(Pros) Easy application thru online, friendly leasing agents. Clean unit to move in. Plenty of parking, close proximity to Costco, Trader Joe's and other shops. Easy highway access. Nice amenity areas and fitness rooms (two). (Cons) Floor is thin and I can hear all the foot steps and running (kid) sounds from above, highly recommend to get the top floor unit if you can (it has an elevator).

Paragon overall has been good. When we first got here they said our trash fee could be waved but just got in the mail that we owe $180 for the past 6 months of their billing system not billing us a trash fee. Mismanagement and lack of communication is an issue and not taking accountability for these problems and just saying, “it’s in the lease” and you have to pay it is what they always say. Will not be renewing lease especially with rent prices not going down while others in the area doing so.

Paragon is a very pleasant living experience. The maintenance and office staff is very responsive. The community is generally well kept and quiet. The fitness room was just upgraded. I wish that they would upgrade the kitchen appliances.

I have been living here for 5 years and I have no desire to move until I purchase a home. The property management is very friendly and welcoming. Maintenance never takes long to fix an issue. The only problem I have is some of the residents not cleaning up after their pets

Community location is great, amenities are great, the grounds are wonderful. The apartment common areas are kept very clean and maintained. However parking security should be made a more top priority for resident vehicles. However I have been happy for the most part.

Paragon has been an outstanding apartment complex. The staff is kind and helpful, maintenance is timely and efficient, and the complex itself is clean and safe. The sound from neighbors isn’t bad. Lastly, the amenities, specifically the guest suite, grill, and gym are clean and usually always available.

I like my new home ?? it’s so easy to access, great modern area, new repair condition of apartments and super convenient to live! I rent it for 7 months to try and I believe I’ll stay here for longer time. My neighbors are pleasant and the main office has a lot of interesting places, good choice!

I love the trash service - quiet and clean. The only issue that I can see is when the packages are left outside the building when it is supposed to be securely received and put in a locker.

It was previously a good experience until I became a victim of a crime involving my car. I have to say it has made me worry about my safety and I would not recommend this property to anyone in the future. I’ve lived her 4 1/2 years and the property management team in the leasing office have not real intervention for the theft vandalism that goes on in the night time hours. Truly sad because no one wants to pay high costs of rent and safety isn’t a top priority.

My experience with Paragon at Columbia overlook has been amazing! The move in process was quick and efficient. The leasing staff were very friendly and forthcoming about the ins and outs of the community. They made me feel comfortable and answered every question I asked. I am enjoying my first weeks at Paragon. My neighbors have been great and welcoming. The community is kept very clean (the evening trash and recycling pickup service is fantastic!). The community management and staff have been very responsive to my questions.

Overall, we had a good experience for a majority of the time we lived in this community, give or take a few maintenance issues, however the move out experience was extremely disappointing. This community claims to be pet friendly, and it is during your time as a resident, but as soon as you move out, forget about it. We received an invoice one week after moving out charging us $550 for carpet replacement. We were absolutely surprised by this as we spent over a week cleaning the unit prior to leaving and left it in great condition. The carpets looked spotless & just like when we moved in, there were no stains or smells to speak of. We also took great care of out apartment while living there & cleaned the apartment weekly, if not multiple times a week. When we reached out to management to ask about this charge, they claimed that the carpet smelled like urine & when they lifted it up they saw stains on the carpet pad indicating there had been accidents there. We requested pictures as proof of these stains as we took great care of the apartment & it has never ever smelled like animal urine. The response from management was that they would send us the invoice from the carpet company. We had plenty of guests over and Paragon employees enter the apartment for maintenance while living here & have never heard from anyone that there was a smell. In fact, a Paragon employee was in our unit a week before we left and told me how great it looked and how clean we kept it. Beware if you plan to have pets in your apartment, Paragon will obviously take advantage of this & peek under the carpet itself immediately after you move just because they know you had pets in the unit. If they see any stains at all, they will replace all of the carpet in the unit at the previous resident's expense while providing zero proof to you that the damage even existed. In my opinion this is a very poor management practice and very disappointing as we enjoyed a majority of our time living here and were hoping to end our time on a good note

We do advise that inspections of your carpet & padding are done after moving out. It is a must that we are through with our inspections, cleanings, and any needed replacements so that the apartment is ready for the next resident. We cannot allow someone to move into an apartment that has not been fully clean, especially if a pet has resided in the unit. Unfortunately, there was urine under the carpet on the padding and that had to be addressed. This is also communicated beforehand in your pet addendum section of your lease agreement. The management does not tell you that your home will not heat properly during the cold winter months. My heat has been at 75 and higher in order to heat the bedrooms. I was told there is nothing that can be done because that is the way the apartments were made.

Living at Paragon at Columbia Overlook for the last 16 months has been an extremely pleasant experience. The community is very well kept, clean, convenient and safe. Should an issue arise, it is handled efficiently and professionally by the friendly management staff. I would highly recommend Paragon to anybody looking for a new place to call home.
