Property Ratings at Park at Fountain City
Pros: great location near I-40/ I-75, all sorts of commodities such as groceries stores, pharmacies, fast food chains, restaurants, parks, and only about 10 - 20 mins distant from anywhere in the Knoxville area. Cons: incompetent, irresponsible, unprofessional, unreliable, and deceiving staff. Maintenance is clueless and spends most of their time sitting on their cart while playing on the phone instead of actually tending to property issues such as a water leak on my kitchen sink for approximately 4 months. They go into your apartment unannounced to “repair” or “check” information and leave things out of place, dirty, and unorganized, to a point of me finding a plunger inside my bathtub and a muddy footprint on the toilet sit. Front office is a mess… in the past year I’ve seen about 6 different people as property manager, a dozen of leasing agents, outrageous miscommunication and disregard for tenants, and a level of incompetence I’ve never seen before in my 41 years of life. Pest control is a joke… As I moved in there were a few “roaches” (Which came to find out while talking to some neighbors is been quite common in nearly all buildings over the past 10 years) that I was promised would be taken care off… needless to say it wasn’t. As a matter of fact, on my last month I was seeing spiders of a size of a quarter. After many arguments and a treat of taking them to court over the entire situation, I was finally given a $500 deduction towards my last rent, which came out bittersweet when the newly appointed manager informed me that my “$350 refundable security deposit was only suppose to be $250 and NON-REFUNDABLE.” I was also promised a phone call after she addressed it to regional manager, but after a week? Probably never gonna happen. Last but not least, i went by the leasing office several times in the last 30 days of my lease and promised to deliver the key by the last day (Supposedly 08/ 18th but told I needed to leave by 08/ 16th). Didn’t matter… went by the apartment to finish cleaning up and pick up a few things I left there and surprise! They had changed the lock to of the apartment. After 1 hour and a million apologies, maintenance came by to open the door and for my surprise some of my beer on refrigerator was gone, my electric pressure cooker also gone, a lighter and my cast iron skillet were gone. Imagine my surprise when I found some of them at the managers office when I went back to ask them about it.

bugs, drugs, they have lost their entire Maintenace staff. this place is falling apart and they do not want to fix anything. you will be better off homeless than living in this place. Trash is everywhere. Three fires in three years. received electric shock changing ac filter, still not sure how that happened. This is old government housing that was repainted and had new vinyl flooring put down, that is all that was done. Unfortunately we are stuck here for now. Check the reviews on all sites they pay people to give 5 star reviews, i'd put the email in here that offered $25 for positive reviews if it would allow. the negative reviews are the real deal. start there.
The rooms are specious and very well kept up. Staff is very helpful. A great place to live. I like the convenience of shopping.
The apartment looks fine cosmetically, but is a piece of junk. Something new is wrong almost every week it seems and maintenance takes forever to come fix it. Is not worth the wasting your money because you will hate it.
The place is horrible. I have complained about neighbors dog off leash and it charged me and my dog who was on his leach. They were not concerned and stated that I needed to be careful. Several cars were broken into in January 2022. Had a recent building fire. They are doing nothing for the residents of the other units. My was smoked damage and they did not care. It took them over a week to get some type of machine in to get the smoke smell out. I cannot live there. If I enter less than a hour I have a horrible headache from the smoke smell and am sick to my stomach from the smell. They refuse to help and refuse to allow out of contract at all
Some of the worst management ever. Dog poop and garbage everywhere, dog park is falling apart, laundry facilities have never been cleaned. My neighbors unleashed dog attacked my leashed dog and nothing was done by management, they never even responded to my email when they asked me to send them the full story. Would recommend spending more money to live anywhere but here
Viewed a place with an active infestation and was “move-in ready”. I highly don’t recommend.
