- Packages have been stolen 2x from me, and many more times from other tenants (nothing has been done) - Apartment was half finished being 'renovated' at time of move-in - Hard water - Old management would delete reviews - Packages from Etsy and Amazon have issues finding/accessing the locked mailroom leading to delivery issues and delays - Water and Wifi turn-offs with little to no notice, sometimes for many hours - Thin walls and loud appliances - Smells from other apartments will somehow travel through the AC into ours (our neighbors often smoked inside) - Dog poop everywhere outside - Forced to pay a trash valet fee despite every floor having a trash chute - Parking is annoying if you don't want to pay 30-60$ every month - Everything breaks

I am here to share my experience at the Park Capitol apartment since my last review was deleted, I am assuming by the management. I would not recommend this apartment solely due to the attitude of the management. When I first moved in, the cooler was not working, the internet has not been set up (the internet company had to come in and do a construction), the room was not cleaned properly (pee stain, bugs in the fridge). I was also accused of not payment my rent for the first month. If I have not taken a picture of the check, I don't know how I would've have defended myself. Once I thought I settled in, apartment started to flood due to a crack in the wall, so whenever it rained, my room will be flooded with nasty rainwater. I addressed this concern the management, but it took a couple flooding for them to even take this matter seriously. Since the parking lot was under construction, I was told that it will be done by August 2022. Now it is February 2023 and the construction is still not done. Since there are not enough parking for all the residents, people are parking on the street and getting tickets left to right by the city. When I was out of town for 2 days, my car was towed by the city and had to pay $500 to get back my car. I addressed this concern with the management, and the response was it the city's fault and not their responsivity. On top of that, the construction noise all day is unbearable. The overarching theme I get from the management is lack of professionalism and care about the resident, especially from the Community Manager. I am already looking for an apartment to move in although my lease is not done yet. I would not recommend this apartment.
Laundry facilities have been out of service for close to 4 months and the management gives no feedback on when this will be fixed. They go through management and management companies pretty regularly. Parking spots that residents pay for get taken by non residents pretty regularly. Residents are forced to pay for Internet service that is overpriced and there is no option for a different company. Forced to pay for trash valet even if you don't use it. There has been construction going on at this location for close to two years. There used to be a pool but that has been removed during the construction. The only plus or up side is the location but there are other places in the area that are better priced.
pros -good view (upper floors) -excellent location cons -poor management communication (barely answers emails) -badly renovated apartments (peeling paint and messily installed appliances even down to the door installation) -mail service that doesn't work so your packages lie unsecured in the mailroom - office hours seem to be a suggestion also if you work full time you'll have to take time off to get any visit in and when you do they might have left early for the day. -parking is a mess with one parking garage being fully closed for alleged "repairs"
Great community, staff goes beyond to accommodate the tenant's needs.
The community is clean and quiet in a beautiful location with little road noise and good access to trails/outdoors. Community management could improve when it comes to responsiveness to calls/emails.
Love living here, love the community. It is a goo community to grow in.

So far I have loved living at Park Capitol. The location is amazing. Walkable to pretty much anything you need. The pool is great and the gym is well equipped. Our unit was nice and clean when we moved in and is the perfect size/layout. We love it!
The location is fantastic - easy walking distance of downtown and the Capitol while being tucked away in a quiet neighborhood. Also within easy riding distance of a couple great mountain bike trailheads in City Creek Canyon!

Apparently the management of the complex used to be horrible, and that is hard to believe because I have had no issues and I appreciate how professional all the staff has been. The leasing office staff/complex management are friendly, welcoming, and quick to help, and maintenance has been nothing but impressive with responding quickly to maintenance requests and doing so in a professional and timely manner. Not a single complaint comes to mind.
I would a lesser rating if it was possible. Its been 4 months since management hasn't installed a fan in my bathroom or my kitchen, which they were supposed to do by the first week. If you bring it up to the manager, they'll tell you its because "management just hired or fired maintenance guys". They'll rather let you our of your lease without penalties than fix the issues
The location is fabulous, and the prices aren't too bad for the area, especially given the size of the apartments. For that I would give it 5 stars and wouldn't change the fact that I live here. The other pro is that they have been very timely with repairs that needed to be done. I have, however, been disappointed in a number of things in this apartment. First, the air conditioning works well, but it is so loud it nearly shakes the apartment. Second, the main manager is very knowledgeable, but her assistant is not. She left out a number of important details when we first moved in (giving us a laundry card, letting us know our real address, etc), and many of the things we were promised (covered parking), were not given to us despite us paying the fees. Finally, the walls/floors are very thin. Luckily, we have quiet neighbors, but one of them has two dogs and we hear them constantly.
