If you enjoy dealing in shady business practices then this place is for you. If not stay far, far away. If they can in any way swindle money from you, they absolutely will. I will make it my life's purpose to make sure Cushman and Wakeful are aware of how poorly this property is managed.

I do not know how this place has such high reviews, it is awful! The windows are paper thin, most of the apartments have leaks, there is rotting wood everywhere. Found in mold in the apartment and was told "it was just dirt", so nothing was done. There are very few parking spaces, and several are taken up by trailers that never move. The apartments are paper thin, so you can hear everything your neighbors are doing. The pool is much too small and it's always full of unattended children. The staff is rude and pick and choose which rules they want to enforce and of course none apply to them. Now the new owners keep changing policies clearly listed in our lease as if it's not a legally binding contract!

This is our second year here. The staff who were here when we moved in were awesome but they are gone and the experience has not been good. They recently installed a very loud pond pump below our bedroom window. Their response was that they are not going to move it so if we stay, we have to live with what sounds like a truck running non-stop outside our window. If they want to control the algae in the pond, there are plenty of other spots to place a pump that does not disturb any residents.

We lived at The Parc at Rogers for only about 4 months. Overall it’s a pretty nice complex and the people are friendly. The maintenance staff was great. Our apartment itself had a very strong mold/mildew smell when we moved in, so we had to rent a carpet cleaner to clean it. Otherwise it was fine. The main issue we had was the disorganization of the main office staff. We only lived there for four months, and the office staff lost our rent check twice. We ended up moving out after 4 months because we bought a house. On move-out day, we gave them back our keys and they said they would mail us a final bill. We ended up getting 3 different final bills in the mail, all with very different numbers. We emailed because we didn’t know which bill was correct. They told us the last bill was correct, which was $1410.00. I decided to go into the office to ask them to explain the bill to us and why we owed them so much. They realized they had made yet another mistake, and changed the charge to $1369.00. This bill was to cover the final water bills and a fee for breaking the lease early. I showed them the water bills we had received through email which was much less than the amount they had shown in our final statement. They said that a separate company sends those bills out so they aren’t always accurate. This didn’t make much sense to me and I felt I was being cheated and possibly lied to, but I ended up writing her the check for my final bill and went on my way. About 3 weeks later we were contacted by a debt collector, who threatened to prosecute us if we didn’t pay our final bill to Parc at Rogers. We were livid, assuming they had lost our check once again. I went over there in person. The lady said that their check scanner wasn’t working, so they never deposited the check, and we were automatically handed over to a debt collector. We were dumbfounded. Why on earth would a company put in an automated system that turns people over to a debt collector after such a small amount of time and without any other notices. We paid our bill, at the very least they should have stopped us from being turned over to a debt collector because they were having issues on their end. Because of the incompetence of the staff here, I wouldn’t recommend living here. If you so, definitely ask for a receipt for every rent you pay, because it’s very likely they could lose your payment, and without a receipt you’re screwed, especially if you pay with a cashiers check.

I have lived here 2 years. When I moved here 2 yrs ago, I had a list of 5 places to look at. Parc at Rogers won hands down due to the amenities offered and reasonable price. It is a very beautiful location and peaceful community. The management and maintenance teams are very professional and responsive.

BLACK MOLD, ants everywhere all the time, bugs like crazy, and loud neighbors. We lived here for only 6 months but dealt with a scary and loud neighbor upstairs that threatened us so bad we had to call the cops. Our living room and kitchen was ALWAYS filled with ants! We repeatedly got pest treatments but they did nothing. We had issues with gnats (which we were told it was just the "area"). We spent so much money on cleaning products that led us no where. Check being your washer and dryers because we found BLACK MOLD that they did nothing absolutely nothing about. Our house smelled of foul mold no matter how much we cleaned. The apartment management did nothing to help us with any of these issues. We ONLY were able to move without a huge fee due to the saftey risks of our upstairs neighbor. Rent is ridiculously priced for such a small building and the actual building itself is falling apart! The paint on walls is not primed leaving any wet spots on there for months at a time. The carpet was not fit properly before we even moved in leaving a huge gap with staples by the front door. Dog poop is everywhere due to the trash cans never being taken out. The gate at the dog park has huge holes in it leaving any small dog able to escape. During moving we had an outdoor table that they broke that we left there and now we are getting charged $150 for "trash removal". Not to mention I am pregnant and the mold made me feel constantly sick and nauseous. I was exhausted and wanted to come home to a safe place but felt very at risk due to our neighbor that would stomp at any noise I made and scream at me through the floor for 20minutes or more. We lived in the N apartments and we was on the second floor. If you choose this place use caution to living in this area.

