Although surrounded by inhospitable desert, Phoenix is one of the largest cities in the United States, and the nation’s single largest state capital city. The area contains numerous galleries and museums, putting the people in contact with everything from the European masters to Native American craftsmanship to modern originals from Phoenix’s diverse artistic community. The Downtown cultural scene has developed into a top-notch feast of visual and performing arts, with symphony performances, live theater, and the popular First Friday exhibitions. Phoenix is also an excellent city for sports fans, being one of the few cities in America with local franchises in the NFL, MLB, NBA, and NHL. Several thousand students attend the two Arizona State University campuses in the city, as well as the over-50,000 who attend the main campus in neighboring Tempe.

Property Ratings at Palms at South Mountain
I have lived here for eight months. They did not have my apartment ready when I was moving in nor was it safe with a broken window and the only one they did have ready was $200 more a month which I had to opt for because I was not going to move in to an unsafe place. Since I moved in, my fridge broke and they didn’t give it for two weeks the water has been turned off 6 different times for a whole day. My dishwasher has worked a total of two months and I have put in numerous work order request to get it fixed. The police have been called to multiple apartments close to mine and The alarm system that you have to pay for does not actually work.

We appreciate you sharing your experience. It's unfortunate to hear about the issues you've encountered. We strive to provide a comfortable living environment for all our residents and it seems we fell short in your case. We take your concerns seriously and will use this information to improve our community. Thank you for bringing these matters to our attention.
The day I moved in the apartment was not ready so I had to find something to do for 3 hours in the 110+ degree heat with 2 pets in the car. Once it was "ready" I still had to clean a bunch of things myself. If you ever need anything from the office but can't make it there in person don't bother. I usually can't stop in because I am at work and when I call I get sent to some third party company who says they will have The Palms call me back. Never once have they called back. I have also put the same work order in 3 times now and it still has not been fixed after a month. I enjoy my apartment itself but man is the management poor.
The staff is entirely lazy. Have to place multiple work orders for service of one thing. Neighbors are not pleasant, had multiple issues with mine where local authorities were involved. Advised to take it up with Apartments, management has YET to step in. This is the absolute worst place to live in Arizona. The location and price sounds too good to be true because IT IS! Keep looking!

