I’ve lived in places with the fancy exteriors and all the pulls they’ll try to get you for with student living around USF. With every single one of them though, I’ve had problems with the place, management, etc. Here the staff was really friendly, especially maintenance who are there within a day or two of requesting it. What I needed was a 1 bedroom I could stay in during grad school, and the place I got has been good so far with a nice home-y and inviting area. Any issues for the most part have been addressed. The one gripe I have is the increase in rent, though that’s happening everywhere post-pandemic. The complex is also nice to walk around, lots of trees and enough lighting at night. There’s a park nearby with nice walking trails so staying active is pretty easy in the area. Overall pleasantly surprised by this place which is so close to all the other student living places without the noise and clutter that comes with those!
I recently view the 1 bed large model. Lady in the office was nice had everything written down; the difference between a 1 bed large vs 1 bed medium. Also while view she gave a visual of the differences in model. Community was clean love how they have 24/7 maintenance and how they stay on property.

If you're anything like me, customer service is the utmost important factor when signing a lease or purchasing anything in fact. Once you sign that lease the staff began to show who that really are. Park Avenue Luxury Apartments is by far the worst experience I have encountered in Tampa. Park Avenue has POOR customer service, from the corporate office, whom did not return any of the three emails nor the multiple calls and voicemail I've sent/ left. The staff in the leasing are disrespectful for no reason, go find another job if you're unhappy with your position. Let me add there is absolutely nothing "luxury" about this apartment I promise you! They put a few black appliances in units then call it luxury but the structure of this apartment is so old and worn down, they just paint over it to fool their tenants. This past December my apartment flooded (1st floor) from two different locations in the unit and the water came from the upstair unit and from the next door. I told the leasing office I had just about an inch of water in my apartment, it took them 3 day to start my work order turns out I had to wait for Javier (the leasing manager) to return from vacation for my apartment to be dried. When Javier returned I shared my disappointment on how long I had to wait and he told me "this is the risk you take when you sign a lease here"... POOR Customer service! Well you can imagine what happened to my apartment after waiting so long.. Mold everywhere, underneath the carpet, my clothes and furniture ruined! it took them 2 and a half months to COMPLETELY have my initial work order resolved. Do yourself a favor DO NOT RENT HERE! Luxury apartment does not provide this kind of poor customer service.

Living here for more than 10 months now. Everyday is a challenge. The place is full of roaches, the management is incapable to help. You are putting yourself to serious health risks if you decide to come here . The apartments are weak, floor makes noise every time you step on it. Pool in my apartment complex is dirty and can not be used the management even denied to clean it. There is no gate so no security. It's not worth it. Just find another place or come here and cry all year.
After living here for one year, I absolutely regret it. The management is extremely unhelpful when situations arise, such as your A/C being broken or having mold in your apartment. The apartment complex is NOT pet friendly. They constantly issue warnings and harass you about getting evicted for breaking rules, such as having a towel hanging on the balcony. If you want to live somewhere with ease of mind, this is not your future home. The apartments are all old and smell because of the sprinkler system that smells like sewage.
The staff is great, but management could care less about general problems. Each week the air conditioning unit would fail to blow cool air and would constantly run 12 hours a day and it would result in the apartment reaching high temperatures. Each week it was something new : the coils, low on freon, connections with the wiring, and something with the unit itself. It's pretty ridiculous that we're stuck with the electric bill at the end of the day when we pay rent to have these things work for us and it's constantly something new. Cant wait to leave and find a new place.
This well hidden apartment is incredible. It is located less than a mile from the USF campus and is directly across the street from MOSI. Located between I-75 and I-275, it is easy to get anywhere in Tampa. Plus it is 5 minutes away from Busch Gardens. Yet with all of this convenience, it still manages to stay tucked away from the rush of traffic that makes accessing the other apartments in the area so difficult. When you add in the great layouts and the incredibly nice and helpful staff, you really find an amazing apartment for a great deal.

Park avenue apartments has a great staff that genuinely cares about their residents. They keep the grounds clean and they handle maintenance concerns quickly. I've lived here for almost 3 years and Ive enjoyed it. Location is great and traffic free to the university. Only suggestion is that the floors are a bit squeaky, mainly on the first floor. But didn't notice it when I lived on the third floor. Other than that, great, clean complex and would recommend to anyone!
I have lived at Park Avenue apartments since 2012 and over the years I have seen the improvements they have made to the property which (sadly) justifies their rental increases. The management is friendly, courteous, and extremely timely. Any request I have ever submitted has been handled in 24 hours or less. Let me be clear, Park Avenue is nice but it is not "luxury" living. The gym is small (and has proven very difficult to get into since the door has been randomly jamming for months leading me to abandon all hopes of fitness when I don't want to go on a run outside). The gym, although small, does do the job - it has a treadmill, two bikes, one elliptical, one stairmaster, and a multipurpose weights machine. In addition a dry sauna is there. Honestly, no one is ever at the gym which is great (when I can actually get into it) for someone like me who wants to do a little bit of everything. From the two apartments I have lived in the style isn't modern Linoleum floors and "wood" counters and cabinets - you get what you pay for at Park Avenue. The apartments seem homy to me which I like. Washer and Dryers are included which is an excellent perk for someone who likes to randomly wash her clothes at midnight or six in the morning. In terms of safety, I don't think I have ever had any concerns except for paranoia induced by watching a horror movie. I run through the surrounding neighborhoods alone and have never felt worried for my safety. In addition, the complex has a security guard who is around from like 10 p.m. to 5/6 a.m. which is nice. I would say the location of this complex is great. When I attended USF getting onto campus was easy peasy. One left turn onto fowler and the next right and bam I arrived. In addition, plenty of food places nearby (like super close). I love, love, love that Publix is one street away (Park Avenue is cinched between 50th and 51st which Publix lives on 52nd and 53rd). Park Avenue is a wonderful place to live. There are nicer more luxurious apartments, but I think maintenance and management really make this an excellent place. I'm afraid to move because I feel as though I honestly have been quite spoiled. We shall see if next years rent doesn't increase by toooo much!
Looked at apartment and was not impressed. The size was not tree to size indicated in ad. There is no real dining room , not able to fit a dining room table. Did not rent this apartment
- staff is extremely rude after you sign a lease - lots of kids - high crime area - noisy neighbors, you can hear through the walls - lack of parking in front of your building - gym has no weights - appliances are old and faulty - cable and internet run by an out of state, unreliable comapny - 50th street is noisy, and brings in unwanted guests
