Located to the east of downtown Colorado Springs, with astounding views of the Rocky Mountain Front Range, Pikes Peak and Devil's Head in the Rampart Range, Village Seven remains one of the most popular areas around Colorado Springs in which to live. Forty-four percent of college-educated residents remain in the area for longer than five years. The median age of the community hits 39, with 97 percent of the population working in El Paso County. Although the city provides plentiful transportation options, 85 percent of Village Seven residents drive alone or carpool to work during an average 20 to 24 minute commute.

Thank you so much for taking the time to let us know how we are doing and for the kind words. We will be sure to pass along this to the team. Have an amazing day!
I was hesitant to move in due to the poor reviews, but it looked like management was new and making improvements. I was wrong. Here’s everything you need to know: Pros: - they painted the outside and as taking better care of the property cosmetically - the apartments are comfortable and have updated appliances - convenient location Cons: - management is punitive, condescending, and adversarial towards residents… then sends out flyers for free cookie events as if that will fix anything - the pool is absolutely disgusting and almost always closed - the workout center has been open 2/8 months I’ve been here. If anyone does anything they don’t like they will just close it to everyone as punishment until the offender pays for damages (was told this by management) - they do things like turn the water off without warning. They turned the hot water off in my kitchen for 5 days and when I called to ask for maintenance help was told they knew about this and never notified me. - communication is inconsistent especially about important things - laundry facilities got ripped out without notice and have not been replaced 2 months later. - NOT a smoke free community. People smoke cigarettes extensively inside without enforcement. Had a neighbor that was told it was smoke free, her apartment smelled horrible, and she ended up having to pay to break the lease after a month. Management was horrible to her despite them being the ones not fulfilling the lease agreements - they will tow your car without warning if you back into a spot or don’t move your car for 3 days - dog poop everywhere around the grounds - utilities for a 1 bedroom $150-200 and you have no control because it’s all lumped together for the entire complex
I still live in this apartment complex and I'm counting down the days when my lease ends. When I first moved in, it wasn't bad, I mean it was nothing even close to decent living but rent was exceptional. However, as time went by, the apartments came under new management and became a nightmare to live here. The amount of changes going through the building looks good but in all reality they are screwing over all of their tenants. The reason I'm writing this is because today my car was towed because of the new signs they put up the night before (probably). The sign states no backing in. I have no clue if that's supposed to mean that spot specifically or all spots because I found 1 little sign mounted on the wall right behind the parking spot. There was no text message about the changes to the parking lot rules or anything related. Things are only getting worse. I work 11 hours every day to make what I can so I can pay this ridiculous amount of rent.
I have lived here for a year and a half, and this is the worst complex I've ever dealt with. When I moved in, I was quoted $75 to $80 for utilities. When the new company took over, my utilities spiked to almost $200 a month. I was paying the same for a single bed unit as a two bedroom unit (I know because I lived in both). It was outrageous and they could offer me no explanation as to why the price jumped so high except that I also had to pay for the lights in their pool, club house, and laundry units. They have a tow truck that prowls the parking lot at night, looking for anyone with a toe out of line. I got towed for parking in a patch of dirt that their maintenance people park in all the time, because it was part of "landscaping". And of course, this tow truck company is based in FOUNTAIN so it costs $250 to get your car back. God forbid they find a company closer so you aren't getting charged as much for mileage. They also don't allow you to use your heat until October first. It's completely shut down until then. So a cold day in September? Too bad! You get to suffer through it. The laundry units are subpar, they don't drain correctly so your clothing is sopping wet, which means you get to pay extra to use the dryer twice per load. There seems to be no cohesiveness amongst the staff, so you get different answers to your questions depending on who answers the phone. They shut the water off almost once a week. Sometimes they give warning, sometimes they don't. I can't imagine what on earth is so wrong with the pipes that they can justify shutting the water off that much. It takes forever for maintenance to respond to calls. We had a huge water leak in our shower for about a month and a half and after we moved out, still nothing had been done about it. Our neighbors smoked in their apartment and choked us out, giving us horrible headaches, but the office refused to do anything, even though it was pretty clear which neighbors were doing it. I guess they don't care if their apartments are contaminated with smoke. And finally, the manager is horribly rude, once saying, "I don't have time for this!" and hanging up on my roommate. Save yourself the headache and money, find a different place to live.

