Cheesman Park gives residents a place to call home within walking distance to most amenities. This calm, laidback residential area is best known for its namesake green space known for its large grassy lawns, shaded jogging trails, and neoclassical marble pavilion with dazzling fountains. You can find live performers and diverse, inclusive cultural events throughout the year here. Cheesman Park is home to the Denver Botanic Gardens as well, attracting locals and visitors to view gorgeous themed gardens.
One of the oldest neighborhoods in Denver, the large residential homes and mansions of earlier days have given way to towering high-rise homes with views of the Mile High City and charming apartments in mid-rise buildings. Cheesman Park is one of the most affordable neighborhoods in Denver and offers a great location. There are several cozy coffee shops, cafes, and craft-cocktail bars surrounding the neighborhood.

Property Ratings at Park Cheesman
Best views I found parc Cheeseman by driving by and was shown lovely 2 bedroom apartment by Autumn. Building is beautiful with great amenities and location is to die for. Autumn has been so helpful in helping me with all my questions, even letting me come back to look at the apartment again with my son . She is calm and so professional and not a hard sell at all . I am looking forward to moving in next month

Thank you for your review. We're overjoyed to hear about your positive experience with us and that you're looking forward to joining our community. It's wonderful to know that you found our location, amenities, and the assistance provided by Autumn to your liking. Should you have any further questions or need assistance as you prepare for your move, please don't hesitate to reach out. Sincerely, Park Cheesman Management Team
The management of this building is very poor. The front door lock has been broken for 6 months. The reason given by the building manager is that they can’t find someone to fix the door that works with Butterfly. I doubt this is true, but if it is, it still makes no sense. It’s more important to have a working door lock than to have the butterfly system. Anyone has access to the building which is a major security concern. I want to point out that Autumn is polite and this is not her fault. The property is in general disrepair and dirty. No heat or AC in the gym. Unacceptable level of mismanagement in what is considered a “luxury” building. This feedback won’t matter as the concerns of residents do not matter to C&W. The biggest response from management came when someone posted a letter in the elevator. Priorities are very skewed here.

We're truly sorry to hear about your experience. It's important to us that all residents feel comfortable and satisfied with their living environment. We understand your concerns about the door lock and the overall condition of the building. We assure you that we are working diligently to address these issues. We invite you to visit our office to discuss your concerns further. Sincerely, Park Cheesman Management Team
I love this building and the location. However, management by Cushman & Wakefield has been very poor. Right now, there isn't even a management team for the building...the most we have in terms of management is an unresponsive AI Robot named Ellie. The maintenance team puts a lot of effort into this building - with little support from Cushman & Wakefield. Would love to see C&W devote attention and resources to the building. Simple investments, such as getting building's window's washed have not occurred in years.

I have nothing but good things to say about Park Cheesman. The staff is friendly, maintenance timely and you cannot beat the location. In 10 years living in this city, this has been by favorite residence thus far.

Thank you for your high praise! We're overjoyed to hear that you've had such a positive experience with us and that our location and timely maintenance have added to your satisfaction. Your kind words truly mean a lot to us. Please don't hesitate to reach out if there's anything we can assist you with in the future. Sincerely, The Park Cheesman Apartments Management Team
The resident experience is awful here. Lots of problems in the building. No AC in the gym or laundry room. Staff from the management company are not on site consistently. Residents seem to be very disgruntled in general. The amenities, service, and resident experience do not match the high monetary cost of living here. On the positive side, the neighborhood and location are fantastic.
The air conditioning is currently out throughout all 75+ units of the building during the worst heat wave of the year and has been broken for 4 days. The temperature is literally 85-90 degrees in the units. Building management has not been onsite on Saturday or Sunday to address these concerns (they aren't onsite on weekends or holidays) and are off enjoying their weekend. Given the 100+ degree temperatures outside, this is a situation where the management team should have been onsite finding a solution.

Ac has been broken 3 days during the heatwave of the decade. Terrible communication throughout our stay but this is the worst. Fine apartment units but very questionable management.
Property Manager at Park Cheesman, Responded To This Review
Thank you for your feedback! Our maintenance and office team worked diligently to resolve the air conditioning repairs as quickly as we could with the assistance of our local vendor. Parts did need to be ordered and this caused additional delays to the repairs. We thank all of our residents for their continued patience during this process! Should you need anything additional please reach out to me directly at parkcheesemanmgr@cushwake.com.
We just recently moved into the Park Cheesman Apartments. We love our new place. It is very quiet here. You cannot hear any of your neighbors between the walls or floors (they are concrete). The building vibe is laid back and relaxed, and not too busy. And, the best part, you can walk out the back door right into Cheesman Park without having to take your pup onto the street!

