Rising out of the prairies and cornfields of the heartland, Omaha serves as a cultural wellspring and economic powerhouse for the region. Downtown has seen a lot of development in recent years, and now serves up a huge selection of trendy shopping, dining, and entertainment, particularly around the Old Market; the Blackstone neighborhood has also emerged as a new hotspot for adventurous restauranteurs and hip nightlife. The robust live music scene in Omaha is one of the city’s worst-kept secrets, with national publications singing the praises of popular venues like the Waiting Room and the annual Maha Music Festival at Stinson Park.
Omaha is serious about college sports – the University of Nebraska’s Cornhuskers are hometown heroes, and the city is the longtime home to the College World Series every summer.

We sold our house and were very apprehensive about apartment living. We have lived here for about one year now and don’t plan on ever moving. The apartments are beautiful, spacious and quiet. The office personnel and maintenance staff are fantastic. The location is great and the landscape is beautiful.

Park 120 at Oak Hills are beautiful apartments. The layout of our apartment is perfect for us and we love the location which is close to work and shopping. The kitchens and bathrooms are AMAZING. However, they sneak several things into the lease after you're already excited and ready to move in to the apartment, and they have so many fees(we paid $850 in non-refundable fees), and keep adding more. In fact, the property manager lied to us about the utilities, stating that we only pay electric, to sway us to rent from Park 120 instead of a competitor. He's definitely a great sales guy - just not an honest one. Don't believe anything unless you get it in writing. I honestly felt quite cheated and scammed by him. Before I lived here, I wish I would have known that the complex bills utilities through a "service" called CONservice. This company charges you $5.64 per month just to send you your bill. I feel that this charge should be paid by the apartment complex, as it is a service to them, not to me. Since the water, trash, sewer, and pest control are billed through this service, it is important to note that your water is not metered. You have to pay $12.50 per month for trash service, and $5.00 per month for pest control, which I believe is a ripoff. The water and sewer base charges are divided equally among the number of apartments, and the usage starts with a base fee (around $10/mo) and then is billed based on a formula - how many people occupy your unit and how many square feet you have. This means that even if you do your best to conserve water, you're not likely to see your bill decrease. If you're away from your apartment for a period of time and don't use your water, you are still billed as if you did. The bills for our 900 sq ft apartment are comparable to our last place, which was 1,800 sq ft. For this reason alone, although I love the unit itself, I would strongly consider moving at the end of my lease. In addition - the parking situation seriously needs addressed. There is no parking in front of my building that has attached garages, so I have to walk quite a bit from my car to my apartment. I would like a garage to solve this, although they are expensive, but there is a wait list, so who knows if I will ever get one.

We have been living at Park 120 since August 2016. While this place is nice, it certainly is not worth the money. The walls are paper thin, which results in hearing everything your neighbors do. People park in front of your garage and then management tells you that they can’t tow them. Some people do not clean up after their pets. The heater basically just blows out cold air. Please just do yourself a favor and pick a less expensive place to live.
I've been here for a month, apartments are nice and cozy. Management has been very helpful and nice, specially Kristin and Steven.
Just moved in a month ago and everything went very smoothly. Management was very helpful and nice throughout the process. The apartments are very nice, the only downfall is parking. There's not enough for all residents, most of the time I have to park away from my building. Yes the pool and gym aren't done but they are brand new and still under construction.

Hello. Thank you for taking the time to post your review on Apartments.com and for sharing your comments with us. We are very glad you are enjoying your home at Park 120. We apologize for the problems you are experiencing with parking. Once construction is complete, parking should be better for residents. We do have garage options, if that is something you would be interested in. Construction on our clubhouse and gym are almost complete, and we can't wait for you to see the finished product. We think you are going to love everything! Please don't hesitate to let us know if there's anything we can help you with. - Park 120 at Oak Hills Staff
At eye level, Park120 is a beautiful up and coming community. Behind that, though is a leasing specialist who is extremely unorganized and lacks basic communication skills. The community has yet to see any of the promised amenities, such as a clubhouse, pool, dog park, gym or anything else. I wish I would have reconsidered moving here after initial communication issues with Kristin. Please do your research, and get everything in writing if you even want to consider moving here.
Park 120 offers beautiful, brand new apartments in a very central location. The amenities (dog park, pool, club house, etc.) will be nice I'm sure, but are still under construction at this time. Unfortunately, I will say after living here for only a few months I regret making the move from my old apartment. The staff is so difficult to work with, specifically Kristin. I have never experienced such unprofessionalism and disorganization with any other facility in my past. I have had countless encounters to address account issues, overcharges, etc., which I am still trying to sort out on my own time. My advice is if you plan on moving into the complex make sure you have your move in date, prices, specific requests, etc. all in writing and signed. I have learned the staff tends to be very misleading, nor do they communicate well with each other or to their residents. Knowing what I know now, I would probably shop around more. I am sure I can find another apartment for the same price or even cheaper with a more friendly and helpful staff.
We chose this newly contructed complex prior to putting our house on the market. We were shown an apartment in a building that was under construction that looked to be perfect for location and layout. We put in our deposit and application immediately in May to hold the apartment as we were told they were leasing fast. We were told verbally at that time that the apartment would definitely by ready by August 31 at the latest. And that this estimate was already padded by two weeks to allow for construction delays. We put our house on the market and sold it in one day in June. Upon contacting management at the apartment, they refused to commit to a date. As they had made date promises to residents of the first building that opened that were not met, they did not want to make a commitment that would make them legally liable. We've asked for updates multiple times, and kept getting the same response of "no updates". As of today, the date the apartment should have been available is only about 4-5 weeks out. You would expect they would have information available to update potential residents. We finally had to find another apartment as short-term living is horrible expensive and they were completely unwilling to commit to a date. Upon asking if we could at least get our $250 deposit returned, we were told that it was more than two weeks since we submitted our application and they never committed to a date for move-in. This is extremely poor customer service considering the fact that they have been leasing apartments in this under construction building since early May. They are quite willing to take your money and your commitment, but refuse to make any commitments back to the potential renters or return your money. DO NOT RENT AN APARTMENT IN THIS COMPLEX UNLESS YOU ARE GIVEN A COMMITMENT ON MOVE-IN DATE.
