Giant, fake swans – and some real ones – circle the fountain of Lake Eola. The fake ones are paddle boats, rented by residents and visitors for relaxation and amazing views of the Downtown Orlando skyline. The Lake Eola neighborhood consists of the historic Eola Heights and South Eola. The large lake is the star of both communities.
Eola Heights features brick-paved streets shaded by oak trees and is a short walk to Lake Eola Park. It is also within walking distance of South Eola, which is a shopping, dining, and entertainment hub. These two very distinctive neighborhoods combine to provide the best of Orlando – natural beauty, history, fun events, and the Orlando Farmers Market.
Eola Heights extends from East Colonial Drive to the north end of Lake Eola Park. South Eola is located on the southeast side of the lake and is the location of the farmers market, the Stardust Lounge, and the World of Beer.

As many of downtown Orlando's apartment and condo high-rise buildings were hit hard by Hurricane Ian (including Paramount), the management's preparation ahead of the storm, their emergency response to any water intrusion after the storm (including our apartment), and now follow-up response (inspecting, testing, etc.) has been swift, thorough, professional and accommodating. I know of other neighbors who would agree that we couldn't ask for better service, and appreciate everyone involved for the seriousness, with which they continue to address this unusual circumstance.

There is often the sickly smell of drugs clouding up the halls. Management has been notified MANY times about this problem, yet has not resolved it at all. They make frail gestures like sending emails to everyone on the floor, or placing little paper letters on everyone’s door. The lease states that smoking at all is strictly prohibited, and is grounds for eviction, yet no evictions have occurred.

I love the location. I love the building. What I dont love is the 500 per month OUC bills due to the faulty chilled water system. Management knows there are issues with this system and they sweep it under the rug. There are leaks that flood apartments and parking garage, likely also from the chilled water system. As a single person in a small apartment one would never expect to pay charges this high. OUC continuously advises they are aware that the Paramount has a problem with their chilled water system. Paramount staff points the finger to OUC. Residents just get screwed with high bills. Renter be ware!

Bugs throughout the building. The common areas are filthy and frequently have animal waste in them. Elevators are always broken. You can wait 20 mins on one. Parking garage is dangerous. My 2 bedroom cost about $500 in electricity! 150 in water! There's a leak in their cold water cooling system and you will pay for it. Please, stay away. Don't make the mistake I did.

It is a good location, but the apartment had very thin walls and I could hear everything happening with my neighbor. Like paper thin; I could hear EVERYTHING.
Perfect location and well managed building in downtown Orlando.
The Paramount on Lake Eola is right off Lake Eola in the heart of downtown Orlando. The building has a lively pool with an amazing fitness facility. Although the building is beautiful, the management has work to do. Amenities are consistently broken without being fixed. Residents are treated poorly after paying premium for the building and location. The staff is also consistently on their cell phones and appear bothered when asked for help.
This complex is a wonderful community. The staff always knows you personally, and they make the effort to. It is a mixed age crowd, but overall quiet and very dog friendly. I love that it is within walking distance to everything including work, the grocery store, and tons of restaurants. Apartments are nice too, ours is all wood floors with granite counter tops.
