Please DO NOT MOVE HERE!!! RUN!!! This apartment complex is horrible! The water keep getting shut off no warning! No hot water! AC gets cut off in the summer and the HEAT gets cut off in the winter! Maintenance did not respond on time and the front office never answered! Please do not move here
Water constantly getting shut off and now my power, along with many others has been off for 4 days now. All my food spoiled, the management doesn't care. One even hung up on me.
As of writing this review the water has been out for over two days. This is a constant issue that has been occurring for years. No compensation is given for regularly being unable to bathe, clean dishes, or use the restroom in your own home for days at a time.

I stayed here for 3 years and they went through numerous owners. When my lease ran up and I moved, I hired cleaning company and my apt was spotless. They said it takes 30-60 days to get deposit back and never received anything. I went back up there and they said they had sold again and old owners owed me my deposit. I called old company and only get voicemails. I am hiring an attorney and getting my deposit back and making a very public uproar with news stations and such unless they read this and somehow realize that they are responsible for my deposit. Worst excuse ever, apts sell all the time and never had issues with other companies. This is what I get for being a clean, cooperative and excellent tenant, this place is a joke.
It’s a mold infestation! They will not fix it I’ve had leaky ceiling they will not fix it my floors were wet they did not extract them! And to put the icing on the cake they have rats! They told me to go buy my own traps and once it was on the trap call them to come and get it!
Worst place ever! A nightmare!! Place its dirty, they don't fix the AC, if you have a leaking in your house, good luck with that. Save your money go some other place or even better buy yourself a house
If you have a problem, it's almost impossible to get the office to answer your calls. If you leave a message, it will NEVER get answered. If you try and go in person (only open from 8:30 to 4:30), they might be there, they might not. I lived there for a year and I regret it.
Only leaving 1 star because I have to it started out we lived in a two bedroom two bath that began leaking water for 4 1/2 months we complained to management about the mold and the water damage and they refused to do anything about it except for send someone to suction the water every other day we ran dehumidifiers all this time increasing the power bill to well over $500 When they finally did move us to a new unit we was moved into an apartment that was half ready now. The water hardly ever stays on. You can’t even take a good hot shower. Stay far far away there’s mold in all apartments. It’s disgusting.
I wanted to refrain from reviewing the place. But I was given the incorrect move in date, which caused me to have to pay to stay at my old complex longer. They told me the move in date was the 6 but I could move in on the 5th if I wanted. So on the 5th I rent a uhaul and pack everything, hand in my keys to the old complex and call to let here know I'm on my way. They forgot they told me I can move in on the 5th. So they didn't have keys for me. I luckily work overnight that night so I leave the uhaul where I rented it from with all my stuff in it. I get off work early in the morning and have to sleep in my car waiting for the leasing office to open and give them an extra 1 and half hours to be ready. Get the moving truck for them to tell me now I got to wait till 3 pm to move in. So they have cost me an extra 100 dollars on the truck with milage and extra days and just continue to redact on their word.
This place is trash the staff and maitience is trash the renovations are trash. It's owned by an Investment group in Florida since 2021 they bought it for a 100 million this place is wayyyyyy out of touch
Leaking roof, sink with no water pressure allow 8 people to one apartment Maintence smoke weed a play with each other all day. Managers are incompetent

I've lived in these apartments for 2 years fist year was fine ( that was under different management) the second year has been absolute hell I have gone days without power with no explanation, a week without AC ( and was told to deal even tho I have a medical condition where I can't breathe well in the heat they are aware of this) they have turned my water off randomly with no warning evey few days. The last straw was when I was told I would be credited for the portable AC I had to buy and the food I lost when the power was out for multiple days I sent them all the documents they asked for at the beginning of the month, 5 days to rent I check to see if the money was credited on my account but only the money for the food was I've been reaching out to the office and two days till rent I get an email informing me I will not be credited for the AC no reason why. This is just from the past 2 months, I have not even mentioned the rude management and the safety issues (my upstairs neighbor was murdered then they went up on rent, my car was broken into and items where stolen, and ive had random men walk up and try to grab my bags just while i walk into my apartment) good luck if you choose to live at these apartments.

If I could give these apartments a zero star I would I wouldn’t recommend a dog to live here they never answer the phone they can’t never help with anything even if you show up to the leasing office the a/c- heat have been out for months the stove don’t work the toilet are flooding onto the floor the water pressure is extremely low the plugs don’t work you have to run an extension cord the maintenance people never come out to fix anything but lie and say they have been out and my apartment smell like a pack of new ports from neighbors. They lie about how much your rent is your lease is different from the system with theses workers they have in the leasing office that barely know how to do they job.. THESE APARTMENTS & COMPANY IS AWFUL AND A DISGRACE ??????
This is place is terrible. The maintenance response is very slow and it is difficult to get the leasing office to answer your calls. Expect to have to badger the complex to do its job and maintain the complex.

