Property Ratings at Park 44 Apartments
I’m still fairly new to the complex, it’s not the absolute worst but it’s not the best. For one, I know that animals are allowed but there’s always a constant “pet smell”. The building also doesn’t always smell the best. I’m not sure what type of cleaning service this property uses but they need to step it up. Ik it’s impossible to have everything spotless and smelling good 24/7, but it would be nice to come home to a decent smelling place. Secondly, the paint job isn’t that great. In my unit, it looks messy and rushed through. There’s even hair in the paint from the last occupant of my unit, yuck! It would’ve been nice if the walls were thoroughly cleaned before a new layer of paint was applied. Thirdly, there’s no emergency line to call if needed. The number that’s currently provided is the number of the leasing office…which closes at 5:30. What do we do for issues that arise after hours? I know what the complex’s business hours are but there should be some kind of around the clock hotline to have if needed. The elevators are also really slow but I’m not sure if that could change. Lastly, the building is an old building. With that being said, things look a little outdated, even “janky”. This complex does have some good parts about it though. It’s near the metro link, public transportation is pretty abundant in this part of town, and there are a good amount of food places around. With all being said, I don’t exactly hate this complex but I’m not loving it as I should. I honestly don’t see myself staying at this property for longer than a year.

I suffered for over a week due to sewage backup causing odor and water issues. The cleaning service was also inadequate, and the compensation was minimal. There was an emergency call option, but they did not respond. The old sewage pipes are a problem, but the lack of prompt response is disappointing. So far, there haven't been any insects, but residents on the 3rd floor say there are pests. Furthermore, I arrived late at the airport on the first day and couldn't even get the key, so I had to spend the night in the lobby Not recommended.

I lived on the ground floor and dealt with a cockroach infestation for 2 years that was never resolved or fully treated despite numerous complaints. The cockroaches were only the tip of the iceberg along with poor management, stolen packages, security issues, and complete lack of communication from management about safety issues. It’s definitely not worth the slightly lower rent to live in such horrible conditions. The management and apartment appearance appeared nice at first but were very misleading!

Leaky pipes, thin walls that let you hear everything your neighbors do or say, and frequently broken laundry machines that take your money but won't dry your clothes.

Old pipes continually break down. My apartment had five sewage leaks in the span of two months that caused water flushed from other people's toilets to leak through the ceiling. Not worth the high cost of rent for me.

The delivery management system in this building is flawed. Many UPS/USPS deliveries happen after the office hours and they usually leave the packages in front of the unlocked entrance, where they are often stolen from. Recently, there's been an increase of thefts inside the building as well. The leasing agent's attitude is usually agitating and antagonizing. I hope the management replaces the current leasing agent and improves the delivery management system.

I have been living at Park 44 for 13 months. I live in a studio and it is very spacious. It is also really nice that the heat and air conditioning are included in the rent! The staffs here are friendly and respond to my questions promptly via email. Maintenance staffs are also friendly and complete work orders in a timely fashion (same day or within 1-2 days)! My packages have never been lost or stolen. However, I did experience some noise issues last year and had to inform the front desk staffs a few times. The issue resolved when the neighbors moved out. I have moved to another studio and I seldom hear footsteps or noises now. Overall, it is a great place for college and grad students!

Moved into this complex about three months ago and have loved it here. All the appliances were replaced with brand new ones prior to my moving in. I submitted a maintenance request for a few things I noticed after moving in (a missing blind, closet door out of alignment, etc.) and all of the issues were resolved within a few days. The management staff have all been wonderful to interact with and very responsive to questions and requests. The quality of the building is above average (no cracks in ceiling/walls, kitchen counters and cabinets and bathroom tiling and fixtures in excellent condition, etc.) The laundry machines are located on floors 2 and 4 and have multiple machines so I rarely find myself waiting even during peak hours. Internet was already pre-wired for Spectrum so it was an easy setup. Overall a great place to live at a fair price for a college student!

I have lived at a variety of apartment complexes in Saint Louis and Columbia and Park 44 has been the best by far. The office staff are knowledgeable, friendly, and accommodating. The maintenance staff complete work orders quickly and efficiently and are friendly as well. I have not had any issues with noise here, it is typically quiet both during the day and at night. Covered, secure, underground parking is an extra fee but definitely worth it. The location is great--walking distance to BJC hospitals and the Central West End. Park 44 is an amazing place to live and I highly recommend it!

I love the loft style apartments! They come with stainless steel kitchen appliances, plenty of floor space, and plenty of closet space! Some have a half bath downstairs, which is really convenient. Some also have a balcony or patio. I love my patio, it's great for studying and reading outside. The apartment has minimal noise, and great staff and maintenance. The central outdoor area looks beautiful as well, and has grills to cook on. Overall a great space!

I've lived in the building for about 4 months and am happy with my decision! Maintenance responds promptly to requests. Office staff is friendly and will drop packages inside your apartment if you won't be home in time to pick it up. Building has social events every month or two. Laundry is $1.89 per machine and only takes cards, the readers could be better or it would be nice if the machine took coins at an even value. I park behind the building and it is reasonably protected from the elements, but underground parking is also available.

Long story short, I am early terminating because I cannot live with cockroaches. Two of my friends lived here for a year and they moved out. The apartment has good maintenance quality but the apartment is completely infested with cockroaches. I am not blaming the apartment managers, but they try to blame the pest problem on the tenants. If you don't want to wake up to dead cockroaches, change your mind now. I had to clean dishes with cockroaches crawling on my hand several times to make this decision.

I wanted the opportunity to explain the steps we have taken to remedy this complaint. We do understand that it is frustrating to find unwanted pests in your home. We had the unit treated by exterminating specialists during our routine maintenance on 2/25. We were informed that a few dead bugs were found over the following weekend (which means that our basic treatment is working in the apartment homes) We received a call on 3/1 letting us know other bugs had been seen. We responded immediately and used spray and sticky traps for the immediate need and scheduled the exterminator to come back on 3/4. As mentioned above the exterminator did return on 3/4/16 to do a more extensive treatment. During that time it was noted that you had already moved out of the apartment on 3/3 not even giving us a chance to help. As a company we do preventive treatments so we ensure that all units are treated multiple times throughout the year. During the spring insects and bugs become more active. We did not fail to take actions to take care of the pest control in the unit, the few times the request was asked we responded immediately and have the documentation. While I wish we could prevent any pest from entering our community, this is impossible. We understand that bugs are unwanted, we don't want them either, but there are certainly no infestations. At times when all normal steps are taken we may advise that we've done all things that we are able to do but it is also up to residents to make sure that kitchens are clean, food is properly stored (which is the most common reason treatments do not work as the pests have another food source) garbage disposals are run regularly to avoid food buildup, etc. I am truly sorry that this has caused you to move out, but I think we could have worked something out had the opportunity been given.
I took a look there before making decision, I don't feel good, because the indoor is full of bad smell. Beside it, there is no enough parking spot for renter. The manager told me that I have to wait in the waiting list, it will take several months or more. There are lots of fees required, like admin. fee, application fee and some others. Finally i pick up others instead of it.

We would certainly invite you to check us out again! Since your review we have completely refinished all of the common areas with new carpet, wall treatments, fixtures, etc! While I wish we could add real estate to the property, we have to work with what we own, and sometimes there is a waiting list for parking as it is highly sought after. In total we have about 110 spaces available for rent between the garage and surface lot. If you ever are in need, please don't pass us by!