I visited my colleague who lives here and I have heard him tell them time and time again about the maintenance issues. He has been here almost a year. The window in the smaller room is broken been like that since he moved in living room window has a crack in it likewise since the beginning. The ceiling leaks in the bathroom in the shower. The toilet leaks every time you flush. There is a hole in the floor in hallway and in front of the fridge. We have to feed the washer drain hose through the sink to keep it from flooding the apartment. We pay for pest control and we have roaches, stink bugs, ladybugs and gnats. You can tell that they just simply put down cheap floor tile that there are visible gaps in the panels. The paint peels and is just impossible to maintain. I would not recommend this place to anyone
The Park at Fountain City is a decent place to live, however there are a few shortcomings. One of the signs out front advertises a "Gourmet Kitchen, My Kitchen is anything but, in fact the Kitchen leave a lot to be desired. 1 In most of the units there is no Garbage Disposal. 2 The Kitchen area is very small and counter space is at premium. 3 The Stove/Oven lacks a timer. None of the units have any private outside area such as a deck or patio. On the positive side, the onside management is friendly and the maintenance staff is fairly responsive. My drain back up on Thanksgiving day. There was a maintenance person on duty who came over and fixed the problem, then cleaned up the water on the floor. The complex is pet friendly and even has a small Dog Park. There is a nice laundry facility and small fitness center. Overall "The Park at Fountain City" offers a decent value for your rent dollar.
Iv lived here for almost 2 years, the price is decent and the apartments are pretty nice. We haven’t had any problems since moving in.
My family and I have lived here for almost a year and we love it! Its clean, kept up with and the Management and Maintenance staff are awesome! Elizabeth in the office has been amazing! She was the one who took us around and toured the grounds with us and was able to get my family approved within hours to move in. I couldn't imagine living anywhere else with people who genuinely care about their residents. Kudos to the staff and property owners of the Park at Fountain City! If you are looking for nice, affordable, pet friendly living, the Park at Fountain City should be your number one choice!
My family and I have loved here since 2010. There have many improvements such has the ladies in the office. Always welcoming when you walk in. Snacks in the lobby for children and dogs. Always willing to chat for a minute. Always willing to help when there is a problem. The response time has improved tremendously. This is our home and with speaking to the ladies in the office about anything and to see they actually care is great.
My family was looking for a home away from. Home and we found it at The Park! Very pet friendly and quiet! We love it!
The Park at Fountain City is by far the best apartments! The management is so sweet and answer all of my questions to the best of their ability! The condition of the apartments are AMAZING! I would Definitely recommend! 10/10 -Antonio Castrejon
I have been a resident at The Park at Fountain City for the past year and have had a very pleasant one. I was going through a separation at the time and the entire staff made me feel at home easing the transition. I have had a couple service issues however the staff was quick to address the situation and I am grateful for their quick response and taking care of the problem. I would highly recommend making The Park at Fountain City your place to call home!
Been here for 6 months and the front office is always quick to help with any questions. They are friendly and very knowledgeable with the whole process and helping as needed. The maintence guys are always quick to say hello when out and about. No issues at all with these apartments.
For the price it's a nice apartment. Start up cost are low. Maintenance is catching up from old owners but very helpful in the process. Animal friendly and. Good area in town, close to everything in fountain city and the highway
I moved in in August and I couldn’t be happier with my decision. I live in a one bedroom and have so much space and storage and everything is up to date. I have lived in a few other Knoxville complexes and my neighbors are so much more friendly. I have only had to put in one maintence request and it was fixed the same day. The gym is smaller but always clean and up to date and the free weights are nice. My favorite part about this complex is how much space and grass area is between the buildings. This is perfect if you have dogs! The location of the complex is perfect. North broadway has so many stores and restaurants and it’s only a 12 minute drive to downtown Knoxville. I Seriously recommend this place!
We enjoy living here at The Park at Fountain City. We recently moved to Knoxville from out of state with two small dogs. We were stuggeling to find an apartment that would take all of us. Then we found this complex. They didn't even bat an eye. Even had a treat for our dogs while we signed our lease. The office and maintenance staff are great! Have not had any negative issues since we moved in.
The front office staff are very helpful and quick to answer any questions and the maintenance crew has always been quick with any request. The park at fountain city has been a clean, easy, and quiet place to live that is very dog friendly!
The staff is very friendly the apartment manager is very outstanding she is a real good person the best this apartment complex has had.
