Just south of Barton Creek Habitat Preserves sits one Austin’s most family-friendly neighborhoods, West Oak Hill. Property Ratings at Palo Verde
Been at palo for a while now. Don’t live here unless you look at many other places. Most people don’t talk to each other, pool during the summer is packed with people who don’t live there, parking is horrible and cost over $50 for an unassigned spot. Grills are constantly broken, bugs, bugs bugs ( even on the 3rd floor). Have talked to a few 1st floor people over the last 2 years and they have told me it’s horrible (bug wise). Major highway construction ( noise ) constant breaking of everyday appliances. There are some positives. Nice trails behind to walk, and staff is nice.

I would not recommend this apartment due to the dip in quality of the maintenance team. We had an issue with our AC before our lease was over and were given the runaround for multiple days in the middle of summer by the team. The communication was terrible.

We've had a strong positive experience living in this community. The office has a personal approach that makes us feel they are taking the time to understand our needs individually. However, communication still slips through the cracks sometimes, leaving us wondering what's going on. I would still definitely recommend the complex, but communication does need to improve.

This apartment complex is awesome. Recently a younger crowd has moved in which I love. It is not too far from the city and not too close to the city. Palo verde has a state of the art fitness center, and clubhouse. Behind palo verde there are trails in which make for excellent walks with your dog. I would recommend living at palo verde 100%, I have been here 2 years now, and will be staying.

Just a great place to live and a great community! I love my neighbors and friends that live here! Only complaint is that the floors and walls are too thin and I can hear my neighbor blaring music at odd hours (which is fine, we live in an apartment complex, but a little inconvenient).

The grounds are kept clean. The office staff is friendly and quick to act. The apartments are great.
I would recommend Palo Verde because I felt at home the minute I started walking around the spaces, I felt welcomed by the leasing professional, and lastly I felt safe and comfortable.
The apt looks nice and clean. My biggest issue is the QUALITY of BUILD and hearing our neighbors. All day our upstairs neighbor has a kid and I hear running screaming, my items in my home shake from their jumping. My nextdoor neighbor will text me asking me to turn down my tv and we dont have a TV on we are just talking. You have no privacy here. They allow pets here, so when we first moved in our apt still had a ton of dog hair everywhere, especially our washer and dryer. Our dryer still makes our clothes smell like dog despite us not having one.
Love living at Palo Verde it' a great place
It does not feel as safe as it used to, there seem to be abandoned cars, no security for pool access, louder and younger residents while a lot of great residents have left.
I moved to Palo Verde on November 2020, I didn't have any issues until I got a leack on the ceiling and I have been living with a hole above the kitchen and right next to the entrance of my apartment for more than a month now. I have been calling and not answer from anyone , last thing I heard about 3 weeks ago was that they are relying on the insurance for the repairs. I started getting bugs from the hole on the ceiling and the first thing the office told me was that Texas have bugs all over but not to take credit away from the office they sent pest control to my place. I am still awaiting for the ceiling repairs on the inside and outside the apartment and I have not get any information about the status from anyone even when I try to call at least 1 time per week. All the insulation was getting on the doors of my neighbors and the hall was so dirty for more than 2 weeks I am getting insulation and all kind of material inside my apartment every day.
I am writing this review because I moved out a year ago and am STILL fighting with the complex on my final bill. For the last two months of my lease, the meters were wrong at the complex and I was charged $500 for my sewer bill and $250 for my water bill which normally run $30 total for the month. I called the complex and they said the meters were wrong but they could not get anyone out from the city because of COVID. They asked me to pay it and said they would reimburse me later. I refused. They put those charges on my final bill and sent it to collections. This has been an absolute nightmare. If management will do this to someone, what else will they do? Beware.

After new management took over, everything has gone down hill. The staff is incredibly rude - I have heard them curse at resident and speak to us in aggressive, threatening tones. The pool area is closed often as punishment to all residents when the staff is unhappy with a resident. The maintenance staff do not properly clean the pools, dog disposal areas, halls or fitness center. They have been promoting the dog spa and luxury amenities yet they have been closed despite us paying for these still.
New management took over a couple months ago and ever since it has been a nightmare. They take weeks to get back to you, if they get back to you at all. It’s so bad they changed the phones to go straight to voicemail so they don’t actually have to talk to anyone. Hallways and grounds are never clean. Multiple groundskeepers who sit on the ATV’s playing on their phone all day instead of actually working. Trying to move out as soon as possible. Do not recommend moving here at all. Stay away from Steadfast Properties!
Lazy and unprofessional staff. It takes weeks to even hear back on a maintenance request. Ever since steadfast management took over it is like no one cares about anything. Trash everywhere and disgusting hallways. You never hear back from the office even after countless emails and messages and goodluck catching them actually in the office during business hours. And it is LOUD. Too close to the highway and construction all the time also these doors are so heavy everytime your neighbor goes in and out it shakes your whole apartment. It is crappy new construction and the appliances are always breaking. Mine and neighbors packages are always going missing. I can't wait til my lease is up. Its a shame people can actually get away with doing their jobs as poorly as they do here.

Great place to live! The location is so ideal for wherever you want to go whether its downtown ATX, or some small town shopping in dripping Springs and even access to the lake. Floorplans are so spacious too.

Applying, leasing, and moving into Palo Verde have all been a breeze thanks to the helpful management. They have provided a lot of guidance along the way and ensured that everything was ready for move-in on the day we arrived. My husband and I drove for four days to get to our new home and moved in sight-unseen, so we were so happy to see what a lovely and well equipped home it is.

I absolutely love this community. The staff is awesome!! Two repair guys came right away when my toilet was stopped up. I can't remember their names but they were awesome!! Kim and Tim are the most helpful and hospitable in the leasing office. I highly recommend this place. I've only been here a week but so far i love calling this home.
Minor areas of improvement but beautiful and well made apartments. On the high price for the area but the apartments are beautiful and amenities well thought out to encourage community.
