Property Ratings at Parc at Clarksville
Esthetics Clean environment, pleasant staff questions answered. We did not see apt before moving here. Family made arrangements. Pleasently surprised.

Noisy Buldings If you have neighbors above you , then you can hear them walking, kids playing, pets barking, water running. A lot of the tenants don’t clean up after their pets. You have to be careful where you walk. Water and wastewater is not metered so you pay a percentage of the bill for the entire property , even if you were gone for the month.

We understand that noise can sometimes be an issue in a multi-family community. While some level of noise is a common side effect, if you ever feel that it's excessive or that neighbors are not following the community guidelines, please reach out to us directly so we can address the situation and work towards a resolution. As for the water billing, please don't hesitate to contact our office for more information on how it works. We're here to help!
A nice place to live! This is a very peaceful environment to live in, the staff is mindful of the residents when needing to enter the units for fire safety checks or maintenance requests. Which is usually notified days ahead through your choice of communication. Maintenance responds pretty quickly & resolves the issues in a timely manner. Grounds are kept cleaned & tidy as well. Parking for residents was an issue at first but no big deal but since they’ve enforced parking stickers, parking has became better for us over night workers getting off in the morning. I’ve been here for a little over a year now & haven’t had a bad experience so far.

Your positive review brightens our day! We're thrilled that you're finding our homes to your liking.
Urgent maintenance request on the forth I had water on my hall bathroom floor and the source was seeping through the ceiling. In addition the circuit breaker for the water heater was tripping and could not be reset. Maintenance came and found the source of the problem in the apartment upstairs and corrected it. Then came back and cleaned up the bathroom. Since I was able to do without hot water until the next day, they came back then and replaced the water heater.

I hate it here! Maintenance first off is amazing!! I love those men they always help and reach out when you tell them something is wrong! But the place itself is ridiculous! I don’t see the point of it being a “gated community” when anyone and everyone can come through… the other gated communities are more secure and don’t have an open walking gate. Rent went up $200 more just to have NOWHERE to park especially at night when you LIVE HERE AND PAY $1500! Like they don’t even have a separate visitor parking it’s ridiculous and annoying. The park is disgusting hasn’t been cleaned or updated for maybe years.. my water got cut off twice in a day without them saying anything and it was on a Saturday.. I can’t wait to leave this place and our lease is up because my money is not worth living here.

Thank you.
Maintenance is great about fixing problems but everything is always broken. We have had so many problems with water lines our water has been shut off for 2 days which means no shower, clean dishes or clean clothes. With my husband being in the army, he needs to do clean his uniforms from being in the field or pt. Within the first 2 months of being here, our ac when out, our microwave broke, and our dryer broke. The front office seemed super nice at first but everything is always sugarcoated now. It’s in a good spot, lots to do around down but the parc itself needs a lot of work.

We strive to maintain a high level of satisfaction for all of our customers, current/former residents, and guests. As always, our manager’s door is always open to talk about anything that might have made your experience here at Apartment unpleasant. We are genuinely concerned and eager for the opportunity to listen and hopefully regain your approval of our community. You may also contact us at customerrelations@sunridgemanagement.com
Loved living here! All the staff were so sweet. They helped out anytime I needed it. They knew the name of my pup and always said a happy hello! Maintenance was always on top of any and everything! They even spent half a day crawling around in the crawl space above my neighbors apt. to fix the air conditioning. Turns out, they only needed to open and close a few vents inside the apartment! But, they were willing to do anything to assure the satisfaction of the residents! The lot and land was always maintained nicely, and the kids have a great space to play on the playground and at the pool! If I'm ever back in Clarksville I know I have a place to call home again!

