Parc One is a great place to call home. The apartments are very spacious with large windows and a lot of light. The grounds are beautiful and the walking path has amazing views of the mountains and a river runs behind the building. The management and staff are always quick to respond to requests and are always accommodating as well. I have been here two years now and I have been very happy with my experience and the area is literally close to everything you need within a walks distance. Staying active and in touch with nature at Parc One is as easy as walking out our front door. We enjoy miles of paved walking and biking trails along with the San Diego River just steps away. All of our favorite stores, such as Target, Walmart, Costco, and restaurants are within walking distance. Office and maintenance staff are responsive and friendly. And the best part, Greystar isn’t price gouging in a housing inflation market, so thank you Greystar!

Parc One is a safe and comfortable community. Payments, parking permits, and maintenance are all accessible online. They have payment reporting, so I was able to build my credit. When I moved in, they made the transition seamless thru an app called Updater. Overall, it's a positive experience!

Despite it’s pretty appearance, decent floor plan and features I will not recommend this complex. It is not a good environment for families, professionals, or those who do not want to live in silence. It feels very uncomfortable. The walls are very thin and it echos outside. Tenants here are not quiet late into the night… and you honestly can’t make any noise without being listened to either, even during the day. I’ve heard a mother nock on a door across the hall to inform the tenant that there are children downstairs… I’ve listened to arguments between tenants. I’ve listened to drunk people hollering outside. I’ve listened to other tenants TV shows. I’ve listened to similar complaints from other tenants. And everything else in between.

Perfect location. Great looking apartments. However. If you plan on receiving your deposit back. Do not touch the walls in any way.
I've lived here for a year & experienced 2 different owner/management companies. The current owner reduced staff significantly to a point that the grounds are inadequately maintained & the front office is unable to provide proper customer service. Though the staff is friendly & professional they're overworked an unable to supply adequate service to the tenants. Included maintenance like changing air filters is not completed unless the tenant requests the service. There're numerous hallway & pathway lights burnt out. Hallways are rarely cleaned. The grounds often have trash & pet waste. The parking lot is dirty. A # of the pavement painted parking space #s eroded away causing confusion for guests. There's inadequate parking for the # of units in the complex (12 guest spots, no street parking). The contracted parking company requires a guest permit at all times & has yet to post signs warning guests of the permit rule. My family has used the beautiful pool often & 1/4 of the time the water was cloudy. The seating area was messy w/ broken pool toys scattered throughout. The landscaping in the center of the complex near the pool/office area is well maintained. Unfortunately 25% of the remaining landscaping is not. The lanscape co. botched 2 sod installations so the grass is dead. Dead landscaping is removed but rarely replaced. The landscaping behind the units & in the courtyards is deteriorating. The lanscape/pathway lighting behind building 1 & the lights in the dog park have been nonoperational for 10 days which is safety issue. Amenities in the units are more than adequate. The appliances are stainless steel but middle range economy models. The refrigerator is small w/ no ice maker. The unit is all electric, utility costs are high. Walls & floors are thin. If you have children you'll be asking them to walk & keep voices down. The front doors are self closing (as per code) & often slam shut rattling the floors above & below. 1 of the smoke detectors is located by the kitchen & often goes off when cooking. Finally this a smoking permitted complex. Tenants are allowed to smoke in their units & on their balconies which most smokers do because of the smoke detectors. We are non-smokers. In our experience the 2nd hand smoke from the adjacent units enters our apartment to the point there's a visible haze present and constant stench. Smoking is prohibited in the common areas & hallways but it isn't enforced.
Fee's fee's fee's, Parking is horrible, the complex has too little parking and the apartments are banking on it by charging $85 for parking fee. $20 per car fee for a parking company reliant parking that they hired to manage permits and tow. $4 fee for a company that sends out statements. All these fees add up. All I hear is excuses from office and corporate office does not care, does not return calls.
Things are constantly being stolen: for example- My dad's bike was stolen from parc one's bike racks, and the bike was $400 and it was still fairly new (and the office did nothing to inform anyone of bike theft although we notified them.. instead they sent out an email saying we can keep our bikes on our patio/balcony), my truck antenna was stolen, and now as I am writing this, I am watching my neighbors talk to police officers because their tires were stolen off of their brand new toyota tacoma. This could have easily happened to me or anyone else. The office/management sends out NO warnings about theft, and these three examples are not the only ones. Other residents have told me that their things were stolen as well. We also get a lot of strangers that walk (AND CAMP!!) right outside of our buildings: Examples: 1) I woke up one morning to find a tent pitched right outside of the complex, and when I notified the management, they failed to do anything for 8 hours!! 2) A man was cussing out the workers telling them to go back to Mexico and speak english.. he was clearly on some sort of drug(s). 3) There was a homeless man in the jacuzzi. Also, in the lots behind the complex (by the river), a lot of races happen. I have almost been hit running back there and when I notified the management about it (because residents go down their with their dogs and children), they failed to inform anyone. Management/people in the office are also horrible at responding to emails and answering the phone. There are 0 cameras or security that monitor this complex. They just have someone who "patrols" the area.. AKA Locks up the pool and responds to noise complaints. Visitors are only allowed to park for 24 hours or risk being towed, and there are only 12 visitor parking spots for ALL THREE buildings. (4 to each building). The view is beautiful, the location is nice, but this place needs to get its stuff together and place some cameras, set up a gate, or hire some actual security. The safety of you, your family, and your personal items is not in their interest. I am only here because I live with my parents (I am 19), otherwise I would be FAR AWAY from here. I am constantly worried about our vehicles being damaged or having something else stolen from them, and that shouldn't even be an issue.. especially because we pay $60 per extra parking spot.

Hello Lisa, Thank you for your review. I completely understand your concerns and can assure you that we have taken this situation very seriously. You are undoubtedly aware that crime has become a permanent part of our lives and there is no area or neighborhood that is unaffected, however it is our job to take action and that is what we have done. We have immediately increased our security patrol hours to 8 hours nightly and have met with local police to make random patrols of the community. We are also in process of creating a community neighborhood watch program so that we can all work together to minimize these types of crimes and activities. I would love to get your feedback on this. I have an open door policy and would love for you to stop in so we can talk about this and any other concerns you have. Thank you.
I have yet to see the inside of these propertys but the outside looks very promising ive been watching it every time i drive by and im very excited to hopefully move in