I’ve lived here about six months and really enjoy it. The staff is friendly and communication is very good. They keep residents well- informed by email, text, and flyers - all of which are appreciated. My apartment is quiet and I absolutely love having a garage. My dog loves the dog park and we both love being right on the Razorback Greenway trail system. Couldn’t ask for more as far as location, too.

My wife and I lived in a 2BR/2Bath apartment and enjoyed our stay here. We recently left the area because of a new job. The management staff and maintenance crew at Parc were top class! It works both ways, just like everything else—if you are a good tenant, you will receive the proper treatment. Besides, Everything worked seamless, from paying the rent online (which is an option), to requesting for maintenance work if necessary. The apartment is a little aged at this point, compared to the newer ones in the area, but the owners have been making improvements like adding a dog park and outdoor grills. Nothing is life is perfect or flawless. The builders in NWA seem to think having a bedroom above an uninsulated garage is a good idea, so you may find yourself in a really hot room in the summer and extremely cold one during winter. This is not a problem exclusive to Parc, because I have seen other apartments and actual homes with similar construction issues. All in all, the pros outweigh the cons. Particularly if you are looking for a location that’s accessible, bang for your buck space-wise, and an apartment with a large garage, you really can’t go wrong with Parc. I hope you give this place a chance as you embark on your apartment-hunting journey.

The apartments are poorly insulated based on three reasons-You can easily hear between the 1st and 2nd floor and hear everything, the temperature in the apartment varies 10-20 degrees between rooms and this is regardless of the time of year making some rooms mostly useless especially during the winter, lastly when the complex puts up freeze advisory signs for the water pipes in your apartment it basically confirms the previous two statements. Finally I also had significant leak in my garage ceiling since the roof was poorly sealed that took two months to get fixed. They apparently couldn't find the issue and even supposedly had a professional roofer come in, paperwork I requested to see but was never presented. The apartment maintenance and professional roofer couldn't find the problem. The first time this happened I was told this was normal and they even thought that paint would fix the problem. This was filled out to fix the problem in their system even though they never painted it. The second time this happened I filled it out as a safety issue and was informed that the first time was understanding of human error on their part but it still took them 1-1.5 months to complete the work. The correction was sealing the flashing of the roof. They couldn't correct it the first time and made every attempt to do nothing but now they could all of the sudden correct it. Make your own determination of the place. I'd also look very, very closely at the lease that they have you sign as it is very one sided to make they more money in the end. You can sign a 12 month lease and then they will shorten it by 5-10 days to their benefit. With that said they are over priced when compared with the all other existing complexes and the many that are being built.

This is so expensive and not even worth it, you can hear everything even at night, you are just paying for the area, is noisy, old and when you are opening your own car garage is really loud!!!
I moved into the Parc at Roges in 2016. When I first moved it in I noticed that the bathroom wasn't properly cleaned. The management staff sent someone to 'reclean' the bathroom but they didn't do a thorough cleaning. Here are my pros and cons about my apartment and the complex: Cons: The walls are thin. I can hear my neighbors arguing, kids yelling, and dogs barking. Reporting them to the courtesy officer and apartment manager is useless. The carpet in my apartment is full of stains. The carpet needed to be replaced before I moved in, but it clearly wasn't. The water pressure is always a surprise in the morning. Sometimes I get plenty of warm warm, other times I don't. The maintenance guy tried to 'fix' it but it hasn't improved. The blinds in my apartment clearly need to be replaced. The leasing manager even mentioned that they were falling down when I first moved in, but nothing has been done about it. Pros The apartment complex is very close to the highway. Having an attached garage is a nice convenience, especially during winter. The rent and utilities are pretty consistent month to month. There are no surprise charges or fees.

Moved to Rogers, Arkansas from NYC, and I never lived nearly as comfortable and luxurious in NYC as I live in Ar. The complex where I live is beautiful. It is gated, so you will always feel safe. My apartment, needless to say (if you could see for yourself), looks new, it is nicest looking apartment I have ever seen. It is spacious, walk-in closet, large windows and carpeted. Two of my favorites features: it has a garage attached to it, so I don't have to suffer during winter time to go outside for my car, and that it comes with all needed appliances (fridge, washing and drying machines, dishwashers, among other things). I also have a huge backyard. The gym and the pool are a little small, but no complaints regardless. The complex is always clean and well maintained, and the staff are very friendly. Whenever I get a package and I am not home, the package is left at the main office, and they send me an e-mail right away asking if I want them to bring it home. They are available the next day if I need anything to get fixed. In other words, great customer service. Every person who have come visit me from NYC think this apartment is gorgeous. The area is growing so fast, a small town feel with big cities amenities.
