Though it took until 2003 for Louisville to officially annex the community of Fern Creek, the neighborhood has long held a reputation as a quiet, inexpensive retreat from the busy city. Fern Creek sits roughly 15 miles southeast of Louisville's city center, and is a convenient setting for commuters who prefer to live outside the busy city center. Residents of Fern Creek take pride in both the safe, friendly atmosphere of Fern Creek and the manageable cost of living in the neighborhood.
There’s plenty of room to grow in Fern Creek. Most homes have sizable lots and appealing lawns, and there’s little traffic to speak of. Just to the north are two upscale country clubs if you’re looking to practice your golf swing. Thankfully, with the city just a few minutes away, commuters won’t feel too removed from the action.

Hey there, thanks for the kind words! We're thrilled to hear how much you are enjoying your experience with us. We appreciate your 5-star review and are happy to have you a part of our community!
Park at Hurstborne is an older property so that inherently comes with certain issues, however, the office staff and property manager are awesome people and are very attentive to tenants needs and willing to work with you through any problems. The maintenance staff are very knowledgeable and fairly quick to respond to any maintenance issues. The property itself is in a very good location for multiple schools and various grade levels as well as being very close to all types of shopping. Overall a good place to live.

I have been at the park at Hurstbourne for 2.5 years and any issues I have ever had were quickly resolved. My apartment is spacious and I rarely ever hear my neighbors despite how big the complex is. The only downside is my walk up the hill to my building

The stay here was convenient but not worth it. My oven was never properly cleaned and had a weird smell to it. Water heater went out multiple times and and even leaked once. There’s black stuff that comes out of the faucets so I could. They try to make it look fancy and pretty, but they really don’t care about the renters. Also the NEVER answer the phone or get back to you when needed unless you’re trying to move in. Also you can practically hear everything happening outside and in the hallways.

12/9/22 @6:00pm.I have been here since May. Look, I have no had bed bugs, but my cat has had an infestation of fleas and has never been outside. The AC is constantly freezing over which causes it to stop working in the middle of summer. The sink in the bathroom backs up for some strange reason. The linoleum when I first moved in smelled so bad I tore it up and painted the floor with three coats of Killz. Now it is fresh smelling. Tonight is the fifth string of rapid fire gunshots in the span of two weeks. Not only that, the light in the main hall has been not working since I moved in which was fine when it was summer. Now that it is fall/winter it is much darker earlier and it was blacker than a cat’s mouth. I fell down the stairs and thankfully was not carrying my son. I twisted my ankle and reported all of this to management and have yet to be paid for my bills and the flea treatments I have had to give my cat. And the cherry on top is, while they have fixed the hall light issue, and decided to remodel the hallways, the construction people are using spray paint in an enclosed space and the assault of noxious fumes are still very present and suffocating. While I don’t normally tattle on people, as my momma always said, if you don’t have anything nice to say, don’t say anything at all; however, I do feel this needs to be addressed and addressed rather quickly. They are jacking up the rent to an unreasonable price for a questionable area. To be fair, it could be worse. Have the local advocates for renters phone number easily accessible.

I have lived here for 3 years and love it. The pool is wonderful and now that it is open in the evening hours, it’s even better. I don’t plan on leaving anytime soon.

I have had a total of ten leaks in my apartment in one year of living here. Drugs are used in the hallways of the apartment buildings, the doorways have no locks or any security to prevent homeless from sleeping outside your door. Trash all over the yard, hallways etc. you are made to pay for amenities that are not available. They close the pool whenever they like. They set a limit of people allowed in the Olympic sized indoor pool. Both pools close for the winter. Maintenance go into your apartment without proper notice, they leave your home a mess after “fixing” things. You will pay way more than what they tell you because they charge outrageous fees. Their rules and conducts change like the wind. I have been threatened with a gun, and had my car and mailbox broken into multiple times.
Property Manager at Park at Hurstbourne, Responded To This Review
Thank you for taking the time to express your concerns. I understand how frustrating it must be to have experienced multiple leaks in your home. We are in the process of renovation interior hallways, increasing lighting on the exterior of the buildings and installing surveillance cameras throughout the property. Please note, I would be happy to address any issues you are having if you would like to reach out, my name is James Dermody, I can be reached at 502.231.7887.
I have been here 8 years and just renewed a lease for year number 9. The office staff is extremely helpful, professional and pleasant. All requests and inquiries have been handled quickly. The maintenance staff have addressed maintenance issues in a timely and satisfactory manner. Emergency requests have been handled almost immediately, even in the middle of the night on weekends. Most critical, the maintenance staff will keep on the matter until it is resolved. Given the current housing market conditions, I find the Park at Hurstbourne offers the most spacious apartments for the best value in the area.

