Property Ratings at Park East
I have resided at this location since August 2022, it has been through 3-4 management changes and none have been helpful to its tenants. They only care about taking more money and not tenant safety. Current management are very entitled. It is very dirty in the halls and smells like trash. They do not properly maintenance requests or concerns. Since they do not offer single bedrooms they randomly match tenants and I was placed with a psychotic roommate and their only response was for me to move and used a personal business as a reason for them to try to terminate my lease. Overall, the front that the apartment shows is fake and you’d be better off at another apartment. Lastly, the homeless roam around freely and the “security” only monitors tenants from having friends over.

This place is in horrible conditions almost every gate is open, garage gate, door handle there is poop and spills in hallways, one out of two elevators works. This place speaks about who the owner is. I’ve been here for about 2 years the owner just reads reviews and does nothing to fix issues. Only good thing are the rooms and private bathroom.
STAY AWAY, AVOID THIS PLACE AT ALL COSTS awful management, awful safety, awful maintenance, awful mail system, awful move in. non sanitary All of their good reviews seem to be from giveaways and not actual experience. To start off, one of the biggest issues here is safety. They’re going to say that crime has no address, but this place opens their doors for crime and does not try anything at all. The gates are constantly left open or broken, both around the building and in the garage. None of the doors are locked, when they should be taking advantage of keys, it’s all already there. In my 1 month living here my vehicle has been broken into while I went inside for 30 minutes in the “gated and surveillance” garage. Park east has not wanted to cooperate with that or anything else. Yesterday I witnessed a man that was going door to door on vehicles trying to get in. On top of that random people that are not tenants here have walked through the halls, in the garage, knocked on our door. Second the building is disgusting. There’s constantly a smell of trash that is suffocating, the hallways have never been swept or dare I say mopped. Mold growing in the ceilings, cracks and holes everywhere, signs not hanging, lights out. They have had more than 2 elevators down for over a month and don’t care to call someone out to fix them. The maintenance here will take 1-2 months to process your request. Upon move in our unit was not cleaned, still had trash and items from the previous tenants. It was filthy… also at move in we were given a key that did not work. Still to this day we are trying to get them to do something about that key. Every time we go down to the office they give us the exact same excuse. That their system is down or they are missing a part that is being mailed, and that we should come back the next day. That has been going on for 3-4 weeks. It is unsafe and extremely annoying to swap keys with your roommate constantly when you do not have the same schedule. The mail system is absolutely awful, they lose your packages after they’ve been delivered, give you very minimal hours to pick things up that not a lot of people can work with. Take your Id???? When you have a literal confirmation email. The place is in constant “renovation”, but no one is ever working and it’s been the same way since last year. Management does not care about this place. Every time I go to the office I see someone with valid complaints that the staff gets upset with.
Really awful place. Unorganized package system. They took my girlfriend 's ID proof when she went to pick up her amazon package. They took 25 mins to find the package and you won't believe this, they lost her ID! Totally irresponsible leasing office. When we approached the manager's office to discuss it, we were called a LIAR and that their employee never lost the ID. On showing email correspondence that refuted the fact, they admitted that they did lose the ID. Awful customer service response and no sense of responsibility on part of their team. Only looking to pass their blame on to others
This place is absolutely horrible, the management company has completely gutted me on move out cost. I lived in this apartment complex for three years and had to deal with rat infestations, loud and obnoxious neighbors that scream at night (management didn’t care), and all the gates are broken you can quite literally walk in without a key. When I finally did move out they charged me over $650 dollars in move out fees including the cost of a new mattress that was used for three years by a 6’2” 215 lb man, and had cheap springs that broke. Everything about this place looks good on the surface but this place is absolutely horrible and the management company, cardinal group, could care less about their tenets or having reputable business practices.
this apartment is in one of the most dangerous parts of Lubbock and the apartment gates hardly ever work. They are 90% of the time propped open or just don't lock. My car got broken into IN the parking garage because the gate stopped working for a week. The lights are out in the stairwells and we had a homeless person sleeping in the stairs for like a week. They say they have events for students but the buildings are such a long haul from each other that it's not even worth it. I never used the pool or the gym because they looked so dirty and my mail continually got stolen from the mail room. when I moved in there were bugs in the fridge and the room was generally disgusting. the office is managed by students and they are really left out to dry with little to no help from the actual office people. this apartment is so expensive for what you get. this place is NOT SAFE. People got mugged outside and I heard gun shots at least twice a week. Thats all part of living in a big city, but for the gates to not work the ENTIRE time I've lived here is a little ridiculous. They also decided to redo the floors in the hallway on a random Saturday, put xs on our doors in tape and told us on the day of that we couldn't leave for 5 hours. I had to go to work so I had to ruin a pair of shoes.