Hello! Thank you so much for taking the time to leave a review. We love hearing from our residents and are so thrilled to know you enjoyed Parc at Clarksville. We appreciate your feedback and wish you the best of luck in the future!
This place is okay if you're looking for a convenient place to stay for a few months (if money isn't an issue). However, if you're looking for a place to stay longer-term, look elsewhere. I have lived here for a few years now and sure enough, they will find new fees to bleed money out of you over time. Also, you can bet that the base rent will rise if you try to sign a new lease with them. Renters insurance is a requirement, so be sure not to choose the insurance they want you to. It's literally twice as much as going with my regular insurance company. These people are pure greed. What really bothered me enough to start giving ratings on this place is the issue of privacy. In the past, they have always given you a fair notice before entering your apartment to do inspections/maintenance. However, they recently decided to give spot inspections for air filters with NO NOTICE. Very invasive and disrespectful. Sorry Parc, but some measly 30 minute notice via e-mail that you're coming into our homes isn't a notice. Some of the neighbors I've talked to and myself don't appreciate it. Noise can definitely be an issue. The infrastructure here isn't high quality. You can hear everything outside your door and in the apartments below/above you. If you have civilized neighbors, you're fine. However, if you don't, you'll go crazy with all the noise. There is also a concern for safety. Over the last few months, there have been several vehicles that have been broken into. It's a gated community, but anyone can just walk through the side gate to get access. This easy access issue was apparently improved recently, but it's still something to keep in mind. Also, the lighting isn't that great and there are no security cameras. Not exactly the highest standards for "a luxury gated-community." On the plus side, the maintenance crew have always been respectful and competent. If I've ever had an issue with my apartment, they're on it fast and get the job done. The office staff is also nice, so no complaints there. I'm assuming all the problems come from the corporation that owns this place. Who knows. As mentioned before, if you've got the money and you're in need of a decent place to stay for a few months, the Parc is okay. If you're looking for a long-term home, STAY AWAY. P.S. I have heard stories of them trying to stiff you with your deposit and added fees when you try to leave. I will update this review with my experience when I decide to move.

Hi there. Thank you so much for sharing your feedback with us. We apologize that you haven’t loved your experience at Parc at Clarksville and would love to address any problems you may be experiencing. Fees are unfortunately a part of every renting experience and the cost of services provided and rent increase year to year. It is our policy to require our residents have renters insurance to protect our residents against things like theft, vandalism, fire or other unforeseen damages. We do have plans available to our residents, but they are free to choose any renters insurance plan they would like as long as they are covered. Our renter’s insurance plan starts at $17.75 each month and you can visit www.sunridgemanagement.com/sites/180/siteFiles//SRCS/eRenterPlanBrochure.pdf for more information. Because you are renting, it is stated in our lease that we may enter our units. Our procedure for changing filters is to send out a notice at least 24 hours in advance, a notice the day of and an email reminder. We notify our residents as a courtesy and we will enter upon reasonable times upon reasonable notice to perform necessary maintenance. We apologize if you felt like we invaded your privacy and understand your frustration. Unfortunately, noise is an issue at every apartment complex and is part of the renting experience. We encourage our residents to notify us if someone isn’t being a courteous neighbor so we can handle any noise complaints. Some things are out of our control, but we try as hard as we can to provide our residents with the best living experience possible. Residents may receive additional charges upon move out to cover cleaning and repair costs of their units. We have to restore our units back to their original condition for future tenants, so this is funded through security deposits. This is also part of the renting experience, but we do understand your frustration. We appreciate your loyalty and would love for you to contact us in the future if you have any concerns we can help to address. Thank you again and have a great day.
I have to say I was worried when I read all the other reviews on the other sites but after talking to the office staff ( Angela, Monica and Sherri) they all made me feel very comfortable and they eased my mind. I have been here for over a year and I have had no complaints at all. The maintenance guys are the best! They are always keeping the grounds maintained and they get things fixed the right way the first time. My husband was on the fence after he read the reviews too but once he got back from deployment he was very happy here. The only reason we are leaving is because we just bought our 1st house but anyone that is looking for a new apartment you should really pick The Parc. They also do great monthly events for us (residents) we will miss that as well as the staff. They are very unique in their own ways and they each have different personalities but they all fit together. They are also active in the community. Oh and did I mention that the office staff also picks up the grounds, does things that needs to be done out on the property. I remember seeing the Manager and the Assistant Manager using tree branch trimmers and cutting them down, and also doing landscaping I have never seen that before.
I love everything about this apartment complex. They have an amazing staff. The only thing I think is missing is this place needs a dog park.
