Property Ratings at Panorama Tower
As one of Panorama Tower's first few original residents, I've watched the growing pains from the beginning, and I've chosen to continue being a resident, because I have seen the marked change and improvements that the new management team has implemented. The property sits in the heart of Brickell and is convenient for the city dweller who would rather walk/ride and not have to drive to anything. The amenities are stellar and provides the residents with beautiful entertainment spaces. The units have spacious floor plans and, with a little creativity and imagination, can be a space of comfort and relaxation. The views from the units are absolutely stunning. But most importantly are the people who keep it all running smoothly. The (new) Panorama Tower Management Team has created a noticeably improved standard of living for the residents. They are accessible and work to constantly elevate the living experience that is Panorama Tower. I enjoy living here and invite you to come see for yourself.
Panorama Tower has incredible views & some nice amenities. The newly renovated lobby is nice and the security personnel are kind, but unfortunately, the bad outweighs the good. There is no concierge and security cannot help with many things. There is no backsplash behind the stove and storage areas in the unit are non-existent. The hallways are sterile looking & the unit front door is lackluster - NOT luxury. But the WORST is this: Management blatantly puts profits over people. Our next door resident signed his lease but never lived there(lease violation). Instead, he put the unit on VRBO, which is a lease violation. For a couple of months, vacationers came every few days, partied all night with hookers, then the next group came to do the same. The paper thin walls prevented us from sleeping and living a pleasant life. When we complained, Mgmt said the existence of the VRBO was not proven. In order to have an enjoyable living experience, WE would have to prove the VRBO existed. So, we invested in a Ring camera, installed it on our door and captured all the groups of drunk and high people coming and going with luggage every 3 days. WE found the VRBO listing and reported all of this to mgmt. This lease violation was not enough for eviction proceedings (cost too much $ for mgmt), instead management just told the off-site leasee to remove the VRBO listing. Since the leasee still had to make money, he instead found friends to sub-lease the unit for a few weeks at a time. This was also a violation of the lease. So, groups of people (more than was allowed in the unit) would stay, bring unreported pets, and have loud obnoxious parties until 3-4 am on week nights. When this was reported with video footage, the leassee was NOT evicted for sub-leasing, he was simply told to put one of the guest's name on the lease. He did and they were allowed to stay. One night, the party was insanely loud and other neighbors came out at 1:30 am to see what was happening. Security was called so many times, but they NEVER were evicted for all the lease violations because mgmt only cared about making $. Finally, we had had enough and decided to leave as soon as our lease was up. Our other neighbors also left because of the lease violations of the bad neighbor. How smart is that? Management lost 2 wonderful, rule abiding tenants in order to keep one horrible and selfish tenant. These bad choices make for a VERY BAD living experience and a VERY BAD rental property. Do not rent here!

This building use to be amazing. They are now under new management and the building isn’t being kept up. It’s dirty and inserts (silverfish & roaches are becoming a major issue.) AVOID

I have been living in this building for almost two years I gave it a fat chance. For one the garage gates are always broke, the decals work when they want to and if they don’t work that day you will be forced to valet for $21 for 7 hours even if you live here. They only have one AC tower running at the moment so alot of units have issues with AC unacceptable in floridas heat. I’ve had leaks in my apartment leading to MOLD not once but twice. The management staff is rude and unhelpful. Building leaks like no one’s business. So many more issues I can be here all day.

Panorama’s views and location are great but that’s it. Here a few issues that come to mind: -Doorman? This is NOT a doorman building. It’s an 800+ unit building that has a security desk. They don’t know you’re name and don’t want to. They provide zero service and are usually rude. -Construction Quality? It sucks. My unit and almost every other unit I’ve visited has floorboard issues. They move or creak. I didn’t notice until a week or so after I signed :/ The finishes are junky. The appliances are low end for “luxury”. The water pressure is terrible. Literally every guest that spends the night has commented on it. -Noise? I had a neighbor for about 6 months that drove me insane but now it’s fine. -Security? Awful. I got robbed here by my neighbors Instacart delivery guy when I first moved in and the building “security” did ZERO to help. The head of security’s response to me was that “there’s too much footage to go through”. -Parking? Nightmare! For some reason they don’t assign spots, (Maybe so they can upsell Reserved spots). Don’t be surprised if you’re circling up to the 11th or 12th floor. -Service? What service!?! Any problems I’ve had here gets the same response: “it’s normal”. My laminate floors sound like a 150 year old farmhouse and creak and crack at EVERY SINGLE STEP! Guess what: “that’s normal!” My water pressure sucks, which is also “very normal”. Maintenance walks into your apartment whenever they want. AT LEAST 5X I’ve requested for them to call before entry, but they still don’t! They even walked in on my friend naked in the shower! It’s disgraceful! Overall they just don’t understand customer service. -Elevators? There are 8 elevators. They go fast but here’s the thing- there are 800+ units. There was a 2-3 week stretch where about half the elevators didn’t work! That’s rare but it’s common for 1-2 of them not to be working. The elevators are usually packed. -Crowd? The worst collection of unsavory and questionable characters come in and out of this building all the time. Check out the lobby on a weekend evening and see for yourself. Bottom line… I’m not writing this to be spiteful or for the future would-be tenants. I’m writing it for the owners and mgt. I’ve mentioned these issues many times but nobody cares! This is my last resort to hope some changes get made. Unfortunately I’m stuck in a lease but I have 2 friends moving out next month alone, willing to pay more nearby to finally get a luxury bldg.

