If you value your sleep then this is not your place. You can call the office but they won’t do anything about it. Their after hours officer is useless, never answers calls so people will be making noise at 2 am and you are on your own. Don’t rent here. We regret renewing our lease.

I am a current resident and all information is true and accurate. I have documentation and photos to back my claims. 1. Lots of hidden surprises fees 2. Vicious dogs allowed on premises watch your kids. 3. Loud parties and trash all over 4. You have to pay water and sewer which will bring your monthly amount to more than you agreed on, plus the gem you can't back out of called a concierge service that you won't use but disguised as so in order to rake in more money 5. They will charge you 50 NSF fee if for some reason your payment didn't go through on top of 75 initial late fee with an added 15 per day late fee. Really question as to why this company has so many positive reviews, I've seen many negative reviews on this company removed through lots of places..
Only a one because i can not give a zero. Management company was and is a complete joke. Residents as of lately are trash. Garbage litters the property. Police are there almost daily for apartment or car break ins. They chain linked and locked the pool closed to avoid late night parties and fights which served no purpose because the fights broke out still as people climbed over the barely 4-5ft tall fence. BBQ pits against lease agreements on balconies on all levels. Fire pits as well. Aggressive pit bulls and other breeds allpwed onto property once again against lease agreement breed restrictions. the actual property gates for vehicle and foot traffic RARELY worked. I witnessed atleast two mid day robberies, alerting front office who shrugged it off and said they would look into it and that police were informed. They miraculously lost not one but THREE checks for final lease payments and falsely charged for cleaning etc. The pool furniture is cheap and generally broken. Luxury apartments i know not.
I was on a seperation from my husband and this place was like being on vacations 25/7. Its actually better then a hotel or a nice resort. Its view and the layout is mind blowing. My floor plan is extremely large for 1 bedroom. The patio is 3x the size of a regular patio. The view on patio is of the massive courtyard and pool. I dont know if i will ever want to move. The only thing i would say is the people in lobby are nice but they sometimes give off a "dont barther me" sense. I asked them ablut it and they tell me they dont mean anything by it. I do suggest they practice greeting residents and being more approachable. But now that i onow them i gotta say, they are fantastic. Rent is $400 cheaper than it would be else where but maintains the qualitt. You cant regret living here. Best move of my life. Really appreciate grand estates woodlands staff, management, and property.
I enjoyed the apt. It was roomy, had luxury features, very quite.. Tall ceilings! Wood floors, nice pool ! Great parties, very accommodating management team! Great location! I had nothing but good experience there, felt safe! Nice neighbors!
The property was even better in person that the online pictures. Great amenities and community. I decided to pursue a one year lease with Grand Estates Woodlands. I moved in last week and I absolutely LOVE my new home.
The Grand Estates Woodlands in great proximity to all the great spots... The Woodlands Mall, local grocers, schools and more! So convenient!!! You'll never have to leave your neighborhood ;) The management staff is extremely friendly and helpful. Great amenities and community.

Hey all! I have been living at these apartments for about a year now. The location is great. You are just a few miles from Magnolia, The Woodlands and Tomball. The zip code is Magnolia so you are literally right outside the Woodlands but not having to pay the price of living in The Woodlands. These apartments are really nice. The inside is spacious and luxurious. The community is pretty quiet at night. The office plans activities for the residents every so often. The manager and the assistant manager are very friendly but the staff in the office are not too friendly especially when it comes to questions. They are plenty of kids. Nice playground and pool. The amenities are nice. The property was just built so everything is fairly new. The only major issue I have with the complex is that they do not have speed bumps, so a lot of the cars drive crazy fast through the parking lot so watch out for that. Especially if you have kids.
The Grand Estates Woodland are wonderful apartments! Gorgeous interior! The staff is very friendly! It is a quiet apartment complex! They have great amenities and they are always throwing fun events for everyone! My lease is about to be up soon! I am definitely resigning my lease! Great place to live!
