I love how refreshing it feels to be at Park12, I have lived here for over a year and if I could I would continue to do so for more years to come. The amenities Park12 has, particularly for me and my guests, facilitates many struggles of finding space. The community the management team creates at Park12 really shows and having someone like Adrian, Daniel, and Maleek who bring a smile and positive attitudes at work contribute to my positive experience here. Every time there may be an issue or some kind of bad experience, Adrian always finds a way to make it right and I appreciate that so much! Overall, Park12 offers an absolute perfect location to live where you can find views that are incredible. I would recommend this community to anyone looking for their next apartment in downtown.

I’ve been living here for four years, and it’s been a great experience. The building is in a vibrant, convenient neighborhood, and I’ve always felt at home. If you are looking for an outstanding location in the city of of San Diego with floor to ceiling windows and breathtaking views, Park 12 collection is unlike any other luxury apartment tower downtown., Being a real estate agent I have visited most of the towers downtown including Little Italy nothing compares to Park 12 as far as amenities, location, views and quality materials inside of the units. The staff in the lobby is second to none so knowledgeable, so friendly, so professional and extremely accommodating security has recently changed and absolutely for the better. The floor plans at Park 12 are so much better than what I have witnessed in other luxury apartment towers. The pricing is also extremely competitive for being a near waterfront property and hardly any tower looking right into your unit right across the street due to Petco Park being in front of you and at the back of you and to the side are parking lots. We truly love this place and we came back after moving out during Covid. We could not be happier to be back. It is an absolutely beautiful tower. You don’t really need to go or leave anywhere. You have everything at your fingertips and within walking distance, I could not represent Park 12 more.

Overall nice community, great location. Apps used throughout the community should be functional for all Residents. Mail Room should be more organized/better process. It is a dysfunctional mess with no security or accountability. Apartments should be cleaned better before moving new people in.

I have just fallen in love with this place. Daniel was my leasing manager and he made the move in process extremely easy and smooth. He was able to answer all my questions without me having to ask. Also, Malik was really helpful when it came to getting use to the new apartment. He helped us out tremendously with what we thought was an issue when it was actually a cool way to control all powered devices! Park 12 is a great community to live in. The apartments have beautiful and modern finishes. The outdoor areas are clean and the amenities, such as the pool, game room and gym are top notch. I love this place! Things break, which happens, & they do their best to find solutions. My only complaint is that the exterior windows need to be cleaned.

Park 12 is a fantastic place to live. Just the amenities provided inside are amazing! If you wanted to venture outside almost everything you’d want downtown is a five minute walk. The bay, the shell, little Italy, fifth Ave, and petco park is right next door.

I love living at Park 12! The staff is amazing and the amenities are unmatched! The location is so great and the price is amazing for this area. My boyfriend and I were denied because we have an F-1 visa (with more than what they needed in the bank account) and yet, they denied us for not having an SSN. So far, so good. However, we've been waiting since November 2023 for the $500 deposit refund, and they do nothing but make excuses. Don't fall for it!

Park 12 is a great complex with an amazing staff. However the surrounding area really hampers the potential of what it could be.

It’s a clean community and is close to everything but getting ahold of someone when trying to lease an apartment is very hard and irritating. There was only one person who would ever call me back and that was Valentino. If he wasnt working they never answered the phone. Also the amenities are always broken and if a work order is placed they mark it complete and it remains broken. Units are leased out through air b n b as well so when people visit they tear up the amenities and make loud noise with there parties.

Just moved in and already loving it! Our apartment itself is so nice, clean, and spacious. All the amenities are so nice and there are so many fun activities in the area! The staff is also so friendly and helpful! We love it!

Park 12 is a beautiful surprise considering its location. I would say that the security people are making a great job at making me feel safe around the neighborhood. Residents are very friendly and so are the concierge people! Overall, it ended up being a very nice location to call it home.

This place is decent. But it does not live up to the name. It’s a typical downtown apartment more below avg for in apartment specs and even other amenities like the gym and play room need major upgrades compared to buildings around them. The cost of living does not match what is provided especially when other apartments in the area are offering more for less.

This place looked pretty nice, but after putting down a $500 deposit and not hearing from anyone for almost two weeks pretty much sums up their attitude towards potential residents. Got denied with a perfect credit score 720+, more than passed the income requirement by myself, but because my roommate had a medium score we got denied. (But somehow would’ve been approved on my own) Anyway, the biggest problem like others have said, it’s been TWO MONTHS and I haven’t gotten my money back! So unless you like giving your money away for months at a time avoid this place at all costs!

I just moved to Park 12 and I love it! I was on the other side of Gaslamp and the distractions of noise were excessive. Here you get to be in Gaslamp, but much less distraction. The whole team is great and the people, location, amenities, and views make it a great home!

The location of the building is quite unique. Walking distance to the Petco Park and surrounding areas and opportunity to AirBnb your apt is a plus on top of the various amenities included to all residents.

I’ve had a horrible experience applying to live at this building. It is nearly impossible to get in contact with anyone at the leasing office, when I first applied I was told I have to pay $500 holding deposit and if I get denied that holding deposit would be refunded within 72 hours. It’s almost 2 months since I’ve been denied and they just now told me it’ll be 21 more days!!! That’s insane! I’m sure that they are going to continue to hold my money and I’ll never get a reason why. When you call their number you reach a random office that says “I’ll leave your name and number for someone to get back to you” then THEY NEVER DO! If you try to email you will get no response. My application was canceled because they say “I never responded” I’ve been calling them everyday for weeks and emailing constantly with no response from them!!! Horribly ran company and I’m left out of $500, no place to live, and having to worry about trying to get in contact with them again when my money most likely never comes. Hopefully the ftc or someone other consumer protection agency can help. Do not apply to live here!!!

The checks are sent from our offices in Texas and take up to thirty days to receive for a full refund. Park 12 provides high standard of living from the May out, to location, amenities and high professional staff that is making you feel safe and supported from the moment you inquire at the touring appointment to living. Valentino has been a key component of why made me sign up, as he was very professional, friendly, knowledgeable and above and beyond through the whole process. Very happy I made a decision to live here and be part of Park 12 community and family. 5 stars and hunky recommend it!

It’s been almost a year to resolve an issue with management because they take weeks to respond to emails. The amenities work maybe half the time, and it’s been worse since they opened it up for AirBnB
