Property Ratings at Park and Kingston
I live here and my car got towed in my own parking garage, was charged +$200, had to pay for a Lyft ride to get to the tow company office, and missed time from work. Wasted about 3 hours of my morning waiting for the office staff and tow company staff to come into the office in the morning. Office manager told me his car was also towed from the lot. I am unable to receive any reimbursement for the tow. The tow company has the freedom to come into the gated lot any time of day/night they want to tow cars. I have seen 3 cars get towed this week alone from the lot. Please stop towing cars. The emergency maintenance line is also useless, if it is after office hours you will have to wait until the following business day.
If you’re looking at any of the apartments that are near or face the parking garage on Kingston street- DO NOT LIVE THERE. The parking garage does not have any sound proofing on the ceilings (like most parking garages do) and so any sound is reverberated and comes right into your apartment. INCLUDING the drag racing and the man that power washes the parking garage at least two times a week IN THE MIDDLE OF THE NIGHT. If you couldn’t sleep through a chainsaw hooked up to an amp chopping down the widest tree in the world, you could not, and will not, sleep through this. Make sure you ask for an apartment map and confirm you’re not near this garage If you value your sleep. Also there is no cell phone service in these apartments because of the parking garage so you can’t even call 911 when there is a loud explosion that goes off in the middle of the night. Nice courtyard.

The staff and maintenance at Park and Kingston are phenomenal. They are attentive and always ready to help. Unfortunately, the pest problem in the building itself seems to be out of control since I cant get rid of these pests in my unit.

I have really enjoyed living here. The staff is great and keep the property in good shape. My apartment is nice and have not had many issues.

Best place to be! Everything is very close to where I live, I even walk to work( uptown). Everybody is very friendly around here. Very safe also! Highly recommend it!!!

Nice smaller community. Great location, residents are quiet, but be advised there is a parking garage (1616 south or something) that borders the Kingston building that is VERY loud.
Since the moment I moved in I noticed a wet spot in the ceiling of the bedroom. I was always concerned about it and made more than 5 request to have it fixed. The wet spot spread into the wall. It never got fixed during the two years I was there. I came home after the fourth of July weekend, to a nasty black, green moldy wall in the bedroom. It only got worse. I had to pressure the front office to do something since they did not action. I also had to get upper management involved. The solutions were minimal, they moved me to another apartment besides construction (Ii work from home so the noise is inconvienent) on the back side and I had to pack everything up (I ended up losing a briefcase with impt information and a drawer full of knives.... strange... moving company did not seem legit). This company was insensitive to my complaints, I’m pretty sure I was sick for a long time but could never pin point what it was, I strongly believe it was due to the mold in the air. I feel a lot better now. Looking back on this I should have paid whatever the mold inspection cost were and hired a lawyer. I took ample photos and video of the apartment. Its unfortunate that I cant upload it to show. I would not recommend this apartment complex. Again management does the minimum, they don't really care. There also bugs, one parking spot, no guest parking, valet waste doesn’t always come as they are suppose to. Perhaps one of the worst apts in south end.

Had bug problems, dishwasher didn't clean properly, hardwood floors in bathroom (retains moisture so always damp), and garbage disposal didn't work. Leasing office doesn't care about the problems...points finger back at the resident saying you didn't do something correct. Terrible experience.

This was an amazing place to live until Bell properties took over. I've found hidden charges ("rent service fee") in my rent statement and now they're starting to unnecessarily tow guests out of the parking garage at owners expense. One spot per unit/ no guest passes. Anything to squeeze extra money out of their tenants. Construction in the area is a nightmare. I cannot wait for my lease to expire.
