Moved here a couple months ago. I’ve lived in a few different apartment complexes both in Gainesville, FL and down in Palm Beach Gardens. Out of all of them, this has by far been the best! It’s quiet and the amenities are great. Super dog friendly, but everyone picks up after their dogs so it’s also very clean! Maintenance is prompt and the office staff is the friendliest I’ve ever dealt with!!! And my apartment was very clean at move in. ??

First of all, my apartment was flooded a week before I moved in. Park Ave denied the flood altogether. My apartment was never checked for mold and I had fungus flies when I moved in. In addition to the initial flooding, my apartment was flooded TWO more times. My hallway looks like a hurricane disaster zone. Residents have sandbags piled up at the doors. My four year old daughter was in a room where the locks were broken for 4 months(on the first floor) and Park Ave never even notified us to take additional safety measures. Another major security issue is the fact that Park Ave put their mailbox and trash bin on commercial property. You must cross a driveway and walk onto commercial property, with a drive through, to throw away your trash or get your mail. WE WENT WITHOUT A MAILBOX FOR 5 MONTHS!! Everything was labeled as a commercial route and the office had to sort our mail. I had a package overnighted and it took 2 days to give it to me. I had to drop a grad class because of this $$$$. My husband has been approached by transients twice taking the trash out and one was sleeping in our hallway at 4 am when he got home from work. Finally, the absolute last straw for Park Ave was their dishonest attempt to keep my pet deposit and pet rent when I have no pet. I signed my lease 2 weeks before moving in and I decided not to bring my cat. I told the leasing agent who gave us our keys and I told other ladies in the office several times that I didn’t have a pet. I told the office in writing when I requested pest control (roaches) and finally I addressed the issue with the assistant manager Terri. I was told that I would be refunded and then the next day she told me she wouldn’t do it. Some excuse about not being able to back date. I asked her to adjust the pet addendum (special pet cleaning fee upon move out) and she refused. I refused to sign the document indicating a pet was in the dwelling, she stopped communicating with me, and now we are STILL paying pet rent for a cat that hasn’t set foot in the apartment. The walls are paper thin. No joke, you can stand outside the hallway and hear everything. The pool is beautiful, but it isn’t heated so you can’t use it ½ the year. The apartment is cute, everything is super cheap though. The floor is glue down vinyl plank, but the granite is a nice addition.The best asset of Park Ave is the gym.
Stay away from this complex. First day we moved in the whole place was covered with construction dust and smell of rotten eggs even though we were told it will be cleaned prior to our arrival. We spent the rest of the night cleaning out our apartment before we started unpacking. Second day, we found out our key cards were not working and the mailbox they gave us was the wrong number from the keys they gave us. Fine, these were just small things we can look pass it. Day four, we found out that the address they gave us was completely wrong. It was wrong when they told us the address on the phone prior to move in and it was wrong on our lease. This wouldn't be an issue if we didn't already change everything of ours legally to the wrong address! Now we have to pay more money to change everything to our real address. Super frustrated with the management and organization of this complex.
