomed me with open arms. They made my move in process as smooth as possible. I love the quiet community i live in.
If you need a cheap place to stay this place is decent. No frills, no thrills just a place to stay if you are trying to live in the USF area and save money
