Property Ratings at Park at Wells Branch Apartments
You will never regret choosing to live at Wells Park. The grounds and amenities are lovely and well-maintained. The apartment homes are gorgeous, spacious, and very clean (I’ve never seen an unwanted pest in my 2 years living here). Above all else though, the Community Team at Wells Park TRULY cares about their residents. Emily is a wealth of information and incredibly helpful and kind. The maintenance staff has always been prompt with requests and very respectful when entering my home. As a single woman living alone- I have ALWAYS felt safe here. Neighbors are respectful with noise and garbage disposal. The absolute highlight of my experience though is Wells Park’s fantastic Community Manager, Bryce. He really goes the extra mile to foster a welcoming and positive environment. I recall one winter evening when I stopped by the office 2 minutes before closing because my kitchen sink disposal wasn’t working. The maintenance staff had already gone home for the weekend and Bryce was the only person still in the office. He assured me he would stop by my home personally to take a look. Five minutes later, Bryce arrived with some tools, easily cleared the issue, and even explained to me what happened so I could look out for it in the future. Any other apartment complex I lived in probably would have assured me someone would come by after the weekend, since "that wasn't their job", but Bryce stayed late to help personally resolve the issue. That’s just one of several examples I have of Bryce’s kindness and dedication to providing fantastic resident care. There will always be random inconveniences that pop up in a home/apartment. That’s just life. But what makes all the difference is how the team available to you responds and Bryce and his team do wonderful work. As someone who has led teams providing client relations for years now, Bryce is someone I would feel incredibly lucky to have on my team and terrified of ever losing. I don’t know of ANY apartment community that feels such an intense sense of responsibility for the care and experience of their residents as Bryce, the office staff, and the maintenance team at Wells Park do. Trust the 5-star reviews. They’re completely legitimate and a testament to the hard work all the staff have put in to make living at Wells Park an incredible experience.
I’ve lived in these apartments for about 3 years now, when we first moved here we loved the management they kept us up to date on everything and made sure we let them know about any problems. Fast forward we have had next door neighbors move in and out and the last one to move out was horrible. Our next door neighbors now are horrible and always loud and even the people below us have complained nothing has been done. Management is rude (except for one) they don’t keep you up to date with anything and there was recently an incident that involved law enforcement. We have asked to have our carpets cleaned each time we renewed our lease and they always gave us the run around. It’s an okay place to live for affordability but would not recommend.

Moved in a couple of months ago - now things are losing their pre-move in sheen and are starting to break. The AC failed - it is a Red T Coil unit made in 1986 according to the serial number, all the fins are obviously bust and it ices up if used. There's nothing wrong with it according to maintenance. They refuse to replace it even though it is obviously past its lifespan and in need of serious repair. The oven sometimes works, sometimes doesn't. Looked up the model, again this is an 80s model oven, so old that almost all the paint has worn off over time from use. Again the maintenance guy says theres nothing wrong with it. The balcony is rotting - looks like someone in maintenance saw that it was old and just painted it instead of replacing the rotted wood. Then to add spite, even though the apartment is not in a flood zone, during the flooding in Austin the apartment managers sent a letter out to everyone telling them that if their apartments flooded and became uninhabitable that they still expected rent to be paid on time and would not pay for emergency accomodations, instead telling tenants that it was their problem if the apartments flooded. All of the above is just a fragment of problems in this place - I could add more such as the sheriffs department are often in the parking lot pulling people over or knocking on doors, the parking is terrible never any spaces in the evening, trash everywhere around the grounds, floors and walls that wobble anytime anyone in the building opens or closes their door, torn flyscreens on windows, but if you live here then you do so at your own risk.
I've lived in The Park for a little over a decade. Wells Branch has always been a safe and clean neighborhood with great schools. The staff is very personable here and whenever I've had any issues they address it almost immediately. I have a very spacious 2 bedroom, 2 bath apartment with walk-in closets in both and a washer and dryer. This is everything I need in an apartment I share with my now teenage daughter. Space is a must!
Located in a great family community. Walking distance to the schools and pools.
They are too expensive, they do not want us to use our bar b que pits. They don't want us to leave them on our balcony.
We have lived here for 3 years. We enjoy meeting our neighbors. It is a quiet community. The Cares Team is the "human amenity" at The Park at Wells Branch provided by the management team. The Team puts together events for the residents so that we can meet one another, enjoy the community, and have fun with monthly events, food, and give-a-ways.