While we value any and all feedback, we are deeply discouraged by this characterization of our community. Our team works hard to provide exceptional service to all valued residents of our community and we regret falling short of this goal in your instance. All set fees and potential charges were clearly outlined within the lease agreement. You'll find it is not uncommon in the multifamily housing industry for some additional charges - such as utilities - to fluctuate with usage and slightly increase the overall monthly cost of renting a home. Vehicles are only towed when parked in violation of our community parking policies. This allows us to best prioritize parking for our valued residents within the space allotted. Our dedicated maintenance crew is committed to resolving all reported issues in as timely a manner as possible. We appreciate all residents' patience as our team tends to all outstanding requests. Everyone experiences apartment living differently and we are sorry our community proved not to be the best fit for you personally. We wish you the best of luck in your future endeavors.
Very friendly and understanding staff me never who work with you even when things aren’t going so great for you!! I highly recommend these apartments!!! There is a wood burning fireplace in every room!!! How cool is that

Thank you so much! We're thrilled to hear our attentive staff have been so helpful to you and that your time here at Park at Palmer has earned our community your glowing recommendation. We appreciate you taking the time out to share your thoughts! Remember, the office is always just a quick phone call away should you ever need anything. We want to ensure your experience here remains exceptional! Thanks again!
This is the worst neighborhood ever. Get ready for your water to shut off randomly threw out the day . Imagine cooking, showering, washing your clothes.. BOOM WATER OFF for Hours!!! The walk ways are nasty, the neighbors think they can talk to your kids any kind of way. Ppl are popping the mailbox open. The rent office barley handle complaints. I will never live here again. I'm so glad this is my last year here!!!!!!

We apologize that your experience here has been anything short of exceptional. Please know, water is only shut off when necessary repairs are being performed. We do our best to ensure all residents are informed of a planned water shut-off so that they can adjust their schedules accordingly. However, sometimes emergency situations may arise that prevent us from providing adequate notice. Our team is always happy to answer questions about planned shut-offs and ongoing maintenance. Please note, some water shut-offs may be at the city level and fall outside the purview of our community. In these instances, Colorado Springs Utilities or the local government may be able to offer you more details. If you have any additional questions or concerns you would like us to address, please send us an email at smgmgr@amcllc.net. Thank you. We look forward to hearing from you and hope to improve your experience here throughout the remainder of your time at our community.
Don’t move here unless you like them shutting off the water “for repairs” constantly. For almost 2 years we get the “water shut off” text just about every other week. It’s getting very tedious. Staff isn’t informed why the water is shut off when tenants call. No one knows how long it will be until it’s turned back on??

These facilities are not well kept. The management is absolutely atrocious and lazy. They will not accept any payments except electric transfer because they are too lazy to process checks. Because of this my rent has been late because I've had to re jump through hoops to get them their money. The cost of the apartment is $820 and with utilities it's about $840 a month, but the bill every month is well over $900. These apartments aren't worth the cost. I'm terminating my lease early. I'm a very clean and organized person who can't stand dirt or unorganized living, and yet I have found 3 roaches in my apartment in the past 2 months. Absolutely disgusting. They brag that they have a 24/7 pool and laundry, but the pool has been shut down for years and the laundry facility is absolutely horrific! The stairs are dangerous when it's dark or it snows, gunshots throughout the night, cops are here constantly, dog crap everywhere, and broken glass everywhere else. They don't attempt to contact you if your rent is late, then you come home with an eviction notice on your door without warning. These people are ignorant, stupid, lazy, and don't give two craps about their residence. You would honestly be better off living in a cardboard box under a bridge. Also, side note, your baseboard heaters don't work and only a handful of the A/C units work on this complex. Water goes out for a couple days without notice, waking up and taking your dog out on a Saturday or Sunday morning sucks because the parking lot is covered glass and there's no clear path for your fur baby to walk without getting their paws filleted. This complex should've gone out of business a long time ago. So do this city a favor, never move here and run this crap hole of an apartment out of business for good. I wouldn't wish living here for my worst enemy. It's that bad. I said that I regret nothing in life. But the decision to move here is the first thing in my life that I truly regret. Ever.