I have lived here for 8 months. They have been very friendly....they have a great new manager and new maintance people. There apts are really nice and they are all nice people. They go out of there way to make sure ur happy.
That’s all I have to say is it’s not safe due to electrical and the management is terrible !!
When you have a problem and you try calling the lady’s at the office they don’t answer the phone as it takes for ever for them to come fix the problem . And if you have children and your neighbors somke weed and cigarettes in their apartment and you can smell it In your apartment and you call to complain they are not going to do anything about it or even answer the phone they just let it go to voicemail. They do nothing but trying to get people kicked out and we pay way to much for only a 2 bedroom apartment. This is ridiculous I’m never looking at this place ever again.
I have lived at this complex for almost 3 years. I used to have issues with maintenance taking weeks to fix stuff in my apartment but they recently got a new manager and new maintenance staff and lots of things have changed for the better. The new manager really seems to care about the property and she has done a good job of cleaning up. Maintenance takes less than a day to fix issues in my apartment. I am excited about the changes that are taking place.
I have a list of reasons why no one would want to move here. One being there are hidden fees that weren't explained nor discussed during the application process. Two being there's hardly not any parking available by the time you get home if you are a working tenant. Most parking spaces are taken by 6:00 pm daily. Third being maintenance requests aren't usually handled until months later. Fourth being they change policies without written notification and tenants are being forced out at no fault of their own. Fifth being the rudeness of management with no intent to help resolve any of your issues if you have any. Sixth being, the cost of living here is just way too much for the limited space and the issues you have to deal with. They claim to have remodeled but really they threw paint over everything and put down some cheap laminate that bunches up and lifts if you're not "extra" careful and the list goes on.
I would not recommend anyone to move here!! I've been here for close to 8 years when they were still Adair Manor and i must say it was waaaayyy better before they were taken over! There have been several different people to work in this office since the takeover. It seems like it's a new face EVERY month. There is no chance to build a relationship with anyone one that works here..or any chance for them to build a relationship with the tenants . Which leads me to say.. EVERYONE that lives here is merely an Apt number!..and they care NOTHING about us!..if i treated my customers the way they treat their tenants ..I WOULD NOT HAVE A JOB! When i first moved in 8 yrs ago ..i looked fwrd to raising my kids here..now i look fwrd TO GETTING OUT!.. and even though these pple are charging me an arm and a leg for a six month lease..to live in a place that is not worth it..i dont even care at this point..i just CANNOT wait to get out of here. I assure you that i am not the type to slander anyone or any businesses credibility...but i am extremely frustrated at their lack of professionalism!..i put in a work order to get my faucet fixed in my bathtub OVER A WEEK AGO! (Last Monday the 13th ..and it is now Tues the 20th!!!!!!!)..i have called on several occasions..left msgs..gone down to the office..and everyday that i come home after a long, hard day at work..MY FAUCET IS STILLLLL LEAKING!!!! AND THEY CHARGE FOR WATER!!!!!..they are prompt to put a late notice on your door if your rent is delinquent..but try and get them to fix something ...and its not happening!..they are the worst! THEY DO NOT CARE!..ZERO STARS FOR THIS PLACE!!! ITS AWFUL THE WAY THEY DO BUSINESS.. and the turnover rate is CRAZY..i have had SO MANY different sets of neighbors..its like as soon as they move in..they are out like 3 months later..i've never seen anything like it.. P.S. I have been researching and looking at other homes for rent..and there are sooo many BETTER, CHEAPER competitors with great reviews!! When you report maintenance issue, maintenance will tell office work is completed whwn no where near done. Plumbing is slow to drain. Can't open dishwasher because stove is in the way and have been complaining about this for a year. Maintenance worked recently on plumbing (still drains slow, a year later) but now has an unpainted patched white area in the wall, tons of insulation left under the sink and the old pipes left under the sink. Maintenance won't pick up after themselves. There is a courtesy officer but every time he has been called he either don't answe or is not on site and unable to respond. As a tenant with allergies and a child with allergies when reported about all the dog hair in the hall ways the management ignores the concerns. When you sign the lease they don't give you a copy and then you start noticing additional charges that you wasn't told of when you sign the lease. Paint on doors in every room bubbles and peels.
