Thornton apartments are popular for those who want to live close to Denver, but also want that rugged Colorado terrain that provides so many outdoor activities, from camping and hiking to mountain biking and bird-watching.
There are plenty of highly-rated schools at every level in Greater Thornton, the more rural and suburban area that surrounds the heart of the city, making this an ideal place for families with children. Stunning views and unparalleled natural beauty make this part of Thornton popular with nature lovers as well, but all residents will get to enjoy the beauty of the Rockies.

Property Ratings at Park 88
Every concern I have had about my apartment has been ignorned and swept under the rug without any actions being taken by the leasing office. They ignore all of my concerns. I have told them many times I do not feel safe in my apartment and that it is not in livable conditions and they do not want to do anything to repair my apartment or accommodate to make sure I am receiving the services I agrees to in my leasing contract. The property manager herself has ignored me on multiple occasions and will never answer my calls or return them. The staff in the leasing office also invalidates my concerns and do not want to take any actions to address my issues.
So my ac has been out for over a week. They are trying to blame us so they don't have to pay. It has been in the 90 and 100 outside and inside the apartment has been 88-91 all day and night. This seems important to us but not to them. all they did was give us a tiny ac unit that does nothing unless you sit directly in front of it. Instead of fixing situation. they yell on the phone at us and act like we have done something wrong. Just fix your building that is falling apart all over.
DO NOT MOVE HERE! HORRIBLE OFFICE MANAGEMENT / HIGH LEVELS OF CRIME. They don't try to do anything about all the stranded parked cars. half the cars don't have license plates and can't park between the two lines. Cops practically have a precinct here with all the crime. Why need security if the cops drive by every 5 mins.
In the last 2 years of living here, we've witnessed and have been victims to an absurd amount of crime. We've had both our vehicles broken into and vandalized, had a motorcycle stolen from the parking lot, and witnessed multiple homeless/drug addicts get belligerently high and pass out within the complex. There was even a MURDER just outside our apartment building! It is not safe here. The leasing office won't tell you this when you come in. The management does NOT care about it's residents. They completely avoid responsibility when residents have complaints. When I confronted Charity, the office manager, about my stolen bike and asked if there was anything they could do to increase security, she responded with "No, you can purchsse a storage unit if you don't want your things stolen." Then when the shooting happened in may and a man died outside our building, they had minimal communication with their residents and did nothing to increase the safety of it's residents. The only thing the security Is good for is booting resident's vehicles because of unclear lines in the parking lot. We have several gripes with the office employees. There's been times where we've made appointments to refill our laundry cards and no one has been there to open the door. My wife was even locked outside of the building by Pearla when it was raining because "She was not the person who scheduled the appointment" even though we live together and are both on the lease. There has also been many times where maintenance employees have entered our apartment while we're home without permission and without declaring themselves. THERE IS NO EXCUSE FOR THIS! You'll spend more money in fees than you think here. There's a fee to almost everything and some of them aren't even disclosed to you until you've already been hit with it Laundry machines break often and steal money from us because the cards wear and stop working. Once they stop working, the money loaded onto the laundry cards is gone and you can't get it back. When we confronted the office about this, they said they're not responsible for the laundry machines and gave us a useless costumer service number to a 3rd party company that did nothing to help. Please do not move here on your own and especially do not bring your family here. The office is very polite but don't let that fool you. Find somewhere else, you'll save a lot of money and stress. I hope this was helpful.
We were running into issues at other complexes with our dog because he is 90 lbs. There was no way we were going to get rid of him, he is our baby. It was no issue here because they do not have weight restrictions. They are very community oriented. They have parties at least once a month for us and you can win prizes and gift cards. The office ladies are very nice, and so is maintenance. I've lived here since 2016 and have never had pest issues. If your house is a mess and you leave food all on the counter and never clean then ofc you will have issues with bugs, and roaches ect. There was 1 time we did have a flood and they sent a plumber right away and people to clean up. It is all about treat people how you want to be treated and you should have no issues.