This is the most overpriced apartments in Phoenix. I won't be dramatic with this review but let me begin. First, they forcefully charge you for valet trash that has to be part of the lease (mandatory). Also for an alarm that is a stupid reason for the owner to charge you more for profit. Then they have petty things like checking to see if your car tags are expired, why you may ask? Because the towing companies give them an extra buck for a tip. I don't have to worry about that I pay my personal stuff, but that is pretty petty. Now there's plenty more that I would love to place here, but the most ill advised charge they hit you with which btw encouraged me to write this review, is now in December they're going to start charging everyone additionally for the lights, pool, and accessories that they are responsible for investing in! Wow! It's up too you as a renter. I hate reading bad reviews myself but this new charge really pushed me to write this. I highly Un recommend living here.
Literally the first thing a tenant said to me was don’t move into this place and I should’ve known then that was a sign. The first day of my move in I could tell that my apartment wasn’t cleaned. My porch light and patio light didn’t work for the first three months of living here it took six months of me living here to even get screens on my windows. Then the apartment next to mine flooded which seeped through into my apartment so half of my bedroom and bathroom we’re completely soaked and the management didn’t do anything about it so I had to sleep in my dining area for a week. I wouldn’t recommend living here to anyone. They don’t care about their tenants at all!
My husband and I have been living here since August 2017 and let me list what we like before I get into the bad. The apartments themselves are very nice, spacious and enjoyable. That’s it’s. Now for the unpleasant. Management is practically unreachable. It takes 13 calls to get anyone to answer sometimes! 13! Anything more than 2 is a problem, let alone 13 freaking calls! We have placed 3 maintenance orders since we moved in and none of them have been fixed but they put on our account that they have been, not cool. We’re being charged for several amenities that we also have never received even after we brought our problems to their attention. We are saving for our first house and that is the ONLY reason we are still in this place. Well maybe the fact that the apartments and prices are decent. Management just isn’t great.
Lazy staff absolutely TERRIBLE parking no assigned spots trash sitting outside of the dumpster not very clean. Complex looks extremely congested. Keep looking!!
Moved out here from Ca, moving here was the biggest mistake i ever made, the only good thing about this place is the location. Place was dirty when i moved in, AC broke a few times and it took them over a week to fix (each time), Had leak from upstairs go thru my ceiling into my closet and damaged my clothes, at first their fix was to just "paint over" the damage. i threatened to get an air quality test to test for mold and they came back to fix properly. They are all about cutting corners with maintenance. Communication between management and the maintenance crew does not exist, expect to open several work orders for the same thing. they will close out before getting back with you to see if it has been resolved. Had my car broken into and they did nothing (no cameras either), the gate works every now and then... but either way when you come home in the evening there is a line of people just waiting to get in. They spend a majority of the budget making it look pretty on the outside instead of the units and AC equipment or appliances. There are a couple helpful people in the office but the management is worthless and horrible with customer service and following up. Expect to follow up with them yourself for anything you need, they are only quick when they need something from you. I would NOT recommend this place to anyone.
This place is horrible, I have been living here about a month, when I moved in the refrigerator had a smell as if something crawled in it and died it took them 3 weeks to replace it, I have had to have the shower wall resurfaced because it was peeling, the dishwasher leaked all over the place when I used it, they said they fixed it and now the garbage disposal doesn't work, it rained heavy one day and the floor in the kitchen was flooded because the window seals are rotted out, the dryer vent was full of old lent and dirt. The place just isn't up to par like they advertise it to be, and they charge you more then what they tell you you will have to pay with bogus fees and taxes. For the money you have to pay this place is just not worth it and the manager and staff are rude and unprofessional. Just horrible I wouldn't recommend this place to anyone to rent... stay away!!!
There is no local number, to call the office, they shut your water off with no notice, the pool gates are always locked, in the heat of summer, they do not spray for roaches and paint over any evidence of bug droppings...they charge for a personal trash a month for 30 dollars even if you don't use their service on top of city trash fees. You can do better.. Good luck.
wasn't bad until new company took over now they are leaving us out on the lurch
I have lived here going on 4 months now, It is quiet and close to many things. I am on the second floor and it is hard to keep cool and keep utilities down. I have a few maintenance issues that I asked to have looked at when I moved in and they were never done, but a new management company has recently taken over so I will resubmit my requests and hope for the best. I was also told there are grills to use at the pools, picnic area and playground (which my daughter loves to use) however there is not one at the second pool which is where I live. The pools are both in great condition and the grounds well maintained. My apartment did not come with a microwave (lucky I had one), I think there was one in the model, so just make sure to keep an eye out for that.
so far living here hasn't been as pleasant as I expected. I was pregnant when we first moved in and we weren't there a month and we were bit up by bed bugs. The complex acted fast about treatment but the whole situation stressed me out. Another thing when we first moved in our apartment wasn't ready even though they had a month to repair whatever they needed. There was holes in the wall still, they didn't paint the walls in some places, and our ac unit wasn't working we stayed there for one day without ac. The staff is nice I just don't recommend this place.
I've been living here for 13 months. Great complex.. Maintenance comes in timely manner. They're good about the pool being clear at a center time and I've never seen a bug of any kind since I've been there. Management is friendly, could be a little nicer, but they're nice & Nicole is great. They are a tag overpriced it is possible to pay cheaper & get more, atleast a full size washer & dryer. Other than that I'm sure the next person will enjoy living here as much as I do.
This complex has been great over the past year and a half of renting here. I am within 3 miles of my job, grocery stores, restaurants and Arizona Mills mall. I am also less than 9 miles from ASU and Skyharbor airport. Living here as a single woman with a small child has never been an issue for me. Parking is right next to my door so I just walk right up to my door from my car which allows me to feel safe. Very well lit. My neighbors have been friendly. I've met both my upstairs and side neighbors. Parking has never been an issue (no assigned, covered). Maintenance requests can be submitted online and are completed within 2-3 days. Emergency maintenance is available to call 24 hours a day and they responded within an hour of calling them. Rent can be paid online which is so much more convenient than needing a cashier's check or money order. The grounds are always kept clean which is REALLY important to me. I cannot stand a trashy looking apartment complex. The only issue I believe is the back corner flooding whenever it is monsoon season. The complex has started to now open the back gate on those rainy days so we no longer have to drive through the deep water or park elsewhere and walk to the apartment like last year. Overall, I've enjoyed living here and never had any issues. I work full-time, am a full-time student, and a full-time single mom and The Pointe at the Foothills is affordable, well located, and has kept us very happy.
The Staff: Lovely group of ladies who are generally great individuals. However, the power they are given only go so far. With few staff members for such a large complex, you can tell they are given too much to handle. They recently under went a new management change, causing a disruption in a lot of services and filing of paperwork in the process. Hopefully, the change of management was for the best. I believe they went through a change just before I moved in a year ago, and now already into another management group. They are very by the book, and do not work with individuals on case to case basis quite often. Questions there... Community: Large complex with covered parking on the outskirts. Lovely for my unit, but in the middle, it got quite crowded and unpleasant. The gates require key cards, which becomes useless because every week one of the entrances are broken. To have a key and not a code is very inconvenient. Units: Very clean and up to date. Not the stainless steel appliances ,but not the old broken appliances either. Satisfied with the units and the set up. Overall, it was an average complex with no major issues. Located in a decent neighborhood with plenty of kids. I just do not agree with the price hike for the value.
