Located in Downtown Seattle, First Hill is the city’s first neighborhood. The historic neighborhood is also known as “Pill Hill” for its abundance of medical and research institutions, such as Swedish Hospital and Virginia Mason Medical Center. First Hill is also home to Seattle University and the famed Frye Art Museum. Defined by steep hills, First Hills juxtaposes the old and new with historic brick apartment buildings, modern high-rise apartments, and charming houses. First Hill is extremely walkable and there are a variety of shops and restaurants in the neighborhood for residents to enjoy. Living in First Hill also places resident minutes from some of the city’s most popular hotspots like Capitol Hill, the International District, and Lower Queen Anne, home of the iconic Space Needle. First Hill has several rail stations and Interstate 5 runs on the western edge of the neighborhood making traveling through downtown easy.

Property Ratings at Panorama
I regret living here. The management is aggressive, rude, and unresponsive. Elevators and amenities are constantly broken. The building has mold issues and poor heating. A major plumbing issue in my apartment (no fault of my own) severely damaged the wooden flooring and made the living conditions unsafe, but the management still has not fixed it 3 weeks later.

We were stunned when we saw the gorgeous view of Lake Union and the massive apartment (one of the penthouses). It was so much bigger than the other apartments in the newly built buildings we had looked at. At first we didn’t mind the thin walls and doors, the slightly shabby elevators, the janky electrical, the old heating. We put up with the raging all night parties…and the vomit in the hallways. The frequent problems with the plumbing started to get annoying. The missing packages from the crappy unmonitored package room are certainly irritating. But I think the worst thing is the water being shut off regularly. And it is always for many hours longer than what management says. You would think the building management would at least give us bottled water during these frequent outages. Save your sanity and don’t rent here.

Hello, Great feedback:-) We are very happy to hear that your home is wonderful and that you are enjoying the spacious layout! Best regards, Panorama Apartments Management Team
We are loving panorama apartments. The space, storage + balcony of the one bedroom is unparalleled compared to anything else we looked at in this price range. I have yet to drive by a bigger balcony… It’s on a quite and safe street, but you can walk to many restaurants and bars and grocery stores in under 10 minutes. It’s also close to two light link stations which is a great way to commute. My partner is at UW for residency and finds it’s easy to get to all his rotation sights from here. The appliances are all modern, and work well. The amenities are great, especially the pool in the summer. The neighbors have been friendly and respectful. The staff has been helpful and kind. 10/10 would recommend.

Come here if you only want a nice roof over your head but don't expect any service or peace of mind in return. Oh, and don't bring a car. Or your bathing suit.

Hello, We love hearing this! Thank you for sharing how much you are loving the amenities, convenient location, and super attentive and friendly team. We appreciate you! All the best, Panorama Apartments Management Team
Panorama Apartments has been the biggest disappointment I've had living in an apartment building. The management team has extremely poor communication and accountability. They overly communicate things like parking violations and people not returning the luggage carts, but make no announcements about pool construction, annual water damage/flooding of the locker room, general construction, break ins, etc. In the middle of a pandemic, the entire building is being forced to share one elevator because on is broken and the other is constantly being used for move-ins/outs. The building is falling apart and being held together by quick fixes performed by incompetent maintenance and it's painfully obvious. I'm currently paying $1000/month over your current listing price for our apartment with zero use of the amenities since March and would leave immediately if there was not a $6,000 penalty. I would NEVER recommend the Panorama Apartments to anyone looking for a new place to call home.
I would not recommend living at Panorama Apartments. I lived here for about 1.5 years, during which time I had several unfortunate experiences with the property management. We had multiple occurrences of the building fire alarm going off in the early morning or late night FOR NO REASON. Management said that they had a faulty alarm, so essentially we were being woken up or kept up late repeatedly because the management failed to fix the issue. Secondly, my bedroom window had some sort of leak/issue that cause mold and water to build up around the window sill. I contacted the maintenance crew to come fix it multiple times and they would simply wipe up the mold without providing an explanation for why this was occurring. When I tried to push for them to fix the actual issue instead of just cleaning it up, they told me I should try leaving my window open and my heater off (in the winter btw), to allow for air flow. Why should I be expected to leave my window open because you can't figure out how to properly seal it? When I asked why this only occurred to my window and not the other ones in the apartment, they made up an excuse that all moisture collects at one window in the apartment (aka bs so they could avoid fixing the window). Finally, after getting tired of all of these issues, we decided to move out and I thought the issues would end there, but no, there's more! It's been two months now since we've moved out I have yet to receive my deposit back, which I have contacted the management company about multiple times. When I asked for a status update, they simply stopped responding. Overall, my experience with panorama has been horrible and I would highly discourage you from living here. There are plenty of other apartments in this area that would be a better choice.
Property Manager at Panorama, Responded To This Review
Hello and thank you for contributing, online. We do apologize for any issues you may have experience with respect to window moisture in your home. The Pacific Northwest has a reputation for having a higher overall moisture content than other areas of the country and can cause condensation. Condensation caused by the high humidity in the home, coupled with the cold weather outside, and closed blinds can amplify the process. With an Anonymous review, we are unable to reach out to you directly for discussion about your deposit and in turn, we invite you to email us at panorama@secpropres.com with a day and time that works best to answer any questions you may still have. We look forward to hearing from you, The team @ Panorama Apartments
Generally poor. At this point, I would not recommend living here to anyone. The building management has been very bad at communication. The maintenance staff is almost a joke. There is no sense of community here. Very corporate and only concerned with filling leases, not keeping existing tenants happy.