The management and representative do not have a good communication. I was living here for 13 month and the representative told me I could paint and they would take my deposit and that they will not charge me after that. But after 18 month they send a letter to my old apartment instead of the new one. If I wouldn't have communication with the owner of the place I lived before I would never know that my credit would get affected by a charge of 500 for painting a apartment. Now I went there and they told me that the representative don't know nothing about the expenses of painting or anything related about that type of matter. So what they told me first is now not valid cause the person that told me this is no longer there and they are charging me for 500 dollars if they would of told me this at the beginning instead of a lie I wouldn't not painted or rented here cause I ask especially for this reasons and now I have to pay due to the bad efficiency of the management and their employees. Would not recommend this place at all.
I recently stopped by friends apartment to drop off some of her items and visit for a quick minute. Upon leaving roughly 25 minutes later, there was a boot on my car. I then had to pay $90 to remove the boot. I paid $90 to drop off a friends items. A 20 minute visit cost me $90. The parking policy this apartment has is a disgusting money grab. It felt like a highway robbery. I have never been robbed before, and I can't imagine it feels much worse than what Park 88 did to me. I will be visiting this apartment complex again. I will never live here. I would advise anyone to ever visit or consider living here. If I could give review negative stars I would.
Do you want to live at a place where you step in dog poop 75% of the time, have a ton of kids running around all the time, and a deteriorating property? Well you'd love it here! The staff in the leasing office and maintenance are so lazy it hurts! Hurts you! Because they never get any work done and if you have any concerns or work orders needed apparently they just ignore you! The cops are here regularly as well as fire trucks and ambulances, people drive too fast through the complex basically almost causing accidents, and if you work nights carry some sort of weapon on you because this place is scary and the "security" they have at night seems almost non existent. You would pay a lot to live here, just don't! Avoid our mistake and take you or your family to some place nicer for the price, which seems hard to find in Colorado at the time but is possible.
I have a court document staying that the collection is to be removed from my account but it was put on my credit anyway after a maintenance worker went into my apartment and took items then posted a eviction notice on my door. No I cannot move in to another apartment ONLY due to the collection that never should have been put on my credit. Do not stay here unless you want your life ruined and want to be homeless.
HORRIBLE.. cockroaches, cockroaches, and MORE cockroaches. Rushed renovations, fixtures falling from wall. Trash and dog poop everywhere. Did I mention a cockroach infestation in multiple buildings? No parking. Broken into and stolen cars. DO NOT WASTE YOUR MONEY.
Property Manager at Park 88, Responded To This Review
I appreciate you reaching out to us. Pests are a serious problem, and I'm sorry we let you down. I'll work with out maintenance team to ensure they don't come back. Please call me at 303-430-8024 to coordinate a solution.
I lived at Ashford in 2012 and moved out in 2015. It "was" a "simply better living" community in 2012 and 2013. When management and the name change occurred things began to go downhill. They started adding extra rates to new leases/renewals. Added an illegal "mandatory" personal renters liability coverage of $100K. When I spoke to my insurance company, they said it was illegal. I had to get the coverage in order to renew my lease. I wish I had over $5K worth of stuff, but anyway...... No smoking policy is a joke as people smoked marijuana in their apartments as well as on their balconies. I had no problems with maintenance, but I did have a problem with the people who lived above me. Always having fights, thumping and arguing at odd hours. You knew rent was coming due based on their arguments. The other issue was increase of rent. When I moved out the rent for 1br was $850, no including water, sewer, trash and other new fees. I didn't renew as the new rent jumped to over $900. I didn't use the laundry facilities because its cheaper and better to go to a laundromat. They don't have washer/dryer hookups. It was nice for them to upgrade the appearance of the buildings, but just because it "looks" pretty doesn't mean you'll get the value for the rent charged. I'd advise not to move here unless you don't mind paying more for much less.
Lots of upgrades being done simultaneously and none are being completed, there have been several breakins and even a stolen motorcycle as of late, they advertise that there is a security guard but he has not been around in months
New owners, but horribly managed. The construction is not only messy, but dangerous. I would not suggest this complex to anyone, regardless of your financial status and regardless of the rent, low or otherwise. By the way, not that low, especially considering the mess and lack of attention by management.
Scattered and unreliable ........... ...................
I am 19 years old and newly living on my own as a young adult. I attended a community college here in Denver and have a great job that I love. The apartments I love at are really everything I could ask for and in a perfect location. Great staff, maintenance, and even neighbors. I love Thornton area and being new to this part of CO I couldn't have asked for more. Being on my own, I take care of myself and sometimes it gets hard, free rent would be my break right now in life!!:)