I should had known these apartments was a red flag when I first moved here of January 2022 my apartment wasn’t even ready yet the rush everything. My microwave went out and they didn’t even offered to get me a another one said it’s takes up 2 weeks for a new one to come in , which I have to leave out every day to go warm up my food over family members house. And my apartment is new renovated. The hallway never stay clean dog hair everywhere. We get charged 8/15$ for pest control and still have bugs in my home.they will run you for your money and these apartments not even like that . And they don’t have a legit website with is very unprofessional, they claim I have over dues fees and it on resident portal but can’t be find no where they sending me text through my phone which they not answering my question no one had gave me a call THE number is 502 so the text our being seen , every time I call they send me straight to voicemail when I walk in they always to busy leaving me in the dry run. DONT WASTE YAW MONEY IM TELLING YALL

I am sorry your experience thus far has been less than desirable. I was not here in January but would be happy to address any specific issues you are having. If you do not have a working microwave, please let me know so we can repair or replace as soon as possible. We are in the process of renovating all interior hallways and currently have an outside vendor cleaning the interior corridors bi-weekly. That said, we rely on residents to keep the hallways free of debris and place trash in the proper receptacles. Action Pest Control is onsite every week. If you are having issues, please let me know so we can treat your apartment accordingly. At this time, I would like to invite you offline so we can discuss each of these issues separately. My name is James Dermody, Property Manager. I can be reached at 502.231.7887 or by email at jDermody@ymprealeastate.com.
When I first moved in here October of 2021 I had standing water in my dishwasher and complained to get it fixed for months. They came in and drained the standing water in December finally. Then in January 2022 I got a new dish washer. I had a leak through my light fixture above my sink and called emergency maintenance multiple times to get it fixed, we’ll it didn’t get properly fixed till after a month. They also said they were going to cut out a hole in the wall so no mold build up will occur and replace the light fixture… yeah that never happened and I have brown stains where the leak occurred. And lastly the thing to make me not renew was recently I had my neighbors bath water drain into my bathtub… disgusting…. When they came they cut a huge hole in my ceiling to access the leak and after working on the leak for 4 days it’s fixed. During the process they closed out the maintenance request and when I called them to let them know it wasn’t finished I was told, “sometimes they close it out just to not get so many requests in que but they will be there to fix it”. Almost a month later I still have that huge hole cut out above my bathtub… I can hear when my neighbors are showering or cleaning out their tub. I only recommend this place only if this is your last resort before moving into a homeless shelter.

This apartment complex is awful. BUGS (roaches bed bugs, spiders, ants, snails, etc) they make you get renters ins through them but it doesn’t cover your property on the apartment. Extra fees every month. Maintenance doesn’t come for 2 weeks after you call. Leaking ceilings. Nasty dirty hallways, shootings, break ins. PLEASE save your money and find something better these apartments are horrible.

Looks great on the outside with the pool and workout and sauna but come and sign up and you will discover roaches even in the workout room. Imagine what you will find in the apartments! They do exterminate but “roaches don’t die they multiple “. That’s not my quote. My car was broken under. They took no cut off the muffler in broad daylight while I was making dinner and killing roaches. I never lived in an apartment with roaches. This will be a new experience if you move here. My laundry was stolen when I left it in the dryer for an hour. In their on-site laundromat. I asked to check security cameras but they never. Pool is never used because the water is always ice cold. It’s just used to pull you in. If you do swim the outdoor pool will be closed due to lack of a life guard and indoor pool will be too cold.

They only care about taking your money. They have roaches, mold, bed bugs, shootings all the time, apartment fires, car break ins, the hallways are nasty and there was a murder in one of the buildings. Crackheads sleep in the hallways and it is not safe. They do not care about you. DO NOT LIVE HERE!

If you’re looking to tour this property, you may want to think twice. More particularly, if you’re looking for any type of one bedroom, look elsewhere. They advertise the availability for certain units, but once you arrive for the tour they aren’t available. On the physical tour, i was disgusted by what i saw. First, the hallways smelled like an old basement that had sitting water that was creating mildew/mold. Walking into the apartment, the FIRST thing i noticed was alllllllll the dead bugs. I understand bugs can get into places, but when i tell you i counted at least 5 DIFFERENT types of bugs, all with multiple throughout the apartment. The bathroom was the worst. Stained counter tops, chipped tub floor, oh and about those bugs again, the tub must’ve been their headquarters. I’m not one to be boujie, but chile this must be the TRENCHES according to my experience and the other reviews i’ve seen. The property team was nice though, she could only show me one apartment and didn’t give a reason to why i couldn’t see the others but nonetheless.