Pros: the units are large and have great views. Cons: tenant customer service is non existent. Security is severely lacking, maintenance ‘try’ to fix issues, though don’t. They say every problem is really ‘normal’. Plenty of drug dealers and consumers in the building. Truly sad and poor ownership representation

I have lived in many high-end apartment complexes, and this has been the WORST experience with management I have ever had in decades of renting. I run my own business and work from home full-time, and I warn anyone who wants a quiet, respectful living situation to stay far away from Panorama and the management here. To give an example, the building started construction a few floors above me without notifying us. When the drilling commenced- and when I say drilling, I mean a jackhammer pounding (deafening!) that felt like it was in the unit above- the manager told me it would “only” be all day (10-4pm)for the rest of that week. Again, no notice was ever given to us. I work in my home, and this was absolutely unacceptable to me. They offered to move me to the theater to work (which, btw, does not even have a desk). Why am I paying for a space to live/work that i cannot live/work in? The drilling continued through the end of the week, with the GM promising in writing that the drilling would not continue past that week. Monday morning the drilling continued. Tuesday, then Wednesday, the drilling continued. The manager assured us again she would be speaking with management to get us a discount off our rent (in writing and verbal communication). And she never returned our inquiries or calls. She promised the drilling and deafening noise would not continue past Wednesday. Thursday morning, the noise continued and I felt forced to call the police and a lawyer. I run my own business, work from home (my husband does occasionally as well), and consider us both very reasonable people. But the level of disinterest, compete lack of empathy, ability to problem solve, communication on issues that may affect us, seeming lack of power to make any decisions on issues affecting tenants…coupled with our continued ignored concerns about the noise levels inflicted on our living space by the building (not even neighbors!) force me to take to the internet and give future tenants this warning. DO NOT choose this building if you want a home where your space and the noise levels are protected and respected, where concerns are taken seriously. DO NOT choose this building if you want management that is HONEST, competent and has power to make decisions in the tenants best interest. Stay away from Panorama. While this work does need to be performed, we agree that you should have been notified further in advance regarding potential noise from the drilling. As such, we have addressed this issue with the contractor, who will provide us with as much notice as possible in advance of any “heavy” noise so that we, in turn, can provide you with as much notice as possible. We anticipate that the construction will be completed within approximately 60 days and will do our best to minimize any future disruptions. Not only is the staff incompetent and unable to manage this building, but the property is unsafe. Residents wait 5-20 minutes for elevators and get stuck in them. Balcony glass has shattered falling on other balconies and making it unsafe for small children or pets to venture outside. The amenities and services are often shut down because they can't afford to staff properly. We've had property damage done by their staff and instead of resolving it, they wanted us to create a police report on their own staff. I would hate to be employed by this nightmare they lie and say is luxury.
I have never experienced an apartment building that is so consistently loud. There has been construction ongoing for years, so every day from 8am to 5pm I hear hammers + saws. The walls are paper thin, so I hear every detail of my neighbors fights. The people above me throw parties on weekday nights until 3/4am, blasting music and running around in heels. Management is incompetent and security does not enforce rules, so there is no break from this constant disruption to my life. I cannot sleep through the night because of these intrusions, and I struggle to work during the day as my colleagues can't hear me on Zoom calls over construction noises. I am counting down the days until my lease expires and I can go live somewhere I want to call home. Please spare yourself from this gaudy monstrosity. DO NOT RENT HERE.

We have had a horrible experience living in Panorama and heavily regret our decision to move in. Would not recommend even considering this building. There are plenty of other apartments in the area with great views - and our friends have had significantly better living experiences than we have for much less money. While the views are beautiful, the rent is very overpriced, the finishings are cheap-looking compared to apartments we saw in comparable buildings, and management is incompetent. The pool deck is ugly compared to other buildings (i.e. plastic plants, tan concrete flooring) and the walls of the apartment do not block out ANY noise from neighboring apartments. Management did nothing for 6 months while we called ~50 noise complaints against our upstairs neighbors. The police were called on the upstairs tenants by security multiple times due to excessive noise. (Parties til 4am on Monday nights, hammering Sunday mornings at 5am, women walking in heels at 1am on weeknights, party with 11 guests during quarantine... the list goes on). Although every noise complaint was reported to management by security, and despite my many emails to management looking for a solution, nothing effective was done for 6 months. We paid full rent the whole time and the upstairs tenants were not fined or evicted - just "warned" multiple times. Very regular disruptions of our sleep schedule have taken a toll on our work. It has been a nightmare. We have been dismissed by management and ownership, who seem to prefer that we just break our lease and move out, which we might have to. Not a quality building.

Do NOT move in here! NO amenities are ready NO spa NO doggie day care NO restaurant NO pilates NO poolside social lounge. unfinished gym. Ugly unfinished resident pool. POOOOR management. Over priced. Too expensive. They overpromise and underdeliver. Stay away! NOT a luxury building

I’ve been searching for a rental in Miami for a little over two weeks. Stumbled across this listing and it was PERFECT, value, location, design +++ too bad I never received a quote from the leasing staff that answered with just a hello and seemed so disinterested from that moment on. She barely asked what I was looking for, I hat to lead the remaining two minute conversation. I left off wondering if their opening date would fit my timeline but was also willing to wait the additional week or two that would be needed for their occupancy date. Too bad that it’s been three days now and I still haven’t received any information via email which was promised. I wasn’t even asked to schedule an appointment with their viewing office. FAILURE FOR SUCH A GREAT PLAEC...at least from a pretty packaged website. Good luck to the developers if that’s who they have working to fill this place.
