Property Ratings at Park at Oak Ridge
When I moved in, the apartment was not in move in condition. The apartment was very dirty, the toilet didn't work (and I only had one bathroom), the frame to my door was busted, all of the window frames were cracked, all of the screens had holes in them, my kitchen sink barley spits out water, my carbon monoxide detector and one of my smoke detector didn't work, and so many more issues. It has been over 2 months now and those issues still aren't resolved. I call multiple times a day to see if maintenance is coming and I keep being told that they are coming later but they never do. Also, whenever it rains, water comes down through the fireplace and they still haven't sent anyone to fix the roof. Additionally, the made it extremely difficult to move here from out of state and when I got here, they didn't have my mail key or gym key ready for me. It took nearly two weeks to get my mail key and gym key. In the whole time I've been here, the gym has been closed. Additionally, I've had roaches in my apartment and I keep my apartment very clean. Those are only some of the many problems I have encountered while living here (and it has only been two months...)

I’ve been a resident here for two years. A few months ago my lease was about to expire. There was no way I could renew in my current apartment because they were renovating all apartments in my building. Finding a new place was starting to become such a struggle, so at the last minute I reached out to the front office to ask about a transfer to another unit. Ruth got on it right away and within a few days I was presented with a new RENOVATED unit. Maintenance is also awesome!! Any problems, any issues I’ve had they’ve been on it the very same day!! The community is very quiet and mostly everyone I’ve encountered while walking my dog is very friendly. The fitness center is nice as well!! I enjoy living here and I’m very picky about where I live because I have children. Overall I’m very satisfied and would recommend Park at Oak Ridge to anyone looking to move!!
I lived here 3 years not impressed interior and exterior poorly maintained; wood roach infestation inside and out ; rodent issue; hire cheap contractor for renovations; pot holes throughout; smells like dog poop and trash everywhere outside; trash pickup horrible piles up at dumpsters; mgmt doesn’t like complaints and ignores noise complaints; can hear everything from neighbors because of floors and thin walls ; poorly insulated extremely high electric bills in winter due to sunroom and old buildings. 2 out 3 of years no pool (constantly closed) (1st year no laundry facility) 2 years no gym. Go up in rent like $50 each year. Only thing I like was location layout and price and new fitness center but all other issues makes not worth it cant wait to leave!
Unless you are going to be homeless, do NOT LIVE HERE. We lived at this residence for four years and property management companies changed four times while we were there. "Renovations" are cosmetic only. The conditions of the apartments are abysmal. Rotting wood on the patio, stairs and deck areas. If you live on the first floor, be prepared for clogged septic systems forcing raw sewage to come thru your pipes. This occurred twice while we we were living here, filling our bath tub with backed up sewage and toilet paper. Moldy bathrooms due to no ventilation, vent was removed from our bathroom and never replaced. Heat went out three times in the same week, blowing cold air into our apt. Maintenance personnel came to the apt and brought a space heater to rectify the heating situation. It was 30 and below those nights with no working heat. If heating unit did work, leaking from the filter seeped into the wall just below the unit. Then on move out, current management company wanted us to pay for the conditions on the apt, stating there was no documentation about these conditions at move in. No amount of paint, new appliances and fixtures will EVER make the apartments suitable for living. Oh and almost forgot about the leaking ceiling from the upstairs apartments creating water bubbles in ceiling and water stains. Please do not live at this apartment unless you are destitute.
This place is horrible. They do not want to repair anything. We have had multiple leaks that have done damage and you have to fight to get it fixed and when they do it's not done right it's just done halfway. It's taken a year to redo a gym and it still is not ready to enter. The trash when you come in complex is is all over ground because the dumpster is over filled due to compactor broke months ago and the container is just out in open. Like I said they take their time on doing anything that has to be done. We have been here for years but this place has gone down hill the last 2 years. When our lease is out we are out of her. Please look elsewhere what they say they can offer it's not what they really do.
This place seems nice, but it's not. I moved into a unit that wasn't even cleaned after the last occupant, carpets filled with pet hair, blinds yellowed by smoke, light bulbs covered in black, unpainted, air filter black, and mold on the window. That is not a comprehensive list. They attempted to charge me more during my lease term, I had to talk with office staff multiple times to correct it and now they are trying to charge me for their mistake saying I owe them. There is no communication, there is no effort for the residence, and I really would like a toilet that flushes completely.... Yes. A. Toilet. That. Flushes. Completely. Quiet area, other properties nearby, I recommend those.
I have been living here for a few months and as the weather has gotten colder, their has continued to be a continuous roach problem. I am a clean person that vacuums and keeps things tidy. I have asked the staff for continuous pest control calls but I still keep finding roaches almost every time I come home. These are not little roaches either. These are 2 inch long roaches! Awful, awful place to live!
I saw this apartment complex by passing by it and the complex looked really nice. When I went to tour it the staff was overall friendly but told me that the smaller 2 bedroom was unavailable but the middle size one was the only one available. The tour was nice, but the agent, Helen, who showed me the building was on her phone THE ENTIRE TIME, not texting, a full blown conversation. I then applied for an apartment THREE MONTHS AGO, paying a deposit and everything. My roommate was moving to NC from out of state and when she called to check on how things were being processed they told her there were no available apartments, and then hung up on her. When she called back she was greeted by Sandy, again, who was extremely rude and again hung up on her. It has now been three months of me contacting them, to no avail, so if you want to pay a deposit and then NEVER HEAR BACK from an apartment complex then this is the place for you. The apartments are nice but it was the most unprofessional and rude people that I had ever met, and then they literally stole money from me. I get that I can apply and not get an apartment, but they have yet to let me know either way, even when I contact them I am put on hold and then the phone magically hangs up on itself.
Its a decent place, I'm easy to please but my 1 negative would be there's only 1 dumpster in front of complex so you have to walk/drive to empty trash but for the most part office staff/maintence respond quickly to request. Its clean, affordable with easy access to highway, shops, parks etc.
