This apartment complex seemed like a great fit for me, as it was my first place for myself and it was very close to my job. The price was low and for a recent college graduate, I liked that the most. Now looking back, this was one of the worst decisions I could have made. I moved in only two months ago, and since then, my friend's car (a visitor, who was parked where the staff had INSTRUCTED visitors to park) was STOLEN. The staff did absolutely nothing about it and even told me that they don't have a single camera in the entire property, including their leasing office, which I find to be very naive and inconsiderate of their tenants' safety. After this happened, I never felt safe in my own apartment nor even walking around the complex itself. Just this week, I heard about 4-5 GUNSHOTS happen right outside my balcony and was so afraid that I packed up my things and left. All in all, the neighborhood that this complex is in is very unsafe and the staff is some of the worst people I've had to deal with in a long time. Please reconsider living here, as I wish I took more time to do my research and look at other places. Sincerely, A tenant who's about to break their lease early!
STAY AWAY! You could be a model tenant for over 1.5 years - if your circumstances change and need to terminate your lease early, they’ll try to charge you a ridiculous amount of money in fees where is cheaper to pay for an empty apartment. It’s a shame with everything going on with Covid-19 that these businesses just want to squeeze every penny out of you and don’t even try to help. Find somewhere else to live.

I moved to this apartment complex in 2017 when it was under the old property management. The experience was a negative one due to poor management and the overall lack of customer service. However, the new property owner that took over the next year under the name "Ivy Urban Living" has done so well at improving the living experience here. Lauren, Juan, and Selena have helped me time and time again with everything from Payment Portal troubleshooting to apartment unit transfers over the years. They're eager to help you find solutions to any issue or problem you might be experiencing. I just signed my third consecutive lease here at Ivy, and I'm happy to continue calling it home. Ever since I moved to Dallas in late 2017, I've struggled to find any other property that appears to be a better value than this one. It is not the most luxurious place in town obviously, but it provides lots of neat amenities for the price you pay (Gas grills at both pools, small and simple Gym, Dwelo smart-apartment application, Recycling pick-up, Business-speed wifi that is perfect for WFH). Any maintenance request I've submitted over the few years has always been taken care of quickly and correctly. Pros: - Rent price, amenities, overall value - Proximity to everything that Central and East Dallas has to offer - Dart Train stop under City Place tower - Respectful residents - Great leasing office employees Cons: - parking often fills up quickly - parking lot gates are sometimes broken, leaving them open for long periods of time

I have nothing but good things to say about this complex, especially the management. Lauren, Selena and Juan were always attentive and did their best to help me out in more than a few situations. They were always easy to reach by phone or email and work orders were always address and resolved in a timely manner. Unfortunately I had to move for work to Houston but even during that process they were extremely helpful and made things easy on me. The refurbished grill and pool areas are really nice and you'll often find many in the community out there enjoying themselves on any given day. The community is a good mix of people from all walks of life too. Young professionals, families with children, etc. I've only ever had good encounters with my neighbors while I was there. If I had to name any drawbacks it would be the parking situation, having a limited number of free resident spots within a small gated area while often alot of paid covered parking goes unutilized. Guests had to park in the limited areas along the street which sometimes got crowded but it really never ended up being too much of a problem. That may just be part of living this close to downtown. Anyway it may not be resort living but Ivy Urban was a great place to live and great value for the location and amenities offered. I would definitely recommend someone looking to rent if you're looking to live and work reasonably within the city.

I have lived at this complex for about 2 years. The first night I moved in, my car was broken into. I should’ve known what was to come. My car has been broken into 12 times over the course of the two years. I stopped keeping anything of importance in my car, but the papers in my glove box will be thrown all over the floor after it has been thoroughly searched for anything valuable. The complex does nothing to solve this issue, while also leaving the parking lot gates broken for days at a time. The gates are more often broken than they are working. The price may look good, but I can assure you, it’s not worth it. The laminate floors are so old and dirty, that even after countless mopping, my feet still turn black when walking on my own apartment floors. Pipes have broken and caused flooding on multiple occasions. The kitchen sink, the garbage disposal, the dishwasher, the A/C, the bathroom pipes, have all broken and leaked. My car being broken into and the constant leaking isn’t even the worst part of this complex. The worst part is by far the management. The management is constantly changing, therefore, the new people in the office never seem to know what is going on. My leasing contract is different than what they’re currently offering with the new management, and they seem to forget to follow the past lease terms. The manager and the assistant manager are never on the same page and will tell different answers to the same questions. It is very frustrating and a toxic place to live. Your home is supposed to be your safe place, not a source of stress. Stay far away from this complex.