Kym has been a pleasure to work with. The apartments are clean and well kept. Maintenance is attentive and the grounds are well maintained. I would recommend anyone to move here. Great value for the amount of space and amenities.
Don't rent from here...it is the slums. You will be sorry...Any 5 star ratings and reviews are fabricated on here and Facebook.
Moved in 6 months ago due to the fact that they had great specials going on. Was excited and everything looked great at first especially with their very lenient pet policy, however, I have encountered more problems here than I ever should have. The pipes are incredibly old, the tubs and sinks back up all of the time and no one follows pet policies on picking up after their dogs. The former assistant property manager, Ashley, was a very rude lady and everyone in the leasing office only knows how to pass the blame around and not take responsibility for anything that happens in THEIR community. The pet park is a joke, no mulch and there's a mud hole right at the entrance with only one bench and maybe three or four flimsy dog training stations. The pet clean up stations are scattered sporadically. Parking is an absolute nightmare and they will tag your car even after they tell you it's okay to park on the curb. Don't park on the curb. The grill area is a joke as is the "community garden". The only good thing I would ever say about this place is that there are no bugs. But that is about it. I also know many people who live here that have had property stolen and are fearful about where they park their cars. Don't let them fool you. The plans are not spacious, one can barely close the bathroom door, let alone put a rug in there! If you can help it, find somewhere else to move. Don't Make the mistake that many of us did trying to find somewhere to move in quick with cheap fees. Go the extra mile and go elsewhere, because you will regret it if you move in here.
I try to be fair so I'm going to be fair with this review. The upgrades are nice but not worth the increase in rent. Prices went up, looks went up, quality went down. More issues with the new management than with the old. One of the office ladies is extremely condescending; I think her name is Christin. Ashley and the manager are very helpful and professional. More leaks then I have ever had living here, but there is supposed to be 24 hr maintenance...that apparently don't find water to be a concern and will not come out at night for water leaks. I don't understand what the point of 24 hr maintenance is then? Even though the apartments look much better, they are disgusting! Maintenance does keep the grounds much cleaner, but the apartments smell when you walk in the hallway and there are roaches EVERYWHERE: the apartments,hallways, and ceilings. Granted, the office will send pest control if you call but there are STILL more roaches after months! Plus, pest control is now a separate charge factored into rent payments, so what are we paying for if there are bugs everywhere? I don't get it, but maybe it's just my building. Dogs barking and howling all hours of the morning and stray cats sitting outside the building doors at night, again maybe just my building. Loud music and residents with children allow them to run up and down the hallways. I don't have a problem with some of this as it is apartment living, but maybe the buildings should be better insulated. Just seems like you could be paying for looks as opposed to quality-which these apartments USED to have a bit more of.
Be sure to ask about ALL fees upfront, before you sign the lease.
Before you get into anything here, be VERY sure that the features you want in the apartment or community actually exist. I've been here for 5 months now, and the Park at Fountain City does NOT actually have most of the above amenities. There is NO community garden, NO pet cafe, NO fitness center or programs, NO clubhouse or coffee bar, NO courtyard, grill, picnic area, or zen garden, NO pool or social activities. There are no fences anywhere, and there is no bike storage. The playground is up now, but it's only been there for three weeks, and this listing has claimed it was there since before I moved in months ago. There are so many lies up there, it's pretty sickening. Also, I'm extremely suspicious of the 5-star review below; it looks to me like it was put up by someone connected to management to make the place look good, because it is full of false claims. The review was posted 5 months ago and talks about a dog park, wifi cafe, and community events, but I have also been living here 5 months, and I can testify that 1) the dog park hasn't existed for more than a month, 2) I've never seen any kind of wifi cafe, and 3) there have not been any community events. And for what it's worth, the claims that they are forcing out long-time residents may be true -- an older gentleman that I chatted with in the laundry room recently said that he'd lived here for years, but his rent had gone way up and he and his wife couldn't afford to stay anymore. All that being said, our individual apartment is pretty good. I do like the remodeling; the new fixtures in the bathroom and kitchen are nice, and the new flooring and carpeting are nice also. I imagine individual apartments vary a little -- I'm in a 2-bedroom, and there is no garbage disposal, no walk-in closets, no built-in bookshelves. Overall I would have given the apartment itself 4 stars, but the extremely untruthful listing here makes me really mad, and really nervous about management's integrity. And the 5-star review below is also full of lies and needs something to even it out. At the very least, make sure you get a really thorough tour before you sign anything. If none of the community amenities are important to you, and you don't mind having untrustworthy management, then these apartments could be fine for you.

