I have been a tenant since 2017. After reading the current reviews. The reply from management team is expressing empathy & concern. This is to reel you in! Once you sign a contract the extra fees begin with no heads up. We use to get a monthly invoice not anymore. Your vehicles are dinged by other vehicles parked next to you. The spots are repainted not resized to fit a standard Suv the spots are good for compact vehicles. Think twice and know the 1 star reviews are not a lie. Some 5 star reviews well I would say ask that person to update to their current status. Disgusted to the core tenant since 2017.

Worst place ever. Poor poor management. apartment not worth the price and for this to be an apartment you pay everything. water sewer trash 25.00 admin fee processing fee. These people pay nothing
I been trying to contact the leasing office for 2 months already. I work Monday through Friday and by the time I’m out of work the leasing office is closed! One of are top restrooms Steenks!!!!! Something is broken from the toilet and I have left allot of voicemails and know one has contacted or even came look at the problem!! They charge allot of rent but won’t even take care of the people that live here. And did I mention there’s allot of cockroaches!!!!! ALLOT!! Take care of the people that live here! It’s not that hard to contact me back or to send someone to see the problem and Fix it for crying out loud!!!!!
I live at this property and I wouldn't recommend it to anyone. The apartments parking lot got flooded when Hurricane Harvey came and everyone's car got flood. The apartments sent out a letter saying they still wanted their rent that next week. Then the cars that were flood were taking up two parking spots so people weren't allowed to park on property. The manager said that the tow company comes and tows cars that do not have parking stickers but they don't tow double parked cars. So therefore he told me that I would have to go and park down the street from the property and walk home even though I pay my rent on time every month. I asked him if I could talk to some one in corporate and he told me no that I would have to deal with him...These apartments suck...Poor management

Most residents at The Park at Woodland Trails moved their cars to safety before the flooding of Harvey. There were several residents who lost their vehicles in the flood and were told by both their insurance company and FEMA to leave them as they were until they could be inspected by adjusters. We tried to accommodate those residents who lost their vehicles. After Harvey we suspended our towing policy while vehicles were waiting to be inspected. Before resuming our towing policy, we sent out a letter informing residents the tow truck would resume patrolling our community. Parking is a problem for many communities throughout Houston. Our community was constructed in the 1980's when residents usually had only one vehicle. In 2017, many residents have more than one car, this causes issues with parking. We have sent out several letters informing residents that if they park in reserved parking without a reserve sticker they will be towed. We have also suggested that if there was not a spot available, an alternative is to park down the street. No resident was ever told they had to park down the street. It is our policy not to give out our corporate number. The managers of our properties are empowered to assist our residents regardless of the circumstances. Harvey was a difficult time for all of Houston. As a business who has responsibilities to our residents and shareholders alike, we did what we could to help those who were affected. However, rent is due on the first no matter what happens. One of the many things we did to help our residents was to waive late fees until September 15th. There were very few residents who paid late fees in the month of September. We were fortunate that none of our residents had water in their homes.
I have been a long time resident here and have seen it at it's worst. I can't say that everything the previous reviews said weren't true, but I can say that since the new management company has taken over, they are striving to make this place better. I can honestly say that they make every attempt possible to correct outstanding maintenance issues, but because the property was not properly cared for before some things take a little longer, but it will get resolved. For me personally, I have encountered some of the most inconsiderate and unprofessional people working in there that should never be allowed to work with people! This new team genuinely listens and cares about their tenants. They will work with you as long as your honest and communicate with them. I have recently found myself in a situation that has set me back financially and emotionally, and they are working with me! I couldn't ask for a more understanding management company. They are also very honest and if things can't be fixed the same day, they will let you (although this rarely ever happens). I have even seen the maintenance team come in on Sunday to help with issues that weren't emergencies. I just wish that other tenants would be more understanding of the situation the owners are in when it comes to getting to every request and taking proper care of every unit. They have alot to get done this is is true, but they have never neglected their tenants. Kudos to you Team Lamppost!!!
Looks like the new management is getting things done here. They did a complete rehab of the place and it looks great! The units are gigantic and the price is acceptable for the square footage. Cool new office and nice complex. Thank you for helping me out this week for information about the complex.
I do NOT recommend anyone to move into this complex! I have only been here 10 months and have already encountered the fifth leasing/office manager. It is a private owned property but neither one of the two owners really takes care of the tenants nor the units in which their tenants reside in. All they really care about is getting their money each month. They are over priced for what they really offer you. Rent is $850 minimum and units are only fixed to the point of selling you in to their 1 year rental contract. Once you move in you will start to see everything fall apart. Leaks in the ceilings, rodents crawling up/down the walls, roach infestation because they do not do pest control nor do they wash your carpet for normal wear. All appliances are out dated in the units, and nothing ever gets fixed apparently the maintenance workers cant find nothing wrong with it or there is no orders on file, then again its never the same person always someone different and according to the supervisor they do not replace appliances they only fix them... You get charged for water by person living in the unit which is any where from $55 and up a month which they only give you a week to pay even though they slip says issued on the 1st you don't get it until the 10th of the month and its due by the 16th or you get it on the 16th and its do by the 26th, parking is very limited and narrow and you HAVE to pay for it which is $15 per parking space otherwise you are competing with your fellow neighbors for the 4 non assigned parking spaces available in your unit area. On top of that you will get Friendly/Kindly reminders of past due amounts 2-3 times the amount of what you owe and when you call to ask what the additional charges are for they can not give you an explanation and tell you to disregard it and pay just the amount you originally owe or normally pay.... I will not be renewing my lease nor would I recommend anyone to move into this complex even if they had a special move-in going on nor if they would offer me a discount on my rent for a referral I would NOT recommend anyone to move in!

Since Lamppost Capital Management has taken control of The Park at Woodland Trails we have made every effort to refurbish and fix the mistakes of the past. There is always a struggle during the transition period but we are making every effort to make this community a tranquil and enjoyable place to live. Management and maintenance are here to help you with any issues in your home, we are just a phone call away. Since this review was done in 2015 many changes have occurred at The Park at Woodland Trails. We do pest control on every building every quarter and currently we do not have complaints about roaches and certainly not rodents. We have restructured the parking to make it as efficient as possible. The water billing is done in arrears which means when you pay your bill you are paying for the previous months usage, we explain this to our residents when they move in so that there is no confusion. Our community was built in 1983, a time when most families only had one vehicle. In 2017 most families have multiple vehicles and this creates strain on most communities. Lamppost Capital Management is here to work with you to resolve any issues you may have with your townhome. Rest assured, we take it personally when you are in discomfort, and we run to resolve every issue as if it were our own home. Come take a look at all of the improvements we have made, and you will be impressed.