Such and incredible environment to call home. Ever since I signed my lease last year, I couldn’t be more happy. The community is very friendly and everyone says hello. The apartment management takes care of your unit issues in a very appropriate timing. The environment had been very healthy ever since I moved. Couldn’t be happier.
Ivy Urban living has been a great experience so far! My roommate and I moved in May 31st, and although we have had a few ups and downs (Like a flood from the apartment above us, and some issues setting up Dwelo) This leasing office has taken Resident care to the Next Level! The night our apartment flooded, we found out that a new resident above us had accidentally busted the waterline (oops) and we got all the water at 11:30pm on a Saturday.... Now seriously, how often do you hear about apartment maintenance taking time out of their Saturday night to bring mops and towls to help you clean up the leak? Almost Never! But the 24 hour maintenance crew at Ivy was at our apartment within 30 minutes of our call with towels and mops, and even stayed around to help us clean up the water. It can be very hard to find staff members that care about the comfort of their residents for more than a rent check, and these leasing agents and maintenance crew 100% set a high standard for the rest of the complexes. Thank you Ivy for always being on top of it. And a special thank you to Juan at the front desk, this guy seriously deserves a raise. Not only is he always near the phones or ready to help when you have questions or concerns, but if he missed a call he actually makes it a priority to call you back. Blown away by customer care, and look forward to living here the rest of the year!!

