Nobody ever answers the phone at the rental office. Amenities that they list are non-existent. No pool all last summer. When it did open, it was with dirty contaminated water. No 24 hour gym access because they were to cheap to put cameras in the gym and the weights went missing so now everyone suffers. Junk non operable vehicles all over the property. Gate never works. Emails are not responded to. Soccer league that runs late into the night. The gym door was broken for ages with all these non residents using the facilities and now it's ONLY open during THEIR business hours which are business hours for most working people so virtually ZERO access to the gym. Closed on Sunday also. The apartment size is great!! The location is great!! Such a shame about these issues.
The month of June 2022 through August 2022 I was without a working HVAC system in my unit. I communicated to the leasing office, who claimed to have submitted requests to have it serviced. Contacting the leasing office on site was impossible, I had to call the Bridge Property Management leasing number to get my requests properly to the office on site. No one responded to my request until August 12th, 2022. I went on the resident portal and marked the request for an emergency and called the Maintenace hotline nonstop after my daughter's cheeks became inflamed and she overheated, my apartment was over 85 degrees. Maintenance finally came to my unit Friday evening around 9 or 10pm. When maintenance arrived and inspected the air conditioning unit, they stated they were was sorry, but could not fix the air conditioning unit that evening. Maintenance turned off the air conditioning unit and fan and asked me not to touch the controls. Maintenance also turned off my water heater and said it needed the ice to melt off the air condoning unit before any repairs could start. A bucket was left underneath the air conditioner and a trash can nearby to collect the melted ice water. A portable air conditioning unit was installed and plugged up for the evening. Maintenance said they would be back first thing in the morning to start repairs on the unit. About an hour after they left while me and my daughter were sleeping, we heard a loud clash and what sounded like pouring water. At first, I thought it was the ice melting like the Maintenace mentioned it would, but the amount of water pouring in and the rate is was filling my apartment I knew it was something else and things were about to go horribly wrong. I tried to call Maintenace back on the number provided but the number was no longer in service. I tried calling the leasing office and leaving voicemails no one answered.I was on the 3rd floor so not only was water filling my apartment, but it was now going into the halls coming down the walls and into other apartments.The lack of urgency to fix the HVAC unit and then to address the flooding in my apartment caused by the negligence of the maintenance team is disheartening. The mold and mildew in my home and neighbors home was hazardous and unlivable up until I gathered what was left of my belongings and left the complex. Parc @980 have not rectified this issue or made things right with me.
This place will wow you with the leasing office & sample apartment then once you sign the lease it's all down hill from there. I've lived at Parc 980 through 2 management companies. I thought the first was bad but this second company is even worse. I've gotten totally ignored when I've brought my concerns to management, which management seems to feel it's okay to do any time you don't want to deal with someone. The leasing office phones haven't worked for about a year so every time you need to contact them you need to go over to the office & talk to someone. The gate hasn't worked on over a year which was one of the amenities that I found a plus prior to signing my lease. My suggestion is to read the reviews prior to signing up.
I hope you never need anything because they do not answer their phones. They will email you about paying rent and late fees/tacking on lease fee violations and events on a tacky canva background all day but not about upgrades happening on the property to give you time to protect your items. With recent upgrades, men have been on and off my porch, touching my items and got paint on my furniture. I still have yet to hear from the manager… I am on hold while writing this review…i have called four times last week on hold for an hour each time. Came by the office, sent an email with pictures and nothing… They constantly remind their residents their due deligence but don’t do theirs… gate has been broken for over six months and one building has had an exposed wood beam on the entry way for over six months as well with the original caution tape now twisted and tied, wrinkled and withered and mainly laying on the ground….but i guess we should be happy because a new unecessary fence is around our pools or ohh there is a new soccer field that attracts a bunch of people from outside the neighborhood or the buildings are now white with black doors which is peeled because they painted the door with it shut ,the roads are repaved patchy, the mail room was moved without notice? Oh joy.
Bridge Property Management has been the worst. They do not keep the grounds clean. The breezeways are filthy and haven’t been cleaned in years. The dumpsters overflow every weekend. The gate absolutely never works. The lighting is out in breezeways and walkways so keep looking over your shoulder on the way into your apartment. Don’t bother contacting Bridge Property Management about anything. I sent an emails about my concerns and not one of their team, including the Vice President of Georgia, bothered to respond. Email included pictures.
Lived here three weeks before informing office I’d be breaking lease- had my car struck by gunfire by some friendly neighbors having a peaceful discussion, saw it all, not impressed. Amenities are not available outside of 9-5 (gym, pool) and that only on select days. A gated community this isn’t. Gates don’t typically work. Windows leak. Roaches. Non-functional garbage compactors. We were moved into a unit that was not clean, examples include but aren't limited to: Paint was over hair in bathroom, shower has grout missing and caulked-over mold. The cabinets were greasy. Less than three weeks after moving in a shoot out took place immediately in front of my apartment, resulting in approximately 2k in damage to my car that was struck by the gunfire. I had the honor of speaking to Gwinnett PD and getting a case number. The gates work half of the time, if I'm being generous. The walk through gates, of which there are two, have never both been operational at the same time during our stay here. All of our windows leak when it rains, when I did a service request, it was responded to by an unannounced entry into my apartment while my wife was working from home and on a conference call, then the ticket was closed out the next day with no repairs being done. I've had two valuable deliveries stolen, one from my front door (photography light) and one (replacement Mac Book Pro for work) from the "secure package locker". The lockers' video surveillance was not functional at the time. The gym and pool are closed outside of the 9-5 Tuesday-Saturday office hours, making them unusable for a working person But as a bonus: The one time I went to the pool I sat on the padded outdoor sofa and had my hinders immediately soaked by urine. Roaches run amok and come under the loose weatherstripping at my front door now that the dumpsters are not operational about a day (or two) a week. There's more, but I wouldn't want to sound hyperbolic. in summary, I've suffered monetary damages of approximately 4,500 (exclusive of our wasted rent) for the pleasure of suffering here, having my car shot at and valuables stolen, and sitting in another person's urine. Lastly: As recently as today I’ve been referred to Gwinnett Police to solve issues this property’s management should have handled.

