Property Ratings at Parc500 Apartment Homes
Finally moved out after close to 2 years of residency and I BEG no one to live here. The model apartment that they let you tour does NOT look like your unit. Very nasty as if they just paint over dirt, rust, and mildew. Major roach issue. Walls are extremely thin you can hear all neighbors having regular conversations. Parking is disgusting I used to be afraid to leave my apartment after a certain time because I knew when I came back there would be no where to Park. Residents and their friends were constantly hot boxing and smoking weed in their cars. Our cars were broken into multiple times after their fake “security” drives around the neighborhood once and leaves. This place is just not worth the money. They make you share water costs with everyone in your building which is so unfair! 2 people apartment paying 130+ for water! They charge you “a month behind” for water so even after you move out, they charge another full months water. They charge a deposit to move in but send you a damages bill because a spot on the carpet was dirty?!?. I was blessed to have a roof over my head but I really hated living here and hated the environment. I was almost embarrassed to have people over. Please please please take your hard earned money else where. They persuade people to leave good reviews off a tour of the model. Don’t believe the 5 star reviews
WORSE PLACE YOU COULD EVER MOVE IN, at first everything is perfect after a month you notice that they overcharged everything, literally everything, how is it possible 2 people living in a apartment with no laundry just using water to shower and to wash the dishes be paying $180 every month and that’s not even included the fees they charge for you to pay the bill online!!! there are bugs in the ceiling, the public washing machines don’t work, the dog park is nasty they don’t clean it of put bags for the dog owners to use, they have a “security car” that drives around and doesn’t do anything people steal from your balcony and yet they don’t see anything and let’s not even talk about the smell of people smoking weed everywhere.
Spacious apartments. Suleman was excellent. He was very professional and answered all needed questions. The entire leasing process was completed online, very fast and convenient.
Office staff and personnel including maintenance are always available and prompt in their service.
PARC 500 is a friendly community, from resident to workers,...Its easy accessible and well kept, Violent free. to the Securtys you guys are doing a wonderful job. I would recommend this place to anyone who is for a place to live. You guys are perfect keep up the good work.
Office staff is always ready to assist and are cheerful and professional. The maintenance personnel are knowledgeable, professional, and prompt. It is a pleasure to relax and know the problem will be taken care of in a timely manner. Kudos to all.
Residing here 4 years and find management constantly makes improvements to the property. Maintenance is professional, prompt, and efficient. All my concerns have been addressed and resolved with courtesy and sincerity. They listen and resolve any questions you I have ever had while residing here. My wife and I are comfortable living here.
Seeing a really big improvement at this property. With the new team in the office...it seems that the not so great people that lived here are starting to move on out. The office staff is pleasant everytime me or my husband go in there and the property looks better than it ever has. My apartment is really big compared to other places and its only 10 minutes from downtown WPB.
My family and I moved here about 2 years ago and will thankfully be leaving as soon as our lease is up. For starters, the buildings are old and all they have done is slap new paint on it hoping to make it look “new”. We can see where the walls have been repeatedly opened and spackled shut around the windows. When the a/c kicks on we can smell the mold. When it rains at night, water splashes into the master bedroom and occasionally into the living room Now, let’s talk about the BUGS. Last May when we switched to a downstairs unit, we suddenly started noticing wings around the apartment. A quick google search told us that’s what termites do when they mate. One night THOUSANDS of termites swarmed the bedrooms and hallway, causing us to hide out in the living room until they disappeared. After going back and forth with the office for MONTHS, they finally sent an exterminator to our unit. The exterminator tried to say that the termites were not a problem with the property but rather a problem with my mothers furniture (that’s she’s had for 8 years), but said he would treat the unit anyway if it would “make us happy”. Eventually, around August the termites went away & we didn’t see the termites again until today! (March 30th). Aside from termites here are some of our other issues. You will pay your base rent, which is what draws you in because it’s reasonable and in your budget. They will sell you a wonderful property with all these amenities and won’t be entirely upfront about the cost. In addition to your base rent, you will be paying an additional $25 a month for a security system that doesn’t work and was forced down our throats. You will pay $25 a month for trash service that doesn’t always come and will sometimes refuse to take bags that are “too heavy”. You will pay for your water and sewer, but all they do is divide it equally among the residents. So even though my household is conservative with our water, we still have to pay for our neighbors upstairs who shower 10 times a day. You will also be paying for monthly pest control BUT you only get the pest control if you go in and physically request to be put on the list each month. And even if you request it, you will likely not get seen. We have requested to be on the list almost every month and we’ve only been serviced about 2 times. If you want to use the “state of the art gym” that they talk about, that will be another $40 charge so that you can have a key.