This place sucks everything about it suck’s. From unwanted fees to no internet connection this place is disgusting. The people running it should never even had a job in the first place. run away as fast as you can.
It’s a beautiful unit with a swimming pool, outside volleyball field, and tables. Also, there is a free garage that’s helpful.
I got a tour on the place it is very neat staff friendly great amenities
These people do not care about your privacy, lease, or safety. They take zero responsibility for anything that happens with their staff or contractors. The only time they will give any attention to your issues is if you hire a lawyer. I’ve lived many places, but this is the absolute worst. Everything is broken: elevators, doors, safety gates, etc. If you want to live somewhere safe and with competent management, then this is not the place for you.

Do not live here. I’ve been here 2 years and even under the new management it’s still awful. -room was filthy when I moved in, dirty hallways that smell awful and the stairwells and outside areas are covered in dog poop -Walmart carts EVERYWHERE and the gates to get in do not work. they have been broken for several months, before that it took 10+ tries to get it unlocked. Now they are propped open with a rock so anyone can get in. -There was a literal police car chase through the dog park where both metal fences were knocked down and broken glass and the gate from the fence remained in the dog park for over a semester -my roommates cars got hit by the gate in the parking garage but they said the cameras “weren’t working” and refused to pay. -The electricity bill was crazy high and noone in the office could provide proof of the bill. -office staff is rude and does not care about your problems. They do not respond to emails and are condescending on the phone. -fire alarms go off too frequently, including when in a SEVERE THUNDERSTORM and were forced to stand in the stairwell with our two cats for over an hour while it poured rain. -Our AC went off for several days in June and staff did not rush the maintenance request. -Our garbage disposal was clogged for almost a week we had standing water and food in our kitchen sink, when we called numerous times and put in multiple maintenance requests we were told it was not an emergency and “we have other sinks to use”. So we washed our dishes in bathtubs all week and the kitchen reeked. We had to scoop out the filthy food water because the smell and sight of it were horrendous. -Someone threw up or something in their trash can then stole ours and replaced it with their filthy one and another person banged on our door at 3am multiple times (no one came to check when we called) -The building is cheaply made, when it is cold, my roommates wall that faced the outside would condensate very badly because of the poor insulation, and we can hear every word the people above us say -The apartment smelled like weed so many times and when we called they did not care -We had to replace the batteries in every single smoke detector ourselves because they would beep once a minute and maintenance did not come -the wifi was very spotty -There is always trash piled up so high in the parking garage and the lights do not work in most of the stairwells. -The elevators hardly ever work in the building and in the parking garage.
Wifi sucks. Dog poop everywhere. On time They posted rent late and charged late fees for it, they said you should’ve still paid even though it wasn’t posted. They changed management and just charged $60 to our accounts for no reason at all. I called about it and the dude said “ you still have to pay anyways”

This apartment is by far the best I’ve lived in so far. They do random, but fun, things throughout the year to get to know their residents and make sure people are enjoying their time living here. There back to school week is also fun and enjoyable. Highly recommend touring this place and calling it home!

The management does not care about the tenants. I had many issues regarding illegal activities roommates were doing and they just brushed it off 3 times
Had mail stolen from here. Parking garage is dark and has no cameras. Homeless people all around building. Scanner to get inside off the street doesn’t work more than half the time. Major safety hazard. Manager is now charging $ for parking in the first two floors of the garage, but does no repairs. Elevators are only on one side of the buildings so if you’re on the other half, you either got to walk all the way around for the elevator, or take the stairs in the freezing cold. Cool place to live aesthetically but I have high living standards. Edit: Also, I signed a lease for a two bedroom with a study, to find out ONCE I GOT TO LUBBOCK that i would be in a 4 bedroom with two of the rooms looked. Major difference. Plus, the gate closest to my apt has been smashed in for a week with no maintenance done to fix it.
Apartments very well taken care of, amazing services and very quick to answer maintenance requests, incredibly friendly and funny staff. The pool is pretty cool and they have 2 gyms, which is great if you want to avoid crowds like me. They're the most dog friendly complex I've seen in Lubbock: 2 dog parks!
My worst year of college was the year I chose to live at Park East. I originally signed at 18nineteen although when Park East took over I started experiencing a lot of issues. Maintenance was always over with no notice. The WiFi is absolutely horrible. There was always dog poop in the hallways and around the complex. It always smelled really bad in the entire complex. My roommates and I had many disagreements which I tried to settle with management, although no action was taken and I continued to live there. I ended spending most of my second semester at my friends house it was so miserable. It is very similar to the strict rules of dorm style living, the type I was trying to avoid. Overall my worst experience at an apartment complex in my 3 years at Tech. Definitely would not recommend to a friend.
This place is pretty sweet. The guys who took over 18Nineteen fixed a lot of prior issues around here. The new gyms are awesome. There's two dog parks, one between each building which is really convenient. The pool is lit. Just renewed for the bedroom with separate, private study rooms which is going to be really sweet. Been here since the beginning and it's been a ride for sure.
