I don’t recommend this place at all. I lived in this place for a 2 years. The apartment was very outdated and the AC stopped working every 2-3 weeks. In the beginning of the lease they will give you the apartment with many issues, but in the end of the lease they will charge you for those issues. The pool is not heated. So it's just leave you 5 months a year to use the pool. Because water too cold ??. Gym was closed so many times for different reasons. Front of the complex they building a new complex so prepare for a lot of noises. If you have an issue in the apartment normally it's take them between 7 to 9 days to fix it. The sheriff office was so many times in the complex because there's couple of drugs dealers living in the complex. One time they didn't let me and my son go back to the apartment for couple of hours because they try to arrest couple of people. Expensive rent.

RENTER'S BE AWARE!!! Our Family hated it so much we broke our lease early! The apartment my family lived in was small, very old and tired, the bathroom was simply disgusting, years of bad finishes and sloppy repair jobs can be seen on every inch of the place, the tubs are just repainted after every vacancy and started to peel within weeks of using the shower! old appliances, Cheapest paint on the walls, if you scratch them even slightly the only solution is to repaint them as it can't be cleaned without wiping off the paint. Finally, say bye bye to your deposit! they will find the smallest imperfection to charge you BIG MONEY! Their behavior on this regard feels very predatory! - Carpet Cleaning $162 - Apartment Cleaning $150 - (this one will make you laugh, charged for water marks on the Kitchen SINK! and a dried wipe streak on the oven!) - Painting $270 (My kids in there did scratch the walls, and since the paint is so cheap it takes off the paint if you try to wipe it off, no contest on this one expect they can't even provide proof this is what they actually spend) Unfortunately, no star review is not an option! All the above charges seen arbitrary, no receipts that this was the actual costs, and they refuse to provide them (obviously because it was not done, and charges are most likely made up).

Good morning, Anastasia and Rafael and thank you for your review! You told us the reason you were breaking your lease is that you were buying a home. In fact, we have no record of any issues until you received your final account statement. I can assure you that the paint is not cheap. No, the paint cannot be cleaned after someone drew it all over the walls with markers/crayons/pencils. Unfortunately, the damage was permanent and needed to be repaired. Since we didn't cause the damage, the debt falls to you. Fortunately, our policy requires that we digitally document damages. This means if we are ever challenged in court, we have the proof in the form of photos, invoices, etc. There was absolutely nothing arbitrary in the calculation of the damages you created and pursuant to the lease contract between you and the Palms of Boca del Mar, your account was charged accordingly. In closing, I believe you were given a deadline to pay your balance due. It is our sincerest hope that you will be able to satisfy this debt. the apartments are deteriorated and showing their age. the windows are very thin when it rains water comes in. the community does not pick up after their dogs and the maintenance does not provide enough trash bins and trash is always overflowing from bins. cars are constantly getting dirty by the ground’s people when cutting the grass. the washing machines and stoves are very old they need to be replaced.

Good day, I can only assume it's the same person that has put a review on each of the platforms. I am very happy to say that are many happy people in this community. They appreciate the team and all the efforts that are put forth on our behalf. The issues with you and were solely based on your presumption that the landscapers were trying to dirty your car and in fact, they were blowing off any dust or grass that had might have landed. They paid for your car to be washed twice. Then you had an issue in your apartment and you would not allow us to rectify it. My residents are able to say that if there are any issues we try our best to rectify them within 24 hours. We are constantly upgrading the community. I understand that you think the rents are high but we are in one of the most centrally located areas in Boca, we have upgraded the exterior of the community and the apartments, plus we provide amazing service. My next door neighbor was putting his mattresses outside because of the bedbugs. Later that night I saw two guys take the mattresses to the building next to us. Looks like I'll need to move out.

I really wanted to leave a great review for this complex but I can’t. The pros: location and maintenance staff. The location was amazing and so close to a lot of great foos options and 15 minutes from Mizner. The maintenance staff was so on top of things and so efficient! The cons: everything else. I got an unfortunate unit being right across from the leasing office so I never used my patio and had my blinded closed 99% of the time. I also had so many issues with the office staff. The only time they were responsive was when it came to my lease, shocker. Anytime I would email them I had to send at least three follow ups to get bare minimum responses, and their phones never worked. When the time did come to renew my lease the email was sent as a reminder and I never received the first email she claimed to have sent. If I didn’t respond by a certain time I’d have to pay an additional fee or something (which I know goes for all places but the fact that she tried playing it that I was unresponsive was absolutely ridiculous). Parking is always an issue as well, sometimes I had to park 2 buildings over. I’m so happy I don’t live here anymore.