We, here at Park at Fountain City, are very concerned about all the issues you're unhappy about. We would like to address everything you've mentioned as well as correct a few things as well. We took over the property in January 2016. We not only renovated the apartments, we've added many amenities and still have more amenities being added. As of today, January 19, 2017, we have the dog park, children's playground, and we have the new clubhouse. We've only been in the clubhouse for 3 weeks, and there's an internet cafe, pet station, and coffee bar. The huge glass building that you possibly pass everyday, is where the new clubhouse is located. The fitness center is being renovated right now. The fitness center is going to be in the same location as our old office. They couldn't start the process of the fitness center until we were out of the building. There is a community garden as well. It's between two of the buildings and we would love to show you the location of it. Of course, there won't be many flowers due to the weather but it's there and if you would like to plant flowers there, you may definitely do so. Regarding the mentioning of thinking someone from management putting a review, I can tell you that the management company frowns upon anyone in management doing anything like that. We would want every resident to give their honest opinion about how they feel about anything regarding our apartment community. The built-in bookshelves only come with apartments that have the washer and dryer connections in them. If you have a washer/dryer connection in your home, but no built-in bookshelf, please let us know. We will do everything we can to get that taken care of for you. If you feel like the management has been untrustworthy to you, please let us know how. We enjoy talking to our residents about anything they have an issue with. We can't fix or resolve an issue when we're not being told of an issue that's upsetting to you. A very rude lady works in the office now! She doesnt know how to speak to anyone! I pay too much money to be spoken to in a disrespectful/rude manner! I called in an order to have a leak fixed this morning in my kitchen. Well i come home after a long day at work and NOTHING WAS DONE AND EVERYTHING IS WET! I AM SOO FRUSTRATED. The lady in the office RUDELY ASSURED me that this would be taken care of today! Not to mention this is the same leak that i have complained about before that was already "fixed"! Now my cabinets are MOLDED!! I understand that situations happen..and if the lady was nice..it would be a different story but she was sooo rude! Not to mention the new mngmnt has already replaced all of the workers that they originally brought in with new people within a few mnths timeframe! Where is the consistency! I just miss our old mngmnt who was very kind and consistent and ACTUALLY FOLLOWED THROUGH WITH WORK ORDERS! Signed *A frustrated tenant who can't wait to move* horrible horrible service!! U cant come in and jack up prices and not follow through with work orders and be extremely rude to your tenants! AND they have bugs!!!
Prior to movig in, I had read some really terrible reviews and was hesitant, however all my worries disappeared once I took a tour. The remodel is very modern. New appliances, tile bath/shower, new windows, plantation blinds, and new brushed nickle fixtures. Leash free dog park, free wifi cafe with gormet coffee, and monthly community events are just a few ofthe ameneties in store. This is our first time ever living in apartments, and we have been here almost 3 months and are so happy that we chose this place as our home. Prices on new units are super reasonable especially for such a great area, and prices for long time residents whose apartments have not been remodeled have remained the same (according to neighbors who have been here 15-30 years). Not sure what the other person to review was talking about, my kids ride bike, skate, and ride scooters all over this place, and have never encountered any problems. I think maybe its just hard to make everyone happy during a transition like this, but they have done an excellent job as far as my family, and all of the neighbors we have met. I hope you do yourself a favor, and just take a tour.
This complex was recently bought by a new company who is currently in the process of forcing out the current residences. They are making ridiculous rules such as no bicycles are allowed!
