Like other reviewers, I too have had the roach problem. No matter how many times they treat the building, the roaches come back.
So far I have been living at park at spring valley apartments in ( 98 smlk blvd ) Las Vegas since June and so far there is a roach problem, the maintenance staff don’t know how to properly fix these issues that have been reported multiple times to the office staff. The office staff are a joke they have been withholding mail and packages in the front office and the put these black bars in front of the mail boxes that make it impossible for the post office staff to deliver our mail. so if I was you I would not choose to live in these horrible apartments. YOU CAN FIND BETTER FOR LESS MONEY!!! Also they give no notice that the water will be shut off or that they will enter when you have told them that they must call first before work orders are to be done.
I've been in this complex for about a year. It's an older building, but it's beautiful. For me, it is perfect. In my unit, it's clean and tidy. I love the setup. It is diverse here. It's located in everything I want and need. I stay a lot in the apartment because of my studies. If I'm not around, I'm in school/training, work, or extracurricular activities. I had lived in newer places before. There is no more or less in terms of happiness and peacefulness and quietness except the marijuana users in my next door. I know it's legal but federally. These marijuana users smoke around midnight or after midnight. I'm not against it as long as I don't smell it. The security should be reachable in order to inspect when marijuana users are smoking weeds in their units. In general, I like my neighbors. Again, I don't like the scent of the marijuana which is sipping in my apartment. Maybe, the people who smoke weeds and cigarettes should be in one unit together. That stinks and is nasty.
horrible place to live.... don't move here. they never fix things and when they do it's after its been broken for ever. we had a leak and water coming through our ceiling and they "fixed" it few weeks later we have the same problem. water was coming from our bathroom ceiling and our shower was messed up and it caused mold. on top of the roaches and it's not from us. we are super clean and they have pest control come and "spray" and we still have them. they are crawling on our beds even my kids beds and even crawling on my kids and I'm our clothes it's so disgusting. I can't wait to get out of here.
me and wife been here amost 2 years and we cant wait to move first of all there is ALWAYS ROACHES AND NOW BED BUGS and they have there companies come on Thursdays to your apartment Only if you let them know you want your place sprayed and the work orders not get done or half done or takes them a very long time to come do anything plus its bad little kids running around here unsupervised and now the property is nasty and dirty the worst thing is the roaches and bed bugs smh i want out now but my least is up in April but we putting our 30 day notice this month ( feb ) . i just want them to put a tent over this thang . DO NOT RENT HERE .
im going to tell it like it is its nice i move in april 1 and the staff was cool and i came thinking by looking at the picture's wow i want to move here coming from California and they say its a fireplace and its not and the move in special is for a year lease they do not tell you that before. plus on the tour they show you a model single apartment that never been used i was looking for a 1 bedroom so why am i looking at a single because they dont want you looking at the true deal ugh so yeah ask to see the true deal . and after your year lease is up and if you want to still stay here but only on a month to month you would have to pay an extra $100 on your rent every month so they really want yku to get a year lease again naw i pass i got a year so yeah i hope it hurry up too.
If I could give no stars that would be better but let me just say that this place is gross. I won't even get into the move in process for me. So, apparently there is a huge issue for my unit with roaches. I think they hire these companies that will stay loyal to them because when this was occurring the bug guy said this was normal to see anywhere from 3 to 6 bugs daily, can you imagine? I don't think I've ever lived in a house or apartment or anything where I saw that many roaches daily. They like to send a bug guy to lay bug stuff on the floors that looks like giant white spots on the floor. Whatever else they were using at the time gave me huge painful rashes. I suppose they help draw roaches to them but you can't really stop the biggest issue which is the roaches coming in from all the vents. I assume they never ever do routine maintenance in their ac units because they have bugs in them. Imagine sitting on the toilet and having roaches drop on you, yes this happened. I Can't tape these vents in each room but I would if it didn't get so hot all the time. Today I woke up to a roach on my ceiling and I find at least 5 a day now that it's warmed up again. I CAN NOT wait for my lease to end, I die a little inside every time I find a roach in my house..in my room, in the kitchen, in the living room, in the bathroom..they're everywhere! The only small thing that helps in earth grade D.E. Which kills them when they run into it but otherwise they roam free, apparently it's normal to see that many! Silly me!! I don't scare easily from deaths on property or next door, which there is a lot and we have a very quiet neighborhood but I gotta be honest, the cleanliness of the property is just disgusting.
I moved into the Rancho Verde Apt here in Oct. on the thirtieth to be exact. I was young and needed something quick because my mom was moving out of state leaving me. On my own. I have paid rent early all the time and my first incident occurred beginning Nov. There was a filty molded ring on the perimeter of my toilet bowl and my heating unit was improperly working. It was cold so I immediately notified the manager of these issues. He had his "speacilist" in heating units to come fix unit and the guy told me the manager was unwilling to buy new parts to heating unit but he had taken parts from an old unit to place into my home. The heat did work but the question is for how long being that this is my first time leasing and I have to have a years agreement worth of leasing. On Jan. 5, 2016 it had rained a pretty decent amount here in Vegas. I woke up the following morning wet all over thinking maybe I had wasted something in the bed. But no. What had really happened is my roof had leaked on me while sleeping. Upset, I went to the office and let manager know of what was going on and the leaks in the roof. The manager asked do I give permission to enter the unit. I advised him yes because I needed that tended to immediately. I packed my ps4 and speaker and went over to an Aunts house down the way. When I got back to my home I unlocked my door to find that maintenance had stolen the cords from the back of my television. I wrote a complaint and had him print a copy. I am going to corporate and filing a police report ASAP. The manager said he is not willing to negotiate at all. Save yourself the trouble and rent somewhere that you feel safe. I wont be breaking lease because Im scared I will mess up my credit but I feel unsafe knowing the manager has given his thieving maintenance workers a key to my home. I wonder can I change the locks to the unit while I do reside here. I know they stole my items because my boyfriend was at work. I was over my aunts and the last people with keys and authorization to enter was maintenance but they were only given permission to fix leak, not steal anything.