The Assistant is great about sending out renewal notices in a timely manner and following up, she sends letters, emails, and calls. But please keep in mind that this is your responsibility to provide us with a written notice a minimum of 60 days in advance which is stated in the lease contract that you signed. Our system also records all the letters and emails that were sent. If for any reason we would have not sent you the notice in a timely manner, we would without a doubt extend your notice to cover at least the 60-day notice. We do not benefit from having someone unhappy and overshadowing all the hard work we truly do; we over-communicate. We try our best to answer all calls as we do have a very busy office, we have one of the highest percentages in answering calls in our company. An example is last year during the pandemic, we closed out office, we took it upon ourselves to have the phone calls forwarded to each of our cellular phones to continue to provide customer service and so our residents would know that we were still here for them. Across from the leasing office is a high commodity, people request to live across from the leasing office due to proximity to the amenities and parking which we don't receive complaints regarding any parking issues. The residents that live directly across from the leasing office have lived there for more than 3 years each; 3 of which were on-site transfers. We really do our best to go above and beyond. I applied for an apartment at Boca Del Mar, my experience with Delmaris was pleasant, I had an emergency and could not move in. When they gave me the website and on the phone, I was told that the only thing no. Refundable was the application fee and pet fee. They ended up charging me $350. When they stated the 100 fee was to hold the apartment. I tried to resolve this with Taysha the property manager, she knew she did not want to give me the 250 fee they took from my account but wasted my time with email's back and forth this apartment only care about how much money they take from you and not the prospective residents or current residents they have based on reviews. And most of those 5 star reviews are not from friends and family
Tried to get information about an apartment online and received no information so I decided to drive by and check in person. The office was locked, a woman met me at the door and was extremely rude and was talking to me through a crack in the door. She was not interested in helping me with finding an apartment and told me she wouldn’t be showing any apartments to me today anyways. I believe I interrupted her playing on her phone. If the customer service is this bad when trying to get you into an apartment, I can only imagine what it’s like once they’ve got you signed into a lease. I’ll take my money elsewhere! I wonder if the owners know how their employees treat customers?

I truly enjoyed my time living in Palms and I was sad to have to leave as quickly as I did. I had a one bedroom apartment and it was the perfect amount of space for one person providing a large living room with a skylight/wood floors and a separate laundry area off the newly renovated kitchen which is hard to come by under one roof in Boca with fair pricing I might add. If it wasn’t for my work I would have loved to stay there being that my unit was surrounded by quiet respectable neighbors and had a view of the tennis courts and lake. Although the property is older the renovations make it feel like new and definitely worth taking the time to see what's inside. Most importantly, the maintenance team and office staff is by far the best I have ever dealt with and this is coming from someone who has had to move and deal with different staff just about every year. Jose and his team got things done quickly and communicated with you efficiently to get any problems or concerns completed. In the time I was there I had little to no issues with my unit and one time maintenance was on top of an issue they found before I even had time to notice it for myself. As far as the office staff they were the absolute sweetest! They were quick to respond and always helpful providing things to residences such as swim lessons for children to free pizza parties on occasion. I will definitely miss Carla she was always such a pleasure to speak with and knew myself and others on a first name basis. Unlike others, this leasing office is professional and truly cares about their tenants. If you have been on the fence definitely give Palms an opportunity you will be more than satisfied you did:)

I moved to this complex about a year and a half ago. I love it here! The property is beautifully landscaped. The pool area is beautiful. They recently painted the entire complex and it looks great. Apartment management is very attentive and if you have a maintenance issue; it is repaired quickly. Very pet friendly. The location is ideal – 10 minutes from the beach; close to the turnpike and I-95, and close to amazing shopping and restaurants in this area. A great place to live in beautiful Boca Raton!!!

AWFUL EXPERIENCE!!! Lived in this place for almost 3 years, everything was ok until we moved out, went to the office asked, how should we leave the apartment. The manager told me not to do any paint work because if the color didn't match they would charge us again to re pain, But if we wanted they had a Cleaner( Adriana house Cleaner) that would leave the apartment EXACTLY how they wanted. My mistake was to believe!! Adriana went to the apartment saw how it was, charge me $150 to do a move out cleaning like they wanted. After she cleaned she came with a LAME excuse that she had to throw a lot of trash out( HELLO ITS A MOVE OUT CLEAN)!! but she did clean the place, I checked the place look clean but not as they wanted because 21 days later they charge me $75 to clean AGAIN things that their great houseclean recommendation didn't do! SO PLEASE BE AWARE! NEVER TRUST THEIR RECOMMENDATIONS!!!