I’ve rented for quite a few years now and this is by far the worse place. Ever since management changed it’s gotten so bad. The hallways are so bad with trash everywhere(from the trash valet service we are forced to pay and they do a horrible job). And I know the office knows it looks bad because they come leave letters at our doors and pass by it like it’s nothing. They say they want to work with you and that they care but when you ask for it they tell you they can’t. The staff here is the worse. Wouldn’t recommend to anyone.

I love this unit, the apartaments are spacious, confortable, I’ve been living for about 2 years and remodeled kitchen elements like Stone, fridge, dishwasher; in addition to fans, lamps, bathroom accessories in all apartments and locations; I like the security, the attention and diligence in the service, they always care about meeting the needs of us residents.

I normally like to give a developement the benefit of the doubt. I find a lot of times bad experiences have more to do with neighbors than they do with the actual complex. However, as a prospective renter, I am shocked that no one from management has responded to any of the negative reviews on this site. That to me shows a lack of care and lackluster customer service. Crossing this place off the list.
the 1000 blgd steps so dirty... Need to pressure wash the entire steps... Its not decent at all...

Decent enough rooms, but if you want the top floor, with two bed and bath. You’ll be paying everyone else’s water too because it’s a flat rate, so screw what you use. You pay an average... even if you barely use it. Not to mention nothing will ever be fixed, office hours don’t operate around work day people. And they don’t answer the phone. Like ever. At least they are all happy to help.... sometimes..
Me and my fiancé just got approved for this apt complex but reading some of these reviews even the ones that says a month ago or three weeks ago has me rethinking we should go somewhere else and NOT move here. We've been looking for a month now and been to Madison abt 3 times and she loves it and myself as well. The staff was not bad the times we've been there, the pool was open, the gate was open or maybe broke, the gym they say closes at 10, the apt itself was pretty good. Any recent review that suggest otherwise I will take into consideration and weigh my options.
I wouldn't suggest anyone move here personally. They made a recent management switch to Harbour Group and nothing good has come from it. The new management here is only after your money and they don't care about your needs. They are unprofessional and inconsiderate when you try to handle simple business with them. The Madison was better before new management but the Harbour Group would not be recommended at all.

