Property Ratings at Palomino Park Resort
Pool still torn up, no pool for TWO summers now. Garbage still outside apartment doors, no enforcement by management. Now have rats. Signs still completely faded, people get lost in here. Landscaping looks the same--dead places, bare places, plastic showing from the rocks, dead bushes, weeds everywhere. I guess something new is that the clubhouse opened up again and now we can pay $500 to have a party on the weekend. And also new: our rent got raised $300/month. We're already looking at new places since we figure owners will raise even more this summer. Have lived here a long time, very very sad how it has gone downhill.

This place seemed like heaven when we toured. Got a decent price for the area. We were thrilled! But when we got to our actual apartment it was shockingly under-kept with broken door handles, multiple appliances not working, and tons of water damage. We were told it would be slightly dated at touring - meaning it’d be older paint and not as “sleek” appliances. But in reality, we didn’t have a fridge for almost two months! It’s now 11 months later and we’re so ready to be moving out. They told us if we renewed it’d be a minimum of $300 increase. Now for the reason I decided to write a review: we ended up having to switch our renters insurance about a month in because ours caused an issue. Whatever. Now, 11 months in, we’re getting letters stating there’s a problem and fees with the renters insurance we have THROUGH Palomino. Has never been an issue until we gave them our notice and now we’re having to go through management to get this looked at again. We’re great renters, have never had any problems at previous rentals. Now I’m genuinely worried if they’re trying to cause an issue and post it to our rental history to give us problems at our next rental. Don’t be like us and ignore the reviews, or you’ll regret it like we do. :(

This place started out really great, but as time has gone on it’s getting a tiny bit worse every month. Lots of the amenities are unavailable. The staff is always rotating and go back on their verbal word to the point I have had to ask for things in writing. We have had water damage in our apartment for over two months now and they continue to have people come “look at it” but nothing keeps happening. The reviews from 2015 you see below tell what Palomino Park/ Blue Ridge USED to be--great, beautiful place. USED to be. Here's what it's like NOW: Garbage bags sitting at all the front doors because the "valet" trash pickup service you have to pay $30/month for gives you garbage cans that are too small to hold a standard kitchen bag. Mattresses and furniture are left at the dumpster areas, bags of garbage torn up on ground next to dumpsters. Parking costs $8/month for each car. No grass in a lot of places, weeds in bushes, no new mulch or stones put out for years so you see plastic sticking up out of dirt everywhere. Lots of dog poop that's not picked up. Signs directing you to buildings are totally faded, haven't been repainted in years. New owners (Greystar) came in 2 years ago--raised rent by $300/mo, AND gutted Blue Ridge clubhouse so you couldn't use it for a year AND tore up Blue Ridge pool area (had been gorgeous) and left it torn up ALL last summer--and it's STILL torn up, bye bye pool for 2023. The renovated clubhouse is beautiful--but you can only use it during office hours--forget about having a game day party on Sundays or on Monday nights. We have a Hub for packages--but you can only get to it during office hours--so, forget about getting your packages after 6 pm or on Sundays. The apartments are being renovated to look trendy inside, but believe me you'll get leaky pipes and water heaters, water damage in walls, and air conditioning units that can't handle real Colo summers. Maintenance staff is great--it's not their fault. Other parts of Palomino Park are really nice, but it looks like Blue Ridge has become the "low rent" area here.

We apologize that your experience thus far has been a disappointment. We are actively working to extend the hours in which residents can collect their packages from the HUB as we know this has been a sore subject with the renovation of the clubhouses. Changes continue and we hope that you can hang in with us during this time of change as we make Palomino Park the best place to call home.
The management team fails to communicate any of the ongoing construction projects. They don't followup on voice mail or electronic mail correspondence. They don't address any of your issues, rather offer up excuses to avoid accountability. The courtesy patrol never answers or follows up on concerns. Never have all of the amenities they sell you been available to us in nearly three years. Save your money and your sanity and don't fall for this "luxury" trap.

Wow. If I could put absolutely NO stars I would. Where do I even start? So very OVER PRICED for absolutely NOTHING. You pay an insane amount of money for the amenities to always be closed, not working or trying to “fix” something. The management is RUDE beyond what I could expect. If anything happens to your home don’t expect them to fix anything in a timely matter. They let us sit in 100 degree heat with no AC working and then didn’t even fix it completely, we still had to call someone else to actually connect wires and clean up trash. There’s water damage in the homes that they do not care to do anything about. They care more about a hole in your window screen than your actual well being. We did a mold test when we were moving out and it came back positive- management did not give one single care. They are just money hungry at this point.

Nearly all amenities advertised are unavailable. Apparently our gym isn't available until June. Main pool is always closed. Come here and pay a premium for absolutely no reason. And they charge you to park.

