Southwood begins along Old Saint Augustine Road and follows Capital Circle south to roughly Tram Road. SouthWood Golf Club is located at the center of the neighborhood. Southwood is a planned community that formed in 1999. It is home to the Florida State University School, a laboratory school sponsored by FSU. Southwood offers beautiful parks, shops and restaurants in the town center, and more than 1,000 acres of green space. Property Ratings at Park at Southwood
The management of the park at southwood apartment rented out the apartment we applied for to other renters while our application was still in the processing. During the time of the application processing, we called multiple times to check on the status, but no one ever mentioned to us that the apartment we applied for was rented out to other people. After our application was approved, we were told that the apartment we applied for was gone and we can only take the apartment is available at a different time which doesn’t fit our needs. We tried to call them to resolve this issue, they hanged up on us, telling us would call us back but never did, couldn’t call in later on because they don’t pick up our calls. I demand they should refund us application fees and administrative fees. Don’t waste your time, energy and money, find other places.
While this property advertises itself as a smoke free property, it actually isn’t. I’ve been complaining about smelling marijuana coming from my neighbors apartment for months. I can literally smell it in my own apartment on the side that’s connected to their apartment. I smell it in my coat closet (which means my clothes also smell like weed now), kitchen, and dining area. When I contacted management about the smell for the second time I was told “I am looking into this matter.”…nothing has changed. For the amount that I pay to live here, it is completely absurd that I have to smell the smell of marijuana seeping through the walls of my neighbors apartment into my own. If you’re sensitive to the smell of smoke and get nauseous at the smell of it, like me, DO NOT live here!! It also took them 6 months to fix my broken microwave and 10 months to fix my dryer, even though I put in several work orders to have them repaired. On the plus side, Mr. Rod is extremely friendly, personable, and always speaks to tenants at this property.
Get ready to hear literally everything your neighbor is doing. I could hear my neighbor go to the kitchen, walk to the bathroom, vacuum, etc. It didn't help that they kept odd hours and would pace around the apartment from 2am-6am every day. No one is ever at the office when you need them. I've left voicemails for Tabitha and the property manager, Renee many times and only when you leave a heated message does anyone get back to you. No one is in the office between 10am-2pm, they claim to close at 5pm but, they leave at 4pm. The accounting has been incorrect on several occasions, trying to charge me for mistakes done on their part. Actually had a conversation with Austin who handles the finances and he couldn't do basic math. You can't make this up. It's as if children are running this property. I moved as soon as my lease was up. Add to boot that I had this mysterious "outstanding charge" when my resident account closed after move-in, claiming I OWED money after leaving the apartment clean, without any way to know what this charge was for and can't get a single person to call me in regards to the charge. Add this complex to the list of others in Tallahassee that are not worth your money or sanity.

I toured this property. The complex is well kept and the leasing office is very courteous. Location is great. At the last minute someone else rented the apartment I applied for and the management was able to refund my application fee (due to lack of other availabilities). This complex seems fair and attentive. If there were apartments available that fit my time frame, I would certainly rent from here.

My wife and I lived there for only two months. When we moved in, it was late July and Tallahassee is super hot and humid that time. The AC was not working and they did not take care of it until a couple of days after. We also observed German cockroach and other bugs multiple times. They had pest controllers to take care of the issue but we kept experiencing that. The quality of pretty much everything (appliances, painting, countertops etc.) is also pretty low. Some of the staff are also rude. My only star goes to their proactivity in re-renting our apartment.

They don’t take care of the facilities like they used to.
We moved into the Alexan Southwood appts this past February after selling our home. Being in our early 60's, we were not very excited about going back to appt living, however, we are pleasantly surprised at how enjoyable it has been. The grounds are always kept up nicely, people are friendly and courteous and very quiet. Our application and moving in process was extremely easy with the help of the manager and the few times we've needed to call about a concern, the maintenance manager was quick to respond, and was very helpful. So glad we chose The Alexan Southwood!
We sold our house and moved into an apartmentioned with very low expectations. We are in our 60's and expected too much noise, bad service and problems. We were very wrong. The facilities are fantastic, the staff is very friendly and eager to help and everyone is very respectful of each other. Groomed landscaping and pet friendly.
This is truly the perfect apartment for twenty-somethings who are tired of the craziness of campus apartments but who don’t want to live too far from all of the fun that Tallahassee has to offer! That being said, the complex is perfect for everyone - from young professionals to families, even the elderly. Midtown is a $20 cab ride away, it’s close to Tom Brown Park and shopping, Publix and Starbucks are right around the corner, and there are plenty and a variety of restaurant options within minutes. Definitely the most modern and open layout of the Southwood apartments, they feel HUGE, and the pool area is too beautiful for words. We live on the first floor (because our dog is over 40 lbs.) and we have only faintly heard our neighbors above us a few times - but that’s apartment life, you’re going to hear your neighbors every now and then. The staff is remarkable - Jordan greets us by name every time we see her! You get the cleanliness, quiet and luxury that the Southwood area is celebrated for while still being able to get anywhere in Tally with relative ease. There is truly nothing else like it!