So from the beginning we were promised many amenities in our apartment that we did not receive. Then after dealing with that we find out the office lady (who is no longer there THANK GOD) told us the wrong dates so we were left without an apartment for an extra 1 1/2 months. Ever since they fired the old office girls the place has really gotten so much better. The crime that is directly affecting our property is very concerning. I haven’t seen any patrols but hopefully they change that soon. Otherwise I do like living here. Noises are minimal, pretty quiet unless your neighbors are loud.
Moved in here recently. Was a good experience to start and Marilu is extremely friendly and helpful. The apartment itself is actually fine as well. However, this review goes out to the management/maintenance that have allowed me to live without a functioning AC since April 20th. It's May 6th currently. They've come a few times to fix it and nothing has worked. A leak sprung in my wall and ruined a picture I had in a frame, though! They also left my bathtub completely dirty after working on the AC in that room. Tonight, I came home to cook dinner and the electricity for my apartment went out because the portable AC and microwave at the same time were apparently too much to ask.
Maintenance is prompt when submitting a request. Leasing office is quite the opposite. They have different answers depending on who you speak with regarding everything from parking issues, package delivery, and move in/out procedures. Even during office hours it is difficult to have someone respond in a timely manner or at all.
I would recommend to STAY AWAY from this place. I lived here and had a gun pulled on me and pointed at me. A week later, the same happened to my spouse. We filed two police reports and provided them to management. Management did nothing and claimed it to be hearsay. Because they did nothing, we terminated our lease early and moved somewhere else. Management charged me $1,662.68 to break my lease early despite these safety concerns. We broke the lease because they failed to provide a safe environment for their tenants and refused to remove a threat. STAY AWAY from this place. They only care about money. We were good tenants, always paid early and took very good care of our apartment (evident that they did not take any security deposit from us for apartment damages only to break the lease).
I have lived many of pleaces and this place is by far the best, they are not out for your money. My rent has not increased very much from year to year my neighbors all know eachother. I cant believe the people that are exaggerating about their place being in rough shape. In my opinion itrs people not taking care of them. I was in the office while someone was yelling at the manager about their toilet being clogged because their son threw a diaper in the toilet. The manager is always nice and fair and I have never seen him get mad at anyone. Christian is also a helpful guy. He has helped me get things explained when I was unnawair of things that I didn't know. I am please with the guiys that are running this place and couldn't thank them enough for all they have worked on and done for this area. I thank Mathew for painting the box outside my apartmnent it makes my place look good.
This is a nice place to live, more bang for your buck in uptown!
I have been a residence at Park Gates for about 7 years. During my time here there has been high points and low points for this community. The individual managements that have manage in the past and present have had their battles. Some have been successfully won and others are an ongoing process. Some new things that have improved are the gym, texts messages regarding bills and package pickups, the parking system (plus cover parking) and Crime Watch Awareness meetings. Other improvements are the onsite courtesy officer and additional officers during the Winter Holidays to prevent crime. There has been a beautiful face-lift for the community and I hope to see the beautification carry over into repairs of the sidewalks and gardening of the grounds. Amenities I feel that could improve are the grounds washateria facilities and the computer business center. The gating system is an ongoing project that I feel is partially the resident's problem. Residents continue to damage it which leave the parking lot venerable to theft. When those who break the gate are held liable? The remodeling of the individual apartments have added value to me staying here a little while longer. Over all I look forward to continuing to live here until I purchase a home or it becomes over priced for its value. My personal opinion is that this is great Uptown central location for young couples, singles and people who work downtown.
The other commenters have exaggerated quite a few of their claims. I've lived here for a year now and was here when there was a change in management Fall of 2015. Every single work order I've put in (which has only been 2) has been addressed and fixed within a day. Unfortunately, wear and tear is expected no matter where you live, but PG has been efficient at addressing ours. As far as the theft concerns go, because of the location being so close to downtown, there will be issues of theft. This occurs in every major city and has nothing to do with the apartment complex. PG has been partnering lately with Dallas PD and has contracted patrol units to sweep the complex several times per day. Management truly does care about the safety of it's residents and they are doing many things to deter crime, including several crime watch meetings per month. The parking gates have had a few issues, but ONLY because cars have ran into them. The gate company, however, is usually out within a day or two to repair the issues. As far as the parking issues, guests are no longer allowed to park in gated areas and must park in the street. Why?? Because this allows RESIDENTS to be guaranteed a gated spot. City complexes offer limited parking due to the constrained space, so this is to be expected. I would much rather force guests to park outside in order to free up space for me, since I actually pay to be there. In regards to the "unexpected" charges, the leasing agents go over EVERY SINGLE CHARGE before signing your lease. It was made clear that you have to purchase the cable/internet package with their contracted provider. If you don't want to pay for that, move elsewhere. The choice is yours to live there and pay, or don't live there and don't pay. It's not that complicated. In closing, don't believe these ridiculous accusations when it's only one side of the story. Choosing to live in the city has pros and cons and has nothing to do with lack of action on Park Gates. I like this apartment so much, I'm actually renewing my lease for another year. It can't be that bad if I'm choosing to stay :)
DO NOT MOVE HERE !!!!! I am a resident and this place is BY FAR the worst place I've ever lived. It's hard to live in a place where you have to watch over your back every time you step outside to walk to your car, mailbox, pool etc. etc. (Several Robberies at gun point this year as recent as last week). Once there's an issue don't count on it to get fixed, or tended to in a timely matter. This could take up to several request. Every week another tenants car is broken into. Parking Lot gate is ALWAYS broken and never closed for some reason. Christmas time is the time were the robberies really start happening at your car so be careful. Mold in your room window seal and also bathroom. Summer time the local neighborhood kids from blocks over invade the weight rooms, jump the gate to get in both pools. It's a complete mess. The only positive is the convenience/location to downtown/uptown. PLEASE look elsewhere, not worth the cheap rent.
I have lived here less than 2 months and have had a HORRIBLE EXPERIENCE. I was told I was signing a lease for a 1st floor with lament wood floors - Move in day I'm on the 3rd floor with carpet w/ stains, patio door doesn't shut, dark and awful. They "accommodate" by moving me to a 2nd floor & saying they will pay movers to move me to a 1st floor, when or IF that EVER HAPPENS (it still hasn't & the office seems to have forgotten) They have changed the ability to park w/ visitors. I have had 2 cockroaches in my apartment. It took 2 months for maintenance request to be filled. I was also told upon signing my lease that ALL these things are included, a month in come to find out they are not. They are trying to charge me $89 for cable & internet that I DO NOT USE! I have my own provider. They say its in the contract & that they have a contract w/ this provider- however I have NONE of their modems or cable boxes or equipment. SO what are they charging me for - is the apartment just keeping that money?! NEVER LIVE HERE - for the price you think you are getting will raise and you could live some where WAY nicer.
The place is nice and I love living here. However they decide to charge a high amount on almost everything, and the dumpster is rarely emptied. They're very attentive with any work order, and keep the property fairly clean. Mostly friendly staff. I love the newly renovated apartments and am enjoying my time here so far.