The Rancho Verde Apartments at 98 S Martin L King Blvd, Las Vegas, NV 89106 is a dangerous place to live, repairs are NEVER done and I injured myself because of their negligence. "Fitness Center" are broken & unsafe to use. There has not been a (usable) Racquetball court since I moved in . Half of it was sold & is now a mattress store & the other half is a cracked, unusable waste land VERY DANGEROUS AND WILL NOT REPAIR OR CLEAN. . There are 2 laundry facilities washers or dryers don't work until you deposit your money THEN IT TAKES YOUR MONEY AND DOES NOT WORK! built in 1979. everything is OLD and in HORRIBLE CONDITION. They do keep the grounds clean but apartment maintenance becomes worse as time passes. I had a leak in the fawcet of my tub & shower. THE PIPES AND OTHER ITEMS ARE CRAKED BROKEN AND CORRODED) ... I requested maintenance for a problem in my apartment & the next day I received an email stating that the "repair had been completed". The fact is that NO ONE had come to do anything. ACTUALLY ITS BEEN 3 MONTHS AND NO REPAIR HAS BEEN MADE. I WAS TOLD I HAVE TO WAIT TILL THE END OF MY LEASE TO LEAVE OR I WOULD ALREADY BE GONE!
I have lived here at Rancho Verde Apartments (98 S. M.L.K. Blvd.) for more than2 years. Theyre site offers many things that do NOT exist. There is NO spa. The hot tub by the pool was cemented over years ago. The pool has been closed for “repairs” most of this summer. The (so called) "Fitness Center" consist of two pieces of excersize equipment that are broken & unsafe to use. There has not been a (usable) Racquetball court in more than 5 years. Half of it was sold & is now a mattress store & the other half is a cracked, unusable waste land that some tenants use as to walk the dog. There is NO W/D hookup in the apartments. There are 2 laundry facilities in which you are sure to lose money because you dont know that the washers or dryers don't work until you deposit your money. Most of the dishwashers are probably the same ones that were installed when the complex was built in 1979. The water, trash & sewer is NOT free, there is a charge in addition to the rent each month. They do keep the grounds clean but apartment maintenance becomes worse as time passes. I had a leak in the fawcet of my tub & shower. (The pipes are over 35 years old and you can actually see that they are rusted, cracked & corroded) I was told that "Its just a little leak" and that it would "cost money to get a plumber to fix it". The water may be turned off at any time, with out warning, for an hour or a day. I had to boil water for 2 months to wash dishes because there was no hot water in my kitchen. It can take weeks, even months to have a problem addressed & even then its done half way. You are told that they will be back with the needed part to finish it & they never show. I called the corporate office to register my complaints & was transferred back to the manager here at Rancho Verde. Regarding the "on line system".... I requested maintenance for a problem in my apartment & the next day I received an email stating that the "repair had been completed". The fact is that NO ONE had come to do anything. I am eagerly awaiting the end of my lease so that we can get out of here.You can see that (years ago) this was once a beautiful property but now the standards that are considered acceptable here are ATROCIOUS.

I just got this apartment and the staff was amazing and great they took me to see several units allowing me to choose what best forts my needs must say that's what also led me to choose them.
Very nice community , friendly people and good service . The rent isn't that expensive for a studio or one bedroom and I really like how they let me have my service dog hazle even though she is a red nose pit bull I am still able to have here here which is very rare for Las Vegas. I really like living here everyone kinda keeps to themselves and I don't have any bug infestation or noisy neighbors.
Well, the floors are off balance in the apartment, there's a lot of soft spots, the carpets are very cheap the frame to my bed went right through them. The balcony also has soft spots. Maintenance can take over a month to come and fix anything. When I told him my dishwasher didn't work he looked at me like I was crazy, just because it came on that doesn't mean it works. (He didnt fix it) Neighbors keep to themselves, they can put a playground in the grassy area. I don't know about the washer and dryer hook ups that might be something new. I like the freeway access, and bus stops are close that's a plus for me. Also being close to downtown is a plus you could walk to the bus terminal if your up for it or to downtown fremont. Other than the cheap things that fall apart in the apartment and lazy maintenance I would recommend living here. The manager is really nice, though whenever I need anything from the office the receptionist always take forever so if your in a rush don't bother stopping there.
nice place, cheap rent neighborhood is improving. maintenance men are lazy. requests to fix air/heat/other may take 7 days plus. its pretty much up to the tenant to remind them of your request. they have a new online system that makes it easier so there trying to improve. free pest control once a week and its right next to costcos witch is a plus if you shop there. on and off ramps to highway and several bus stops outside property, so its great if your commuting or taking the bus.
I think the Rancho Verde Apartments are a great place to stay. I like the area it is in and Costco ia right next to it for when I need to do my grocery shopping . The apartments are very spacious and big and the rent is very affordable :-)