Don’t waste your money here. Our AC has been out for 10 days now and all the office has done is lie about “trying to get someone out to fix it” property manager lied to my boyfriends face about them needing to order parts even though no one had been over to look at it in the first place. No communication whatsoever. Do yourself a favor and just don’t bother with this place.

I have been getting LOTS of neighbor's cigarette smoke in my apartment DAILY for a few months now! I have been trying my best to pinpoint where the smoke is coming from and it looks like it is mostly coming in from the kitchen wall where the sink is. I can't even open the bottom closets because that's where the smoke mostly is. But it's impossible to trap them indefinitely and they fill up my entire apartment eventually. But they are pretty much coming in from everywhere and I have sealed my electrical outlets and kitchen closets but it's really not helping. I told the staff at least 5 times now! But all I get are vague and shifty responses. Last time they said they will call me back with a solution but they NEVER do! They said the same thing before that too! I asked them to either transfer me to a new room or figure out who is responsible for smoking but they aren't doing anything at all! I have been very patient with them because I know it's not their fault but not responding or failing to take any proper initiative for almost month and a half kinda is and I will probably give them a few more weeks because the place is very convenient for me. But judging by how things are going, looks like I will be forced to move out for good! It's just the way the rooms are laid out and the very poor conditions of these thin walls that are causing these issues. No amount of repairs is going to fix that! If one of your neighbors is a chain smoker like mine is, no matter what floor they are on, you are basically screwed! So disappointed and frustrated!

I do not recommend no one move to this complex. When I first moved in I had no ac for 3 weeks! Finally after allegedly fixing that my heat would not cut off I literally had to cut the breaker. Here it is summer again and my ac went out again I’ve submitted a work order I get a text on the 9th I get a text saying it’ll be fixed on the 11th! I called the leasing office and got a nonchalant response came home nothing was done. I decided to go to the office and was told the same thing. This by far the worse experience I’ve ever had dealing with a complex for those who live here do not renew unless you have no options and those who are looking KEEP MOVING ITS NOT WORTH IT

I have a blocked overflowing toilet, 4months now, no one has shown up to actually repair it. 6 different new maintenance guys have shown up, taken notes told us we need a new toilet, a flooded kitchen because of the disposer, still the same, our kitchen and bathrooms have towels that we move and squeeze every 20-30minutes and flooded kitchen and bathroom every morning. We have shown up at the offices 10times, called at night, left voice messages but still… I wish I could post photos

I admit, before new management took over this place was not up to par. Now that new management has taken over it’s been a complete turn around. They are fixing everything the prior owners felt unnecessary. The new park at Hoover I feel is going to be a great place to call home, much safer, much cleaner, they even care about the tenants as individuals. I know the reviews have been crazy to this point, but I urge you to come see the property for yourself and not believe everything you read on the internet. It’s a great place to live and super convenient to everything in Birmingham. I definitely recommend it here.

First off management sucks!!!! Lie about Apts. Maintenence sucks!!!! Too high for Apts. Water cut off constantly, did I mention management and maintenance sucks. Pest rodents bugs snakes but it does help with your credit only positive

I have been here for 3 months and already want to break my lease. Water is turned of mostly everyday. Maintenance do not know how to do their job. Peoples cars are getting broken into. People from the office never reply to your emails. As much as the water is off they could at least cut the rent in half because it’s not our fault. It is ridiculous. I can’t wait until my lease is up. I’m out of here.

The water is off everyday for at least half of the day hopefully u showered the night before so u don’t have to worry about missing work. I’ve had to brush my teeth numerous times w a bottle of water due to the water being cut off unannounced. They don’t fix anything so please don’t break anything lol. It’s NOT a pet friendly neighbor hood no matter what the lease say. The actually apart I did my walk through to see what my apartment wouod looked like looked nothing like the apartment I was placed in. The paint I’m the tub was chipped and even the cabinets in the bathroom and kitchen were chipped. There was nails sticking out u can see where someone tried to fix the cabinet and obviously didn’t kno what they were doing. I could have done a better job honestly. And god forbid u need to speak to a manager about this issues because no one answers the phone.
I’ve lived here for 6 months and my water has been turned off 27 times so they could “fix” it. Trash everywhere and the landscaping is non existent. Maintenance will just ignore your calls about leaks, called about a gas leak that was never followed up on. Worst apartment complex in Hoover.

There is always a build up of trash. Water is always off due to “maintenance “. The only good about this place is the location. Don’t move in. Stay away!