Where shall I start? The rats? The Roaches? The Palmetto Bugs that when you turn the lights on at night, they are all over the floor are THE SIZE of index finger. still interested? How about that when you call maintenance, sometimes things get fixed and sometimes you have to call continuously for the same issue. How about this? the water bill, the sewer bill allocated water bill.You have to pay the same amount for a water sewer as your neighbor that has 8 people in a 2 bedroom. Figure about 100 to 150 a month for water. Then, you have trash removal, they are SUPPOSED TO come Sunday thru Thursday, They dont, so now you have stinky smelly trash stinking up your patio. So, if they dont show up on Thursday, you wont see them until Sunday. And By The Way, That will be.....$25 a month you HAVE TO PAY, you dont get a choice. let's talk about an alarm system being forced down our throats. We were never asked if we wanted alarms, they just showed up one day and installed a big led display that stays lit, and by the way, thats another $25 a month you HAVE TO PAY, you dont get a choice. Then there is the Gas fee $3 or $4 Then the exterminator fee $4 Then we have the Property insurance, roughly $13 a month.This is property insurance for the BUILDING ONLY, NOT its contents.So you have to purchase your own renters insurance,plus the property's insurance. And forget a friendly voice at the end of the PHONE line when you call the office, Janet is the RUDEST! Met by Sarah who used to be a leasing agent,promoted to Assistant "Manager" then Monica, the property "Manager" from what I understand Sarah Monica are gone I am not surprised, I have never seen any property or asst "Manager" last more than a year. But they were THE WORST! They are rude as can be,not helpful at all, act like you are bothering them NEVER ANSWER THE PHONE! Lets talk about parking. THERE IS NONE. YOU MAY HAVE TO WALK 3 BUILDINGS AWAY BECAUSE THERE ISNT ENOUGH PARKING FOR ALL THE RESIDENTS, there is NO ASSIGNED PARKING SO its a free for all. Next is SAFETY. Good luck with that.it is not safe here, do not walk alone in the dark. They do have 'Security" but they also watch other properties so they are never on Parc 500 Property and if you call them, they may show up in 2 hrs... 1 time I called and the owner of the Security Company was SLEEPING He told me I WOKE HIM UP. Dont let the PRETTY fool you. This place is HORRIBLE.... the only saving grace is Felix the Maintenance Manager.
Our first month living there I was held at GUNPOINT where my phone, wallet and car was stolen. Our security deposit was never returned to us even after we left the apartment in better condition than when we received it. Apartments look nice, but shortcuts are taken and things are covered up. Mushrooms grew out of our carpet due to mold. Poor insulation made for high energy bills. Office does not work with and never pick up phone.
PLEASE PLEASE PEOPLE don't rent from here! This place was once called "City View" until it was taken over by new management for the 100th time but the real name should be "City Dump" and not newly "Parc500". This is my first time to ever right a review and I'm doing it because want people to be aware of what they are attempting to get into before it's too late so people please READ the reviews and take heed to what we are saying. This place and I am not exaggerating...just ask any random resident if you don't believe me regarding the services and conditions of this place. This place is FULL of ROACHES, RATS and other critters! No matter how clean or tidy you are, how many times you fumigate the place yourself...they never seem to end in fact they seem to multiply. Don't let the outside fool you...YES they have done major renovations to beautify the outside but on the inside on the other hand is a whole different story. The ONLY positive thing that I can truly say about this place is that yes it is spacious other than that I have nothing good to say. My lease is almost up and they couldn’t pay me to live here for free considering all of the critters that live with me; something I didn’t sign up for. Doors into the foyer are left open which allow rats to enter into the building not to mention they're already in the apartment I would rather pay to live in a shoe box than to live here. In addition to the critters, EVERY MONTH residents are billed FRAUDULENTLY for Pest Control services that we only receive once every blue moon and literally I do mean EVERY BLUE MOON even though it does no good; the place need to be TENTED! Every few months the hot water heater that services the entire complex breaks and residents are left with no option but to take cold showers; with the longest being 5 weeks straight. Your monthly services fluctuate; it’s never the same because besides the rent, trash pickup, water, and sewer fees…you’re also billed for a “statement fee” something that I clearly opted out of and opted for paperless billing instead. People…be aware; I’m honestly trying to save you agony!
I LIVED THERE FOR 2 YEARS BEFORE THE OUTLET MALL WAS BUILT, AT THAT TIME I LOVED IT RENT WAS VERY FAIR AMOUNT, APT IS VERY SPACIOUS, POOL WAS GREAT, ITS A GREAT LOCATION I LIVED ON 2ND FLOOR, AND THANK GOD FOR THAT BC I WOULD HAVE GONE CRAZY IF I LIVED ON 1ST, BASICALLY EVERY STEP YOU TAKE THERE IS AN ECHO, VERY HOLLOW FLOOR AS IN IF YOU HAVE CHILDREN DONT ALLOW THEM TO BOUNCE BALLS OR ANYTHING ON FLOOR BC PEOPLE BELOW YOU WILL THINK YOU WILL COME THRU THE ROOF. ONCE THE NEW MANAGEMENT TOOK OVER RENT WENT UP TREMENDOUSLY LIKE IT WAS RIDICULOUS, YOU SHARE ONE WATER HEATER W/ 4 UNITS SO GOOD LUCK TAKING A SHOWER W/HOT WATER, W/NEW MANAGEMENT NOW YOU PAY FOR WATER/SEWER/GARBAGE DISPOSAL SEPERATE FROM YOUR RENT WHICH ADD UP TO ABOUT $80 EXTRA FROM YOUR RENT. NEEDLESS TO SAY I WAS INLOVE AT FIRST BUT AFTER I RENEWED MY LEASE THE FIRST YEAR, I WAS GONE WITHIN THE 2ND YEAR. AND GOOD LUCK GETTING YOUR DEPOSIT BACK, I LEFT MY APT SPOTLESSLY CLEAN, AND THEY NEVER SENT ME A BILL OR ANYTHING REGARDING MY DEPOSIT, I HAD TO HUNT THEM DOWN FOR A YEAR TO FIND OUT WHAT MY DEPOSIT WAS SPENT ON, THET BASICALLY GOT THE CARPETS CLEANED 2X AND PAID FOR CLEANING SERVICE W/MY DEPOSIT, VERY UPSETTING.
Rent goes up every year, no hot water very often, apartments need alot of work, carpets are very old

I moved my family from Bergen County, NJ 3 years ago hoping to live a better life. I found this community and thought that I hit the jackpot. The apartments are not cleaned properly prior to you moving in. A renovated apartment isn't really renovated, more like freshened up. I will admit that the staff is always very helpful and I never have a problem with getting my issues resolved. The complex is fairly quiet and pretty safe.