Good day Valued Resident(s), I am the Property Manager and my name is Taini. I have been overseeing this property for 5.5 years. I did some research and you had spoken to the Leasing Agent at the time who provided you with a housekeeper's contact number. We do not refer vendors for this exact reason so I truly apologize for that. She was trying to be helpful as she has used her in the past and never had a complain. I spoke to her and she did contact the cleaner yesterday and explained that the apartment was not acceptable and that you would be contacting her. She then spoke to you and explained the situation and asked you to please contact the cleaner whom was was expecting your call. Not sure if you were able to contact her or not. Please remediate with her. I also want to clear something as the information is incorrect and whomever is read this should know the difference between a trash out and a move out clean. A move out clean has more details involved and a higher degree of cleaning then a regular clean. The cleaner stated the apartment needed more than just cleaning. A trash out; which is usually charged separately; is when you have to physically remove items and dispose of them. That is not part of a clean. I just don't want to confuse the audience. Unfortunately, it was not left in acceptable conditions as I have the pictures of grease on the wall, etc. We dropped the ball by trying to help and we should not have done so. I know your boyfriend lived with us for 3 years and we had a good professional relationship with him until move out. I do apologize for the miscommunication. I hope you can come to an agreement with the cleaner that will satisfy you. We truly do our best to provide great customer service and it saddens me to see a negative review that overshadows all the great work my team has done throughout the years. I wish you well. I have lived in Palms of Boca Del Mar since 2013 and just moved into a new upgraded unit in the next building. It is a pretty good size for a one bedroom unit and I love that has walk-in closet, large bath, and 2 storage closets (inside and outside). I'd like to extend my thank you to Lauren, Carla, Jose and his maintenance team, who...although my unit was not completely ready by the day I planned to move, were very aware and on it right away to finish the few details that needed done! Their response has always been within minutes to any maintenance issues that need immediate assistance. Great place, great staff, quiet and safe neighborhood! Highly recommend it!

Horrible community, staff in the front is nice but the Office Manager is just so rude and disrespectful she tries to hit you with any fee or anything she can. The light bill is always high due to not fixing the problem outside with the AC. The paint on the walls are so cheap that I’ve moved every single time and they’ve never charged me for the walls because they know the paint is so cheap and then they decide to charge me $150 to paint two little spots in the apartment. Worst community ever, highly do not reccomend

I'm very sorry that we failed to meet your expectations during the three years that you and your family lived here at The Palms. Customer service is of the utmost importance to us and I apologize that you we disappointed you. We do have an annual budget to follow as a guideline, but if something needs to be addressed or replaced we do not hesitate to do so, as our apartment homes are a reflection of who we are and what we offer. As far as your light bill being high, I have no record of that in my system. If I had known that was happening I would have worked with you to alleviate the charges. Unfortunately we do have to charge when a carpet that was new is damaged beyond repair upon move-out. Our maintenance team did their best to accommodate your A/C requests, such as the filter change and when the panel door was open, however our records do not reflect any A/C maintenance requests other than the filter change and the door being open. Although the size may not be the largest for some apartments they are very well built. You can't hear your neighbors at all. It's a very peaceful place for yourself or others. Maintenance is always on time and helpful.
I lived at this locaton for 15 months. I had minimal problems but the maintenance responded to my problems timely and I was totally satisfied. The office staff is GREAT! I have recommended Palm of Boca Del Mar to many of my friends and I think very highly of the staff and the community. Of course not everything was as I expected but nothing in life is always what we expect. Lauren J is FABULOUS! She professional, articulate, beautiful, and makes you feel as if they are concerned about your issues. Please give this property a chance, they were great! Deborah E 11/1/2015
I love my one bedroom apartment. It's the perfect size and has a cozy tranquil feeling to it. My bathroom and bedroom are spacious and my living room is big enough for me to cartwheel, entertain, kickbox or just lounge in front of the tv. The staff is very friendly and are easy to talk to. Maintenance is quick and kind!
Four stars good location and a reasonable rate for Boca Raton location
This place is in a pretty nice area. Everyone I've met is nice and helpful. The bathroom and kitchen are nice and big. So far a good experience .