Living at the Madison has been the worst experience I've ever had renting. I've been here for three years and have been the highest turnover in management I've ever seen with that being said nothing is organized. maintenance staff never get around to doing what you need I have bedbugs and black mold in my apartment my kitchen has been leaking in the fridge for three days. Pool is closed more than open, gates never work, breezeways are disguising .l, gym isn't open 24 hrs as advertised, car wash doesn't work. Completely unacceptable. The worst part is the staff doesn't care , even the manager missed our appointment to review all of these problems. Also you are locked in to a charter cable and internet that sucks!!!! . I can go on and on but in short. DONT MOVE HERE

This mgt is nonsense, the whole place is crazy, rent keeps going up and up, gates have been broken for over a year and they cant fix it. I have been requesting for a front door to be changed over a year now because my door does not close and lock at ease. Everyday I hear one story or the other. Please for your sake do not rent this apartments there are better places for the same price. I live here and been here actually because I hate moving, but will be moving at end of the current lease.

At first, when my fiancé & I were looking for an apartment, we fell in love with Madison at Riversound. The leasing consultant that was helping us was amazing. However, shortly after moving in it was problem after problem. They are under new management (which I have come to find that occurs on a yearly basis) that is trying - but not trying hard enough. Customer service is awful, when you bring up a concern they always have a negative response & never help the customers. They do not offer an invoice on a monthly basis, just tell you to pay the amount - good luck if you try to ask why, since you will probably get a rude response from staff. They are always pointInc fingers at someone else & never own up to the mistakes. Maintence only does a temporary fix - still waiting for someone to come fix the dishwasher & AC unit. Their response when we speak to them about it is "yes we are aware of you maintence issue" but never do anything about it. The gate has never been closed - we were finally given access passes for that but was told that I would need a local number in order to set up the code when we have guest - they do not accept out of state numbers. We were given the passes with it being programmed since the system was down & was asked to come back another day to get it programmed. Trash is starting to become an issue recently also - it stays outside of our door for an extra day & when they finally pick it up, the dumpster, in the entrance of the community, is a disaster & all piled up with trash bags. It's a great area, I will say that. But they have a long way to go to improve.

We currently have a large dumpster directly underneath our apartment. The dumpster was supposed to be temporary, but it has been here for weeks. As a result we have roaches, flies, aphids, etc., constantly infiltrating our apartment. The apartments are old and "facelfits" have done little to ameliorate the antiquated and poorly maintained infrastructure i.e. hvac, plumbing, etc. The rent is overpricred, maintenance is difficult to reach, the office number never works and hangs up automatically after one ring, and our AC is constantly breaking with very long downtimes. Oh yea, and they just raised our rent. I would give this place 0 stars if possible.

The grounds are well kept, and maintenance really does a great job fulfilling work orders in a timely fashion. The maintenance staff is extremely friendly. However, the office staff is more often than not rather unpleasant. Management has changed so often that issues like a complete lack of amenities seem to have fallen through the cracks. The apartment website falsely advertises "Covered Car Care Centers" (that haven't been working in over 1 year of living here), "Sand Volleyball Court" (that does not exist), "Two Sparkling Swimming Pools" (that have been closed over half the summer so far...sometimes without any warning or communication to residents), and "Laundry Care center" (AGAIN, that does not exist). If you are considering this apartment complex because of the "Controlled Access Gates" that would no doubt make residents feel safer, LOOK ELSEWHERE!!!! The gates have been out of order for a year. The front office staff always has an excuse for this, but the fact is that safety is simply not a priority.

It shouldn't take my post to convince you that this is not the place you want to give your money to based on what has been posted already but here it goes any way. I have never dealt with an organization in which they make everything seem like it's the tenant fault. We told them about the cat problem and they told US to buy traps! Excuse me? We told them about our loud neighbors and they asked did we talked to them? There's absolutely no accountability with this place from the top down. The assistant "manager" (use that term loosely) has to be the worst. Very rude and unprofessional. I'm still trying to figure out who was worst than her that she was able to get the job? Come in for a visit and see how rude they treat there paying tenants. Please avoid renting from this place as there are better options elsewhere. Learn how to treat people with respect and maybe you'll get that in return.