Had a problem with the neighbors above me for 2 years. Constantly loud and they don’t take inconsideration to control the noise. Maintenance stuck a strong in my ceiling fan and have yet to fix it. The leasing agents in the office are slow at service and do not know how to properly hold a conversation. Will not be renewing my lease.

This is a worst apartment. We had a problem with dishwasher (sewage water) from the day we moved in. We reported the issue multiple times. And if we check the maintenance request the next day we opened, the status will be shown as fixed. But they don’t really fix the issue, they just solve it temporarily and close the tickets. For some issues they won’t even solve it temporarily before closing it.
They never clean the sidewalks and breezeways. The apartment complex is overrun with roaches. The mirror fell off of the wall and broke everywhere in the bathroom and it took them 2-3 months to clean it up and replace it. That’s just the tip of the iceberg.

We also have a fantastic new pest control company that started at the beginning of July. If you experience a pest concern, they are ready to assist. Our team is quite prompt when responding to work orders. Regardless, we want nothing more than for you to be happy in your home. This is truly the worse place to live. I have witnessed people getting robbed at gun point from my bedroom window on several instances. I had A/C for all of 5 days the entire summer. My next door neighbor had the same issue, She actually had to take her dog to the emergency vet for heat exhaustion when inside her apartment was 93 degrees and maintenance didn't come out for 2 weeks after that incident to try and fix her air. There was a murder here to within the last 2 months. I have hot water for 15 minutes a DAY and have complained several times of this issue and nobody has even attempted to fix it. Not only that maintenance decided to go to the bathroom in my apartment, i understand they need to use the bathroom but when i walk into my apartment to a strange man taking a dump in my toilet with the door open its unacceptable. I have moved out fianlly after the worse year of my life. I will truly never say a good thing about this place.
My family and I are very thankful for The Park at Hoover. The office staff and maintenance staff have been very gracious to us during our transition. Highly recommend this property to anyone looking for a lasting place to call home!
I have had issues since the first day I moved in. From bugs to my AC not working, oh yeah and a hole in my ceiling causing rain to come in my apartment every time it rained. The list goes on and on and on!!!!!! My experienced has been so bad I hired an attorney to help me get some type of resolution to all of the issues I'm having and I've had. DON'T MOVE HERE IF YOUR LIFE DEPENDED ON IT!!!!!! I wish I could give this place zero stars because they don't even deserve one. Maintenance is the worst I have ever seen and the staff isn't helpful at all. I agree with every negative review listed here.
They don't get anything fixed and might take them weeks or months. Management poor and when you ask to speak to the manager they put you on hold several minutes and later give you an email address to contact him. Avoid this place!!!
Apartment is full of cockroaches staff wont call back and Dont ask to speak to the manager Dave he is too busy to return a call or speak to anyone . Roaches bad maintenance stay away !
The WORST place I have ever lived! I would NOT recommend this place EVER! I had every problem imaginable from bugs, no a/c, maintenance not calling back, things in the apartment were broken from the START! Now they want to stick me with an outrageous collections bill without a phone call or letter telling me I owed anything. It would have been nice for this DUMP to notify be before sending it to collections and ruining my credit! I really wouldn't even give this place one star! Trust me there are better places in the area to stay!
These are the most unskilled,unprofessional service techs thay ive ever dealt with. They will lie to your face saying oh ok i just emailed the tech and that never happens. The front office doesnt care either they just send you to the maint. Dept back and forth. These issues are not big at all. Ive gone to the point of sometimes fixing the issue my self after waiting for days for them to never show up. Also be ready to pay 200 for a water bill. One bedroom it doesnt matter 200 . Im so happt my lease ends soon. Id rather live in my car before renewing. STAY AWAY
This is by far the WOSRT complex I have ever lived in!!! 1. Maintenance is beyond horrible. The day I moved in my stove wasn’t working. It took me calling every day for 9 days before they fixed it. 2. My guest toilet has been leaking for 5 days and they still haven’t fixed it. 3. The office staff does NOT live here and could care less about what happens here. They are rude and VERY inconsiderate. 4. I have been here less than 3 months and the water in the entire complex has been shut off twice with no warning. 5. Someone tried to break into my apartment and I notified the front office staff and was shown no sympathy or regard for my safety. 6. My kitchen sink has leaks whenever I use the sprayer. I reported it a week ago and still nothing has been done. These apatments are beautiful on the inside and very spacious but maintenance, management and the other people working here make it not worth it. What’s the point of having a nice apartment if NOTHING works!? As soon as my lease is up I’m moving without a doubt!!! The things I have dealt with are unacceptable and as a paying tenant I should NOT have to live like this.
I have lived here for 3 years and in that time the management has changed about 6 times. It's just terrible and gets worse each time. They have no respect for their tenants, unnecessary bills added to your monthly bill, Maintenace is NEVER EVER DONE RIGHT. Just one bad management after the other. The only thing good about this place is that the rooms are spacious, but overall it not worth all the trouble. I am glad to be going.
My brother lived in this apartment complex for approximately 4 days. He passed away unexpectedly at the age of 31. 2 days after his passing my grieving parents went to management requesting that the deposit be returned. The payment was made in my parents account therefore their names were on the check. My parents 2 days after losing their son were told that, "The deposit would not be returned because he (my brother) had broken his lease." Contracts and legality aside I don't recommend anyone paying their hard earned money to an establishment that lack the empathy and sensitivity to look in the eyes of 2 people who had lost their child and say such a thing. Do yourself and your family a favor and choose a place that run their business with dignity and respect.
I lived here with my 2 year old and one day in January, there was no hot water. I called, and called, and called. If the office staff even picked up, they would send me to maintenance voicemail and then nothing would ever happy. The apartments are roomy but it got a little rough towards the end of our stay.
I've lived on this property three times in my life and this is by far the best management team they have ever had. I live in the studios, and they're awesome, big space for small price. When I got a bug problem it was taken care of within a week. The only reason I'm not giving five stars is because of the dude who has an illegal exhaust on his car that literally vibrates my apartment walls at 5am and the towing company they use to tow handicap illegal parked cars decided to randomly tow my car because the "tags were a month out of date" and I can't afford to get the car back. There are no posted signs for towing so pretty lame.

