Extending north from the Navy Yard between Capitol Street and Pennsylvania Avenue, Capitol Riverfront is one of DC's fastest-growing neighborhoods. The popular Anacostia Riverwalk Trail begins in the neighborhood, near the intersection of 11th Street and M Street. This mixed-use neighborhood began as an industrial area; today, it is a trendy mix of office buildings, lofts, apartments, shopping areas, and parks. Yards Park, a 42-acre park along the river, offers beautiful river views and trails. It is the site of many local events, including the Friday Night concert series. Property Ratings at Parc Riverside
I have lived in the building since 2019 and I can say that living at Parc Riverside has been nothing short of a frustrating experience. What was once advertised as a luxurious, modern living community has quickly turned into a cautionary tale of poor management and disappointing service. Most egregious among the countless issues is the ongoing elevator debacle, which has been a daily nightmare for residents. Two of the building’s three elevators are frequently out of service. While the management's promises to fix them continue to drag on, there has been no transparency about a realistic timeline for resolution. It's an exhausting, maddening ordeal that shows no sign of improving anytime soon. To make matters worse, there is no elevator access to the rooftop amenities, which was one of the primary draws when signing the lease. The building’s failure to address the elevator situation means that many residents, particularly those with mobility issues or young children, are effectively locked out of enjoying these spaces. This isn't just inconvenient—it's a blatant disregard for accessibility. Management continues to offer vague assurances (as I'm sure will be reflected if the building replies to this review) but there’s no transparency or honesty about the actual timeline for getting the elevators fixed. At this point, it's clear that they don’t value their residents’ time, comfort, or safety. I cannot in good conscience recommend Parc Riverside to anyone. It's a prime example of a building more concerned with looking good on paper than actually providing the services it promises. All that being said, I want to be clear that this is a management issue. The staff for the front desk, cleaning crew, and maintenance are always very friendly and attentive. And these larger issues are, sadly, out of these good people's control.

I am a current resident at Parc Riverside and am in the process of breaking my lease because my experience in the building has been so awful. The building checks all the boxes at first glance, but nothing works like it's supposed to. The following list is just a few of the issues I've encountered while living at Parc Riverside. The elevators never work and on multiple occasions it's taken close to 15-20 minutes to arrive at the intended floor, the hallway constantly smells like cigarettes or weed, a window was stuck open for an entire month, my kitchen faucet has not worked properly since moving in (for the first month it fell off every time I used it), the temperature control in my shower has been messed up since the day I moved in, and my garbage disposal does not work. Be careful about moving to Parc Riverside!

I recently moved into Parc Riverside after finishing my lease at a neighboring property in which I'd had huge maintenance issues. Looking for a great place to live, Parc Riverside was recommended to me by a real estate agent friend, and it was also an easy choice because I was already acquainted with other residents in the building who've always had nothing but great things to say! :) This gorgeous building with beautiful apartments sells itself, but it's so much more than that! From the moment I walked into leasing I knew I was in great hands! Octavia, the absolutely incredible leasing manager went out of her way to help me find a fantastic apartment and alleviate any concerns I may have had after my difficult experience at my previous home. Chris at the front desk, and all the rest of the front desk staff in both buildings are an absolute dream team - friendly, kind, and just overall fantastic people!! Maintenance is responsive and helpful. When I did have an issue it was taken care of quickly and with kindness, and the team really did move mountains to fix the problem. I love this building! Two thumbs up and ten stars if I could! Thank you Octavia, all the awesome people who work here, and Toll Brothers, for hiring a team that really is the best of the best! I highly, *highly* recommend!!

The headline is pretty much the motto of this building. If you have a problem or concern, building management does not want to hear it. They constantly blame contractors and fail to take the responsibility on themselves. The elevators keep failing, vendor issue. The fire alarms go off in the middle of the night, contractor problem. No one wearing a mask during a pandemic, nothing they can do about it. The apartment building is a frat house, there's nothing we can do about it. These are actual responses from this poor management company. The apartments themselves are nice, but as soon as you are in, your concerns are invalid.

Toll Brothers is an awful property management…if you could even call it property management. The building is a glorified frat house. Elevators constantly breaking down, alcohol and vomit in the elevators and lobby, beer cans and urine all over the entrance, mask mandate not enforced, roof top constantly trashed by guests

There are too many options in Navy Yard to live at Parc Riverside. The elevators break down constantly where at times there has only been 1 working elevator for 13 floors... during rush hour times, you can expect to wait 20 minutes at least if only one or two elevator are in service and at least 5 minutes if all 3 elevators (including the service elevator) are working. They recently imposed a new monthly charge to cover their insurance payments.... not optional, just added to your monthly bill. The walls are paper thin. You can hear your neighbors coughing... The grills are unreliable. Sometimes they work, sometimes they don’t. There used to be a free coffee machine, but they switched it to an expensive, pay-per-cup system. They used to let your guests have a temporary key, but now they don’t let that happen. Instead your guests have to use your key... not great. The staff is dismissive and rude. If you have an issue or complaint they instantly get defensive and ignore what you have to say.
Excellent management staff. Moving from another state to DC was stressed enough, but the management office provided prompt answers to my questions. Moving in was well organized. The building itself is clean (very new), safe, and very nice common areas. The build quality are great (stainless steel appliances, soft shut drawers, wood floors, etc.) I havent heard much noise from neighbors either. Location is great (0.2 miles to Navy Yard metro, with bike share and circulator bus stop directly in front of building). Reasons I didnt give it perfect 5 stars are lack of common computer/printer for residents to use, wait time of elevators, and relatively expensive rent.
Moving into Parc Riverside from Northwest DC was the best decision we could have made. Conveniently located one block from Navy Yard metro (green line) station, the building is the perfect home for someone who relies on public transportation to get to work. If you own a car, that's okay too because there is a large underground parking garage where you can rent a parking space for your car or store your bicycle at no extra charge. The staff is professional, friendly, and helpful. They are quick to respond to any request, and at any time. Knowing there is at least one staff member on-site at all times is comforting and brings peace of mind knowing they screen everyone who enters the building. The outdoor spaces are amazing and the rooftop pool is a bonus! Having several grills on site has made cooking out an easy thing to coordinate, even if it is last-minute. There is usually no wait time to use the grills. In addition to the parking, grills, a pool, and amazing staff, we also have access to our very own gym and dog bath. For pet owners, this must be a huge plus! Overall, I am more than satisfied with Parc Riverside as the place I have chosen to call home. I wasn't able to cover everything in this review, but you will have to stop by for a tour to realize this is the best building on this side of town.
I absolutely love this building. The units are fantastic and the amenities are amazing. The concierge and property management staff are beyond compare. The Toll Brothers have done a wonderful job with the units. I have lived in many places in the Navy Yard area (Onyx and Camden) and neither one compare to this building. The location is perfect and everything is just easy at Parc Riverside. Fellow residents are very personable and fun and the building staff hosts resident events that are really enjoyable.
Amazing apartment rooms with one of the best view of the historic Washington, DC
There is a lot to like about living here at Parc Riverside - first off its in a great location in the up and coming Navy Yard neighborhood- metro is right here. Lots of new restaurants coming too! The staff is always friendly and super helpful and the amenities are top notch. The bedrooms tend to be on the small side but we made it work and the finishings are on par or better than most apartments in this area. Great value and a great place to call home in DC