I know most people get on here to post negative things, but believe the bad things you read on this one and STAY AWAY! Maintenance never fixes any issues, in fact they never look at the service requests you submit, especially when your AC is broken and it's hot outside. They will let you spend months inside your 80-85 degree apartment and give you some excuse every time you follow up about it. The gates never work, don't really see the point of charging me for gate cards, I've rarely used them. Apartment was in poor condition upon moving in (I mean holes in the doors, some doors missing, bathtubs disgusting, missing light fixtures, etc.). On move-in day we arrived around 12pm and waited around for 5 hours because "they just had to replace the carpet." Please just save yourself the frustration and headache and do not sign a lease here...I can't wait to get out!
First of all if you are considering moving into this apartment complex, DON'T! I've been here for a little of a year and it has been by far the worst living arrangement I've ever had. When I first moved here it was an immediate issue with the office staff BEFORE I signed the lease (I should have walked away then.) *Security* Since I moved here the gate has been open for whoever would like to come in. At the beginning of the year a woman was shot in the head and a man was pistol whipped at the front of the apartments, we were not notified about any of it! We pulled up to news reporters and camera crews. *Office Staff* The office staff is very inconsistent, probably why their turnover rate is so high! A few are okay but the majority are rude! Kathy acts as though she's extremely busy and pushes you off on the Assistant Property Manager Lachelle (I think that's her name). Every time I go into the office there is an altercation because they have issues with respect. I'm certain that I pay to live here not the other way around! *Amenities* Trash payment is mandatory ($25 a month) on top of rent but they don't come everyday. As one resident stated they make at least $12,000 a month off trash payments is it going to? NOT getting the gate fixed, NOT the leasing agents (probably why they have sucky attitudes!), and probably not the grounds keeping because the stairwell looks as though people have dumped trash in it (oh wait the valet trash does do that!) *Noise* The people next door to me everyday around 4pm-5pm play Spanish music as loud as they can til about 10-11 pm at night! Nothing has been done about it. I literally can feel the bass through the floor!
I’ve only lived here for about two weeks and have had my share of dealing with the office. From the time we received our welcome letter, we have had issues. On Monday of this week, I came home to an official notice on my door that I will be forced to move by 3/18 if I do not pay the rent, plus all the other fees they tagged onto our bill. I was furious. When I walked into the office with the notice, I was asked, “Are you sure you paid your rent?”. I had to explain yet again that I just moved in two weeks ago and that I’m certain we would have not received the keys if we did not pay our rent plus our security deposit. The leasing agent walks to the back and spoke to the manager, and when they both came out, they blamed us for having the wrong apartment number on the money order. Should I tell you that they are the ones who filled in the information on the money order? Needless to say, the manager tells the agent to update our records,then said, “We’ll let you know if you have a balance”. I was infuriated at that comment because we just moved in two weeks ago. That was the second time that I had to deal with the office manager, and neither experience was pleasurable. Now on to my apartment: The apartment is nice and very spacious. However, when I walked the apartment I had a ton of issues that should have been discovered before we picked up the keys. I’ll list them here: 1) many of the outlets were not working 2) our key did not open our storage closet 3) we did not have a waste basket for Valet trash 4)the shelving unit in the master bedroom was partially assembled 5) the light in both bedrooms were not working. I had to create a work order for the above that took two days to complete. I then had to go back and complete another work order on last Friday, and they still have not been our place to fix the balance of our issues. Calling the Office: I realize that about 80% of the time that you will get their voicemail. I have not left a voice message yet because I feel that if it’s within normal business hours, someone should be answering the phone. Gate: The gate has been broken since I moved here and no one has stated when it would be fixed. I guess it’s sad because one of the reasons we chose this place was because it was gated. I guess we went wrong there too. I believe in reviews because I want people to make informed decisions. I will be updating this review in 3 months to see if things are better.
Being a large complex, I love it! It is within walking distance to great restaurants, theater, shopping and quick freeway access. The grounds are very well maintained, the staff are friendly and attentive to my every need and it feels good to feel safe when I come home late from work. Celeste Thomas, GA
The toilet in the master bathroom doesn't flush properly. It has been defective for over a year. Maintenance has come out 3 times regarding the faulty toilet. After explaining to the maintenance team several times regarding the issue, it is still left unresolved.