Sincerely, The Park Cheesman Apartments Management Team
Really enjoy this property. Even though it’s an older building with some older systems, it’s got direct access to Cheesman and pet friendly. View from the 10th floor is phenomenal. Maintenance is very helpful.

Thank you for your 5-star rating. We're delighted to know that you're enjoying your experience with us, especially the direct access to Cheesman and our pet-friendly environment. It's great to hear that you appreciate the view from the 10th floor and find our maintenance team helpful. If there's anything else we can assist you with, please don't hesitate to reach out. New management company seems to be having a tough time getting things done. Feels like there’s a list of things that are issues and all they do is set up the next book club
My biggest complaints are that the AC/heat in the gym has been broken for several months and the washers/dryers in the laundry room need to be deep cleaned (including the dryer vent ducts) and then cleaned regularly. The washers smell moldy and are usually full of other people's dog/cat hair. The dryers rarely dry clothes all the way and always leave them covered in lint.
Love this place. Conveniently located, beautiful views of the park, quiet in the apartment, and pet friendly! Perfect living space for me and my pets.
I used to love living here before the cardinal group took over. Now I’m being charged for the random things like the AC in the lobby and their offices.
So far our experience has been great! Na’Kesha and Mark have been super helpful, accommodating, and kind through our whole moving process. The whole thing went super smoothly and our apartment unit was very clean and ready to be moved in. They are very on top of it!
Just moved in! Love the size, location, and management at Park Cheesman! It’s going to be a great initiation to living in CO! Living on the park is so great for deep breathing and my dogs love it here.

I’ve actually met really cool residents hanging out in the rooftop lounge and in the gym here! I also love my neighbors and have had great experiences with my leasing managers :)

Overall great location and neighborhood. Not the most quiet, living right on the park, but it's a worthwhile tradeoff. Parking on the street can be a nightmare though, and it sucks that you have to pay so much extra for a spot, but that's pretty much anywhere these days.

Friendly community. Great work out room and gathering room. Would like to have a different laundry room company manage the washers and dryers. Also handicap pads coming and going at all main entrances.

I love the neighborhood but rent is very high. The amenities are nice. You can buzz people into the building from your phone. Close to Cheesman Park.

Hello Anonymous User; thank you for leaving this detailed feedback about your experience with Park Cheesman. We appreciate you very much for sharing these comments.
Do not rent here. We have had no heat the entire winter, and although management has tried little band aids to fix it, there has not been a resolution. We have had to resort to sitting in the bedroom 24/7 with a space heater going. Plus, when we moved in the apartment was not clean, with 50+ dead bugs all over the floor. Save yourself the headache. Rent elsewhere.
The location is great. The amenities are decent. A pool table, and a minimalistic gym. The building is wired for Starry and Xfinity. The penthouse, where I live, is fairly quiet but often reeks of cigarettes smoke, coming through the shared ventilation. My unit does not have working Starry (thanks to a wire being cut somewhere in the walls) and therefore I have to pay 2x for Xfinity as they refuse to fix it. Maintenance team is overworked and therefore rarely gets anything done. I’ve had a ticket for 6 months to fix a cracked mirror, which is a safety hazard, and they have done nothing. My motorcycle was also stolen from the basement parking, and they took WEEKS to provide footage to the Police Department. There are regular thefts in the storage and basement areas. It’s a nice area, but I’d opt for a better apartment complex facing the mountains if I could go back in time. Cornerstone has ruined this place.

We are sorry to hear that you have not enjoyed your experience living at Park Cheesman. Smoking inside of the building is strictly prohibited and we are doing everything in our power to enforce this after receiving reports of the building smelling. We have not received any work orders or complaints regarding the WiFi, but would be happy to reach out to Starry on your behalf to get it fixed. Our maintenance team is greatly appreciated and does a wonderful job of addressing all work orders in a timely manner. We apologize for your work order having gone unanswered for 6 months as this is unusual. The mirror doors required for the replacement were backordered due to supply chain issues, but we saw that they were replaced for you today. In regards to the theft, we look through hours of footage in order to find video of a specific incident. We are sorry that this took longer than you had anticipated. We will be installing new security measures including a new garage door, new garage code, updated access details, and a better surveillance system. We are also taking bids for courtesy officers and night patrols. Hopefully these additional measures will prevent theft from happening at Park Cheesman entirely. Please reach out to us directly if you have any questions or would like to discuss this further.