Maintenance doesnt come even when considered emergency. Water constantly off with no notice, but water bills over 200/month.
Management changes every 2-3 months and their communication is HORRIBLE. Our water has been off in the 3700 block for 2WEEKS without one call or email. They sent 1 Plumber to fix the disaster and he left at 8:30 P.M. They've offered no accreditation to us. PLEASE SAVE YOURSELF A HEADACHE AND FIND ANOTHER PLACE!
Have been a resident of the apartment complex for a while and since the management has changed, it has been an awful experience here. First, they lost my rent payment and tried to charge me later on in the month. Secondly, they even lost my lease .... the front office is horrible and offers no help with issues! I literally had to wait until the beginning of the week to talk with someone in the office because there was no contact info at the office on the weekend. They don't have a way to get in contact with the corporate office when I asked for contact info. Maintenance is a JOKE! Nothing is ever resolved unless you make some kind of commotion about the issue! Please check the rating before deciding to live here because it is unprofessional and is not resident friendly!!!

I have been here a year. First off the people of the front office are very snappy and make you feel like you are not a priority. Water is cut off at least once every two weeks to work on it and water bill is always high. Always plan on spending at least $100 on water bill. It has been 24hrs since I have had running water. They can not keep up with paperwork in the office and are always changing what can and can't be done. One instance I called the leasing office and got my water bill amount. Paid it and then get a eviction notice over $10.00 because they failed to tell me the correct amount. The apartments are not bad but the service of the place is ridiculous.
so in my apartment search, I consider these apartments but did not commit. Well as of today ABC 33/40 reported that the complex has been without water for the past 2 days. I totally dodged a bullet. I feel sorry for the current residents.
Easily the worst renting experience of my life. These people don't really care about the tenants, simply their money. When leaving, expect to pay ridiculous fees (they will not notify you of impending charges, they will simply let them occur and claim it's not their job to let you know). Poor management. Poor maintenance response. Poor everything. I recommend trying to find a different complex.
I have lived here for over two years and never had an issue, I've seen three different property management come through and this one is TERRIBLE. I've had to contact the Mayors office to get anything done. My toilet didn't work for 2 weeks. the studio unit above me which has a maximum occupancy of 2 has 6 people living in it. the management team cannot tell the truth and the maintenance team is either inept or just lazy. My lease is up in December and I'm leaving this place is terrible run away. If you could post pictures here I would to prove all this. The good reviews are from management don't believe them. this place is that bad I promise you that you'll be happier elsewhere.
Worst experience in my life honestly mold growing everywhere furniture ruined ants are cover my bed and kitchen i cant keep and dishes in cabinets roaxhes roaches are bad they were supose to move me but its been 3 months do not move here I'm stuck for another 5 months and honestly dont know how i am going to do it
i have lived here for almost 2 years now, its been one thing or the other, crazy utility bills, bad management service( The worst i have seen so far) they just dont care. Very frustrating set of people. Just today theY came and brought down peoples direct Tv dishes for their own selfish reason claiming that they are painting. JUST TERRIBLE, I WILL NOT BE RENEWING MY LEASE