This place charges you to park. If you dont pay the fee they will have your car towed. This the excuse they give "Although this might be frustrating, this also ensures that only our residents get to park inside the gate." But that makes no sense I am a resident and I still got towed and they charge your guest to park even if its for a 20 minute visit. This place is a joke dont rent from here

I lived at Red Canyon for 3 years (6272) there was no ventilation or cross breezes since all windows are on the same side of the apartment! Prior to our move out I received a move out check list and used that to make sure we covered all cleaning bases... Then about 3 months later, I receive a bill for a burn spot on the vinyl in the kitchen (no...) but even if it did have a burn it is as old as the apartment!!!! very ugly and old.... In their defense, the vinyl matched the carpet in the old and ugly.... BUT.. Then I get hit with a "Antimicrobial hard surface clean and odor treatment due to smoke damage" for $1580.00!!!!! again, we lived there for 3 years with essentially NO ventilation, and yes WE COOK IN OUR HOME!!! I also can not be 100% sure but I even believe they doubled charged me for Water and Trash service...... Included in my final bill was an ESTIMATED WATER BILL???!!! what? 3 months is not enough time to do a reading??? and I do not have access to the web site to see the actual bill dates for my water and trash... I know I paid in full for a partial month due to my move out date...... The only thing I would agree with them on was a 100.00 blind charge, since I had a cat that LOVED to get in windows and the blinds were the cheap blinds that if they got bent they never went back to normal.... Oh and lets not forget there was a 35.00 charge for the handle of the old microwave that broke off when my daughter opened it out last day there!!! I was sooo embarrassed when it fell off in her hand, I told her to just leave it on the counter!!!! I actually was ok with having to put window fans in to pull air out of the house (weather permitting) and I was ok with the older flooring, I just covered with rugs every where that was exposed, that and several cleanings with Fabreeze also helped to hide the stench of pet urine from previous tenant(s) when it was humid... But I am not ok with being charged for cooking in my home!!! I have a survey that I completed after my 1st year in the apartment and detailed all of these items, never did anyone contact me!!! Buyer beware.. 1st bit of advise I could give would be to nit pick the heck on move in and make sure you have a walk thru with management prior to moving out and make sure all water charges are completed before you walk out the door!!!!
I lived at Palomino Park from Feb 2016 a May 2017. The apartments have a decent price and there are amenities at the property. The issue I have is the condition of the apartments. They badly need renovated with dated kitchens and worn interiors. The plumbing created a major issue for me during my stay as a resident. I had no issues until the following winter. The property issued a statement to tall residents noting to keep thermostats above 65 and the problems of frozen pipes around the complex. I followed the tips provided, but my apartment had two major leaks during that winter. The issues damaged drywall and soaked the carpet through in areas. While holding for repairs to the ceiling drywall, I had to wait several days. They came and repaired the other leak issue and did not repair the ceiling. After asking, the response was, "they did not look up." The ceiling eventually was repaired. I requested an extended parking pass for my girlfriend (now fiancé). I was told no by the office staff. The result was having to email the gate every three days to get a new temporary pass. After purchasing a home and moving out, I was provided a bill for cleaning and a new carpet. I was told the issue was pet odors. I did own a cat, but did not have any litter box issues over the 15 years I had him. After asking to review due to the plumbing issues, I was denied any adjustments and informed I had responsibility for the full bill. The office did set up a split in payments, but I am disappointed with the results. The apartments have potential. The grounds and amenities are nice, but when you look closer, there are flaws and age showing in the apartments. I will pay the bill because it would cost more to fight. Hi, its a total nightmare, non-supportive, dis-compassionate,rude staff. no mental peace since shifted here. Shifted in Palomino park resort apartments recently, apartment had hairs all around there was a big water mark which eventually started leaking and gush of water caused lots of damage and when checked we found buckets over the roof. Damaged faulty apartment was leased to us and now no one is ready to bear the move-in charges that will be involved if we shift again.My toddler and husband along with me suffered lot.

Pink up at this place! Absolutely love it! Beautiful scenery, who else gets to wave hello and goodbye upon entering and exiting their apartment home? Amenities are endless here- I have acess to a gorgeous golf course, dog park, tennis court, basketball court, insanely amazing gym, FREE YOGA, numerous pools all at my affordable rent payment! I wouldn't dream of putting my dollar to another apartment at the same price since living at Palomino Park Resort. Staff is wonderful, from office to maintenance when requested and the upkeep of the grounds is amazing. It's always beautiful and my neighbors rock! Only downfall? Not much lighting around the grounds at night. That's it!
Palomino Park Resort is a great place to live. There are a ton of amenities such as pools, hot tubs, gym, basketball court, park, and much more. It is very dog friendly which is a big plus for my fiance and I. They have a dog park and lots of places to walk. The apartment is very nice for the price that we have to pay. The staff are extremely friendly and the maintenance team is always on time when we ask for help. It is in a great location just a quick drive to park meadows mall and two light rail stations. There are tons of restaurants in the area that are all really good.
Palomino Park is a good place to slow down in Highlands Ranch. I live in the Blue Ridge section of Palomino Park, which has its own swimming pool, and common area. However, the pool, tennis courts, gym, and fields of the larger main "Colorado Club" area is where I've spent most of my time. The grounds are well maintained, and almost all of the staff wants to help. Maintenance has always been prompt and quickly fixed whatever issues I've had. My apartment could use some updates in the kitchen (the loudest microwave on the planet), but otherwise, I've no complaints. The community is gated, though that feels unnecessary after being here for a few years.
These apartments are only 2 levels & look like townhomes, which is similar to a home. The entrances are private and independent, which is great for us non smokers, clear air. Excessive noise & partying are nor allowed. Dogs must always be on a leash and walk on the own pathway, also there is a well kept track for runners. this is great for non dogs owners. The management is helpful & caring.
This is a great apartment if you want to be active. There are a ton of sponsored activities and the fitness center was just updated. Parking can be an issue depending on where you live. The maintenance staff is very prompt and friendly. My only complaint is that the rent is a bit high if you aren't using the amenities to their full potential.
This community lives up to it's name as a resort. The amount of time the resort puts into the landscape and upkeep of the gym,basketball court, and all the pool areas is phenomenal. The only down side is that some of the rooms in the apartment could use a modern touch to then but they are perfect for what they are used for. Great place to live.