First I would like to say that I've been living here for years now. The apartments recently changed management companies so this review is based mostly on what I've experienced with the old staff. Pros: *Convenient to 316 and 85 *Spacious rooms *Close to GGC college campus *Surrounded by various restaurants, movie theater and grocery stores(In walking distance) *Feel very safe even though gates are not always closed *Valet trash service *Great floorplans Cons: *Bugs; roaches, ants, centipedes all year long *Maintenance was fast to respond, but took multiple visits to fix simple issues *Small string of break in, but I believe they were isolated issues. *Gym and facilities used to be 24 hrs, but now close at 9PM because of teen vandalism. *Office staff rude at times I feel like the pros definitely outweighed the cons for me because I am a college student and loved the convenience to everything I needed distance wise. I love living here, great for pet owners, they always keep the lawns maintained. Very quick to respond to repair requests. Very close to restaurants and shopping.
I've lived at The Madison for 11 years. During that time, I've seen 3 different property management companies have control over the property. B & M Management let the property go down hill once they bought it from Equity Residential. The made "patches" instead of actually fixing problems. (I'm thinking A/C problems here & problems with the up-keep of the grounds). The new property management company, Hammond Residential, basically inherited a ton of problems with the property. Most of the A/C units were in dire need of repair (which is why there have been so many complaints about the A/C not working), the apartments themselves have not been upgraded the entire time I've lived here, the residents have a problem picking up after themselves (not to mention their pets), and children are left unattended, not to mention the college kids who like to party all night. Now, the new management has taken over and rent has gone up DRAMATICALLY. (I paid 880.00 for the Carlton floor plan above-not renovated, you see what the price is now- hopefully that is for a renovated unit) If the new management expects to be able to rent the renovated apartments at the current listed price, they are going to have to start enforcing some rules and make some changes: See Part Two
MY EXPIERENCE LIVING HERE HAS BEEN NOTHING BUT GREAT . WE HAVE RECENTLY UNDERGONE NEW OWNERSHIP WHO HAVE GREAT IDEAS FOR THE PROPERTY . THEY ARE PRESENTLY DOING RENOVATIONS IN THE GYM .THEY ARE GOOD AT MAKING REPAIRS IN A TIMELY FASHION UPON REQUEST .THE GROUNDS ARE KEPT CLEAN .THE TWO POOL AREAS ARE ALWAYS CLEAN SO ARE THE POOLS FREE OF ANY DEBRIS .THE MANAGEMENT STAFF ARE POLITE AND VERY HELPFUL.THE COMMON AREAS ARE CLEAN .IT IS A VERY QUIET AND CLEAN COMPLEX.THE LOCATION IS GREAT FOR SHOPPING AND ENTERTAINMENT .I REALLY ENJOY MY APARTMENT AT MADISON RIVERSOUND .
The apartments were great. Maintenance was always good about getting things done when you needed it but now they have new management and are not as helpful as they were before. Also they are now renovating the apartments and are raising the rent by almost $300. They are definitely not worth that price and after 3 years of living here I will be leaving.
I moved in here back in 2013 because the Madison had an awesome deal for a 2 bdrm/2bath ($740/month.) They also are in a great location. However, new management came in early Feb. 2015 and now I can't wait to move. The old management was a 2 star. New management...I give them a 1 star rating. Not only are they extremely rude, but they don't know what they're talking about. The Madison has about 8 machines in their gym and 3 of them have been broken for over 6 months now. I asked management, specifically Dorna, when the equipment would be fixed and she said, "I don't know." That was it. They drained the pool a month before Memorial Day (when most pools open) and I asked them when it would be open. They said early June. They opened it a week ago -_- Management sent us a written notice in February that we would not be able to pay our rent/water/trash online until April because they were going to be working on a new site. Understandable. We weren't able to pay anything online until May and never received a notice or an apology to the residents for the delay or inconvenience. We are supposed to get a 60 day notice before our lease is up on how much our rent will increase if we renewed. I never received one and had to call to find out for myself that my rent was going to increase by $150. Excuse me? First of all, thanks for the heads up Madison. Why jack up the prices when your car wash doesn't work, the pools have been drained for 2 months, stray cats peeing and pooping around apartment units, "gated community"...gate broken and open to anyone and everyone for the last 5 months, and 3/8 of your gym machines broken for over 6 months? You guys have nothing to show for jacking the price up that high and I know I'm not the only who thinks this. Reader, please take a look at all of the reviews written about the Madison on the apartment ratings website. If you are sincerely looking for a place to live, you can find other apartment complexes around the Madison that are MUCH better for the same rates as these guys.
