The apartment is near our school.I only need to walk to school for 13 min. I could buy a milk tea and many food near the apartment. Buying stuff online is really convenient. But the HAVC system is noisy when I open it. If I need to open it at night, I will feel noisy and I need to wear earplugs.

My experience dealing with the Team at Paloma has been a wonder experience! They are insightful and extremely knowledgeable about their work. They demonstrated a sense of urgency around my needs, and l truly needed that. They are all very Kind and respectful and run things like a well oiled machine. Thanks for a top notch experience!
WORST EXPERIENCE I HAVE EVER HAD! I am extremely disappointed with the handling of my move-out. Despite returning the key before the designated move-out date, I was unjustly charged for not returning it. I urge them to review the footage and check the dropbox, where I securely deposited the key. Despite my efforts to clarify this matter with the office, my attempts were completely ignored. Furthermore, my roommate had already arranged for the charges related to her boxes, yet I was unfairly billed for them. Despite multiple attempts to contact them via email, the residence portal, and phone calls, I received no useful information or response. Additionally, we meticulously documented the condition of the premises with a pre-move-out video and ensured thorough cleaning. However, we were still charged for inadequate cleanup.

Every move-out receives a detailed inspection form with photos correlating to any charges, so if you do not have this on file, we can provide this to you. While move out was over 6 months ago, we would like to address your concerns as soon as possible, please reach out directly.
There has been very few hiccups, but for the majority of the time here, has been very nice. The leasing assistant Tyler is very welcoming and always assists me even with little things. I have lived at a different place every year while living and attending University in Phillie, but this is the only place that i have enjoyed. The office managers Gray and Imanti are also very accommodating. I would say the favorite thing is probably the customer service, as mentioned before. If you are a student, even recent graduate, then I would look at the paloma.

So much space and I loved that it was furnished, which included a TV in the living room! I never had any problems with my bathroom or my bedroom and everything was kept super clean. I wish I could’ve lived here for another year!

The building is kind of old some electric appliances like AC, washer, dryer, and non-electric furnitures can be in a bad condition. I was unfortunately assigned to a room with lots of problems and submitted six to seven maintenance requests within the first week after moving in. They should check the rooms before residents moving in, not wait until we reported those issues. The maintenance will usually come within 2 days. The leasing office will also respond to problems reported, but when they will be solved really depend on situations. Sometimes it can be fixed quickly, but other times it takes a long time. The AC in my apartment is not fixed two weeks after moving in. The good news is there are not a lot of rooms with many problems like mine. If you are assigned to a room with good condition, the experience here is going to be good.

I have lived at Paloma 2 separate times in my life. First freshman year, then I was forced to move into university housing for my sophomore year. As soon as my lease was up there I knew I had to move back to Paloma because of the amazing and positive experience I’ve had while living here. The staff is amazing, my packages never get stolen, the Butterfly MX system makes it super easy to open the door for guests. The bi-level gym is amazing and always clean every time I enter and having the Sky Lounge to study at and entertain guests is a great plus since I love hosting. I have already re-signed my lease to live here another year and I can’t wait!

Located less than 2 minutes from the Health Science building, that is perfect for me. I can roll out of bed and be in class in no time! I highly recommend it.

Student moved in in September, 2022. We had no way to tour prior to rental due to living far away, so were going off of online reviews, videos, and convos with management in March, 2022. The initial management we dealt with to apply for the apartment were great and helpful, and we signed a lease in March, 2022 with a start date for the lease of 9/16/22 and an end date of 9/9/23. Everyone we dealt with had moved on by June, 2022, and there were new people handling management. That has been an EXTREME negative. Shortly after move in, the entry door fob access failed (this is how the building is secured; once past that door, all apartments on the first floor are accessible and it is easy to piggy back off someone in the elevator). This lasted for MANY WEEKS b/c supply chain issues. I accept there are supply chain issues but did they do? They hired a guard for Thursday-Sunday for overnight hours, but the rest of the week residents were on their own. Hilariously they sent an email that they removed the lobby furniture overnight on nights the guard wasn’t there to try and dissuade homeless folks from camping out in the lobby (cause that is totally going to keep people from seeking a warm, dry place to camp out overnight). Also, the claim of 24 hour emergency service is a lie. My child was locked out of her bedroom and called - their automated answer was they would get back on the next business day. But good news-individual locks on bedroom doors are so flimsy that she slipped a credit card in and get the lock to release . Despite this, it is very convenient to her classes at the Health Science building and we were (with major reservations) going to sign a lease for 2023-2024 because reviews show that all student housing in the immediate area ranges from bad to horrendous, so figured the devil we know. Thankfully I reviewed the renewal lease carefully b/c they changed terms and will no longer rent through first week of September (as have done up to now, which allows Drexel kids to live there b/c Drexel runs on a quarter system and their 4th quarter runs through 9/7/2024). Many Drexel grad students live here who are on that schedule. The right thing to do when a tenant asks for a 12 month lease but they are only prepared to offer a 10 month lease IS TO TELL THEM. They just sent along the lease w/ no comment and hoped we would not notice. When asked about it their answer was (paraphrasing) too bad, so sad, we are now only running our leases from the 8/1-7/31.

I moved to the link this year and I am truly amazed! It is a place that is always looking for ways to improve and take into consideration the opinion of the residents. Personally, I think that of the buildings in University City, it is one that they really should take into consideration when they move to Philly.

Since this past Saturday (and this was posted on Wednesday), I have caught 4 mice in my apartment with a mouse trap. I have contacted my apartment manager, and she didn't seem very enthusiastic about helping address this problem. Since this apartment's management seems to care more about its social media presence that its tenants, I am furiously posting on as many outlets as I can to spread the word--DO NOT MOVE IN HERE!!