Only been here 2 weeks and the bathtub is peeling paint and keeps clogging, I just opened a bathroom drawer and it completely fell apart and broke my toe. They added on an extra $274 to rent that I have to pay 2 weeks after moving in and do not even tell me what the extra fee is for. These apartments are very overpriced for how run down and shitty and they are and mine is suppose to be fully renovated but so far every time I use something in this apartment it breaks.

I lived at this complex 2 different times in my life. The hallways and hallway carpet are not maintained whatsoever, there was a bullet hole in a window outside my first apartment here that was never repaired the whole 2 years I was there. The hallways smelled musty and unclean at all times and one time they did come to clean the hallways but they did not dry the carpet properly and it ended up reeking like old wet carpet for the rest of the time I was there. The dumpsters were always full and there were several times where trash simply wasn’t picked up which caused overflow that stunk very badly. There is a constant raccoon problem around the dumpsters and that often results in trash being strewn everywhere that is not often cleaned up. The pool was closed the entire time that we lived there yet it was still advertised. My 2nd apartment was not cleaned prior to move in and there was a giant hole in the carpet. We were also charged for an entire month when we moved in on the 27th of the month. Both apartments had painted countertops which would chip and come off anytime we wiped it down and the sink was stained and dirty. There were cobwebs in the corners of every room as well. I also had an incident where my car was severely damaged by another tenant. They hit and ran in the parking lot and I had to spend almost 3k to get it fixed. There is no surveillance outside the buildings so there was nothing that could be done. A complex this size really needs a patrol or surveillance. There also have been a number of murders, shootings and OD’s on the property. As a single woman I would not feel safe living here.

This place is awful. started out on a bad foot by not having our apartment cleaned by the date we were supposed to move in so we had to move into a different unit than what we signed for, which was a lot smaller, in a bad area, & didn’t have washer/dryer connections. the laundry facilities are disgusting, the washers don’t work properly and people WILL steal your stuff. There is trash EVERYWHERE in the parking lot, stair ways, grass, everywhere. the neighbors are ALWAYS loud, many have domestic disputes, & are extremely confrontational. Loud music, loud yelling, not a comfortable place to live. people are always out walking around past 12, 1, 2, 3 o’clock in the morning. people check car doors, there are constant police sirens and ambulances. i can’t wait to never be back here ever again.

This is the worst place to live. Gunshots nightly, drug deals in the hallways, appliances do not work, staff does not respond in a timely manor, cars broken into, police constantly getting called, poor maintenance crew, should I continue? Please, save yourself the headache and do not make the same mistake I did. There are WAYYY better places to live.
Property Manager at Park at Hurstbourne, Responded To This Review
Hello, we're so disappointed you feel this way. Please give us a call directly so we can address your concerns. Thank you and we hope you have a good day.
Where to begin on how AWFUL this place is! Let’s see: we signed a lease to pay one amount and then they decided to add on extra fees. They have ROACHES. They don’t come fix anything. When we moved in (IN MAY, ITS JULY!!!) there was a list of things that needed to be fixed! They haven’t came and fixed ANY of them! Theres mold in all of the apartments, the hallways are always trashy, dirty and smelly! Food is thrown on the walls and floor! The parking lots and mailboxes are always trashy! They charge more than what these apartments are worth. They show you one apartment and move you into a completely different one with a different layout! The females who work in the rent office have HORRIBLE attitudes and have an answer for every question! They finesse everything to make it look decent and good here but it’s a disgusting, awful mess! Do NOT waste your money!
The staff are responsive and perform exceptionally at their job. Their ability to communicate with me in a quick, respectful and concise manner is consistent and stellar. However, this apartment complex is always filled with smoke from cigarettes or marijuana. They advertise themselves as a "Smoke Free Community", however, smoke has leaked into my vent and has caused my own apartment to smell of smoke on a continuing daily basis. Obviously, the staff has no control over this. Loud noise is a daily struggle. Neighbors yelling outside the apartment complex often. Trash is constantly left outside and inside the apartments halls. Other tenets will let their pets roam free without leashes. Again, none of this is the fault of the staff-- it is a problem with the community that reside here. You deserve better.
The office employees were so sweet. Didn’t have any issues with them. But many, MANY shady neighbors, some of which were most likely drug dealers. Always had questionable looking people walking by our back patio at all hours of the night. Or even hanging out there. The pictures online are misleading. While the updated apartments are fairly nice on the inside, the hallways are dirty, smelly, and outdated. The patio doors are not insulated at all, resulting in our LGE bill skyrocketing. The laundry building is disgusting and the dryers almost never work. New management must be still trying to catch up with everything because our online rent amount seems to always change. We have paid the full amount listed on our account, for them to later say that we still owe $100 and some change for whatever reason.
